    02/22/2024 was charged 2000 in damages and a buyout totaling 5400. This was after promised that I wouldnt be charged. To top it off, I was cussed out and hung up on by the propert y manager **** when I called to confront him about it. Parkview apartments in *******, **. Dont even get me started on the health hazards and building safety. Cant even pass code. Black mold, mice

    According to our property manager, you were told that there would be no cleaning or damage charges if the apartment was left in a relatively clean condition. This is our standard practice - if units are found to be in a relatively clean condition upon move out, no cleaning or damage charges are added. He was disappointed to find that this was not the case when he conducted the move-out inspection of your unit. Attached you will find a copy of the move out charge sheet breaking down the costs and photos that were taken of the unit after you moved out.

    I am rejecting this response because:

    How does it take 20 labor hours to clean a living room and kitchen? It doesnt. And all this was after I was told months ago the lease would be transferred from my name to a new tenant. I havent lived there in months, my ex wife left the place and I got stuck with the cleanup. I live over an hour away and work 12 hour days. Every day for weeks I drove down to move all the furniture and belongings that were left behind out so yall wouldnt have to. I know yall arent managing the place come the first but dang you dont even know what I did go through to make it as reasonable and easy for yall as possible. To hit me with 20 hours is bogus because I know it doesnt even take that long to move and clean that tiny a** apartment. Good job trying to tax people on the way out. Prolly why you dont manage it anymore. Either way, this is absurd and I will make it my only objective to make sure no one rents from this place. Ive blasted it all over social media and every platform possible.

    This is the second complaint I have made against this company and its agent in less than a month I was in agreement with the response from the company in the previous complaint dated 1/2/2024 HOWEVER the statement the company made regarding the issues included a statement that the onsite manager would be compliant and aid me in the exit process and nothing is further from the truth! Also the original complaint included details and complaints against my upstairs neighbor That issue has NOT been resolved. I have made a complaint with local law enforcement regarding the noise violations I was told this person would be issued a citation but whether that has happened or not I am not privy to The issue is that the noise complaints to management and to the tenant himself are being ignored Proof has been provided as requested by manager but it is not only not stopping It has escalated I feel this is possibly retaliation from this tenant I have found a place to move and I can do so now Previous response assured me NO repercussions or extra fees. I just want reassurance that the only thing that is going to be addressed once I vacate will be as stated DAMAGES of which there is NONE and if manager does the inspection on move out he will see that If I leave before rent is due again in February I need to know that statement covers that I cannot pay two rents I cannot pay late or any other fees and the double deposit should cover everything anyway I know this is not the normal way of doing things but this is NOT a normal set of circumstances I also stated several times I would stay if the noise issue is addressed and it is not! And it is ongoing! I am in a state of complete distress/confusion as to how to proceed. I will drop the complaint against this tenant if I can just move on but manager is NOT answering me He also is NOT providing me with tax documents I have asked for several times Also I have asked for return of microwave for his office I provided him

    Police lieutenant ********************* of the **************************** came today to answer my noise complaint and the offender was not at home.  She went to the office and talked to ***** and she came back and talked to me She said he has agreed to let me vacate by the end of this month with NO repercussions or charges and I have agreed to do that but he is still be*** a total jerk mak*** an issue out of the fact I asked for my microwave back that he has been us*** in his office ...and has NOT addressed my other needs like the tax documentation I have been request*** since December nor the fact that the noise is indeed a problem.  He tells the officer he will provide a meter to record but he NEVER said this to me in fact told me to go buy a device to do that...so I did agree to drop the complaint and I unblocked him and even thanked him for his co operation and APOLOGIZED for all the problems when NONE of these ongo*** issues are my fault and so what does he do but TAKE ISSUE with a personal th*** about the microwave Hes just an immature JERK and I am will*** to drop this complaint against AFI since he has solved my main issues with my concerns about mov*** out but its just ridiculous that he has YET to solve my real problem which is the nightly disturbance Then he br***s up a complaint this tenant made against ME becasue I was s****** at 5 pm on a Saturday and the person who made that complaint the tenant himself told me was his girlfriend who did that out of total retaliation Even so I have been s****** since I moved in NO ONE ELSE has made a complaint and even so when it was brought to my attention I STOPPED immediately apologized and this is why I blocked ***** cause all my complaints fall on deaf ears and he does NOTHING then he calls me to which I didnt answer then TEXTS Me about THEIR complaint when he NEVER answered ANY of mine...even so I admitted I was s****** but SO WHAT all the noise I put up with and it was obvious retalieation which ****** himself admitted....even so I STOPPED didnt do it again and I never did it after hours yet still night after night includ*** LAST NIGHT I am be*** kept awake with *****S in my bedroom above my bed all night long to which the tenant management and now the management company and the police have all been told in person in complaints in texts in writ*** and in person yet MY COMPLAINTS go unsatisfied and even if I have solved ONE problem with ***** it has NOT solved the problems of the ***** the tax papers or the microwave which I only gave him because I didnt need it cause we have built in ones and he didnt have one in his office...out of the goodness of my heart it was BRAND NEW and he also said at the time he would PAY me for it but I never pressed that issue Hes been us*** it for over a year my new place doesnt have one and I CANT AFFORD to buy another one and THIS IS THE ISSUE he chooses to text me about Oh you give me a gift now you want it back and I even said I will take $30 for it IT COST $60 and then I asked him if his company approves him tak*** GIFTS from tenants and please explain to me WHY doesnt he have one installed in the office and spend AFIs money instead of  mine He  has NO PROBLEM do *** that with renovations and all other nonsense and I am tell*** you people straight up this man is ***** as all get out he is mak*** decisions with YOUR leases and YOUR money and treat*** certain tenants better and hold*** others to account he doesnt hold HIS FAVORITES to...I have helped him backed him thanked him worked with him and he has the ***** to use that he has done that for me as a defense and HES A LIAR....not to mention he didnt even THANK me for this so called GIFT and right now I had to block him again cause he is ANNOYING ME argu*** about the microwave and NOT address*** the REAL issues I have and not only that but I said NEVER MIND KEEP IT and hes still argu*** about and you people seriously think I am go*** to go down t here and TALK to this IDIOT in person??     For got to add the person who made the complaint about ME moved out and I doubt highly was even on the lease and then a couple days later a NEW girl moved in and I doubt highly SHE is on the lease....so that complaint against me was BOGUS and NOT done by the tenant ****** and HE HIMSELF TOLD ME THAT also I was complaining they were doing wash in the night and when I asked them NICELY to not do that he ADMITTED to me she was doing it ON PURPOSE and that in his words was EVIL and he is denying the sounds I hear are coming from his apartment ITS A VIDEO game and the game is bad enough but he WHOOPS and ******* uses profanity and it goes on and on and on and he has a sign on his door which I find HIGHLY ironic that I provided to ***** a picture of GAMER AT WORK ....DO NOT DISTURB!! Then has the nerve to  DENY it and the sounds are repetetive and annoying and literally SOUNDS OF WAR...besides the music soundtrack and the unrelenting DRUMMING and  I would like to point out that there has been TWO empty apartments and the other tenants INCLUDING ME are QUIET and not only that but he stomps around and slams doors runs up and down stairs noisily and hes just an annoying neighbor from beginning to end but daytime hours I have to tolerare QUIET HOURS I DO NOT

While we continue to feel he has made every reasonable effort to accomodate you, we understand you may be better off in a different living situation. Under the circumstances, we agree to releasing you from the lease as of January 26, assuming your move out is completed on that date. Assuming you move out on time, you will not be charged rent for February ****. Your security deposit will be refunded minus any applicable cleaning or damage charges per our usual move-out procedures.     I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

    ***** and I met on my exiting the property yesterday Jan 26.  The apartment was left in sparkling condition and he agreed He also made note there is no damage and it is immediately re-rentable. I also have pictures but since all parties have agreed our business is concluded I am very happy with the result!  I will say though the tenant violating noise ordinances is the problem Maybe new manager will address..

    I will tell you as I did him in person I know many things were beyond his control but they were also beyond mine and I understand he is leaving.  So please make sure that the refund is indeed mailed although I did forget to give him my forwarding address I will do so now via the app and I will also text him. I am and was concerned that the change in management would cause another breakdown in communication

     I appreciate the return of the deposit because I did work very hard to keep my end of the contract!  I do disagree with the statement that he did everything he could to accommodate me I do know he tried and again maybe just out of his control to fix.. I will even give him that .....as we are all human and I will say also I was under such immense stress and distress as well.... so I may not have been understanding

    We did part as friends and wished each other well.  Thank you for your response and I will provide the new address on the app so that you can return that to me Thank you I wasnt expecting that, hence my total distress because it was over a double deposit and I considered it to be a loss to me so thank you for that!

    I am doing this as a last resort to try to get the management companies attention I have reached out to them in email by phone left messages with their answering service to no avail The onsite manager is QUITE aware of the entire problem and does NOTHING I am at my wits end here I am a senior age 72 and disabled I have an ongoing issue with the tenant above me who is making noise ALL NIGHT LONG I have addressed to them directly they are aware Management is aware I have called the police contacted AFI ALL TO NO AVAIL .My current lease expires end of February I have submitted a notice of intent to vacate SEVERAL times and it goes ignored We are FORCED to use their APP which I absolutely HATE and the benefit is to them NOT for the tenants here. We are FORCED to pay INSURANCE for THEIR property and that is added to the rent as well as water trash and sewer that MOST apartment complexes INCLUDE in the rent to which I was told YEAH it was included but it is NOT until you go to sign your lease and take possession that you find out that is not the case I accepted my current apartment because it was all that was available as a senior I need ground floor with the understanding I could relocate when something else becomes available OFF THE PARKING lot I am so unhappy here and I have put in my notice of intent to vacate SEVERAL times and THAT also gets ignored but now this NOISE issue I am absolutely OUT OF MY MIND so this manager calls himself SOLVING the issue and then MANIPULATED a mentally ill senior into signing a NEW lease for LONGER and MORE rent with all kinds of VERBAL promises that has now GONE away and now hes being dismissive and RUDE he did that for his OWN agenda which he got some kind of bonus for early renewal I have been completely PLAYED here I am stressed and distressed and no one listening This is UNACCEPTABLE I want this new lease to go away I have tried to just deal and accept but this is just WRONG I need AFI to give me some RELIEF ASAP

    But to ********* ******* I would like to say this ...because I do appreciate the response and I also appreciate the quickness of it.  The noise situation is NOT stopping even though the tenant above me has been informed and it is obvious to me it is NOT going to stop...and I have tried to  deal with it and I do acknowledge that ***** has tried to help me work this out I do also understand there is many things beyond his control I also think ***** will acknowledge that I have always been compliant and reasonable otherwise I would NOT have considered or signed the new lease.  I do appreciate at least I have some options now and we have a couple months so we will see what happens from here on....but I would humbly request that either ***** or ********* ******* at least contact this tenant ....not one on one cause ***** has already done that....but he would NOT open the door when police were called indicating to me he is a coward and NOT willing to comply ...he has NOT addressed me or even apologized and he is NOT complying to the requests for quiet hours being QUIET I was kept awake again all last night....so this is NOT ***** fault it is NOT AFI fault ....its not MY fault...this tenant needs to be informed by the powers that be that he is causing another tenant to be stressed distressed and the request is NOT unreasonable and by law and by the rules in the lease he needs to STOP and if the management or the management company could just do that it might help and you dont need to inform me or anything I will know if he STOPS and if he STOPS I will stay....end of statement ***** did go above and beyond to address my financial concerns I am 72 yrs old I have NO HELP financial or otherwise it is better for ME to stay put and I LOVE my apartment I have looked around NOTHING is as nice or quality for the price as I have here ....so please if this problem could be solved better yet ELIMINATED it would make all the difference...as I said we have time I hope you will consider what I have said and I do apologize for the  length ....I am old ...back in my day there was more words ...lol thank you again for your consideration and please know I do not want to cause anyone any problems including ***** Thank you B *****

    Put in my 30 days with ***** Run Apartments after communicating with the apartment manager. We had been in close contact about my lease coming to an end. I let her know that I would be moving out. Placed my 30 days and all was approved by manager ***** ********. Paid for new home rent/deposit totaling $5000. ***** ******** was abruptly terminated and new manager begins to rudely reach out explaing that I’ve broken my lease and that I’m 30 days too soon. This was after I had already been almost completely out of the apartment. I expressed to her that If this was told to me prior to me paying for new home I would have stayed an additional month to fulfill. Did not leave ANY items in the apartment and communicated with them to fix one issue left with apartment. About 2 weeks after moving out they recieved a package of mine and threw the package away. Kept deposit and sent $7700 worth of fees to collection. Rental price for last month wouldve been $1090. Viewed pay breakdown and Alexander Investments charges more than $6000 in fees described as “move out” and “buy out” fees.

    On review of your ledger and information, it does appear that you were double-charged for a buyout fee that should not have been charged in the first place. Credits for the charges have been added to your ledger in AFI's system, and an updated copy of the ledger is attached.

    Unfortunately, ***** Run left AFI's portfolio on July 31, 2023. When the management transition occured, your account with the collections agency was transferred to the new management company. You may need to contact the collections agency Hunter Warfield at ***** ******** and/or the new management company PropertyOne regional manager for Lafayette **** ******* at **************************** for additional assistance to get your credit record corrected.

    Ive been calling and calling to speak to someone about an issue with one of the properties they manage but Ive yet to receive a call back ! Ive been hung up on by a lady named ******* in the office over 6 times today ! She picks up hears my voice and hangs up ! I recently moved out of an apartment, clean up and everything. Im doing the walk thru wit the apartment manager and shes stating shes charging me for things that she knows were there before I signed my lease, explained that Im returning my keys 9 days before my lease ends and I have to pay for the 9 days, no problem. So as I get ready to pay for my 9 days on the portal she then charges me a broken lease fee of 900$. I need someone to correct this asap and return my phone call.

    In June this year, I had to break my lease and move out of the apartment. The property managers told me it will cost me 2 months rent plus a fee they will disclose later.I sent a notice of my move out date as 2nd week in August 2023 (cant remember exact date). I later realized Ill be moving out earlier than that so i contacted the manager and she said, the day i turn in my key will be put down as my move out date so i need not worry.I move out and turn in keys on July 25th. At this point i knew they would charge me August and September rent plus the undisclosed fee. They charged me August rent, through my bank.They sent me move out charges which included 2 months rent plus the fee. At this point, they are charging me 3 months total plus the fee since they already got august.I spoke to the property manager who told me she will put a ticket in to get that corrected.We spoke again and she said its all done and l will receive an updated move out fee invoice for just one month and the fee.Since that time, they never got back to me or pick my calls. I never received the updated invoice. They had rather sent the bill to collections claiming Im avoiding payment. Ill attach a copy of the original invoice One that invoice, the $2320.20 should rather be $1155.10 since i already paid the other half as august rent. Thats all Im seeking from them. I want to pay their money but they wont communicate with **** dont want this on my credit report because Im not avoiding payment, I just need it to be corrected

    We signed a 1 year lease at the Park Ridge apartments in ***********, Apt. 804. At the end of the lease the apartment was left in perfect condition. The deposit refund was mailed to the wrong address and never returned or cashed. On two occasions I've been told a new check would be reissued, no check ever arrived. The apartment claims all refunds come from the cooperate office this is Alexander Forrest. Every time i call there is only an answering service who says they will pass on the message, no one ever calls back. This has now been three months. I just want my deposit refund.

    I am a tenant in one the properties that was recently taken over by Alexander Forest Investment on 08/30/2023. The property is ******* ********** in Riverdale Georgia. The new property manager, ******** ****, changed the lock on my mailbox on 09/19/2023 & had my car towed on 09/22/2023. I have been trying to reach out to this corporate office since 09/19/23. Instead I haven't spoken with no one in corporate. I only been speaking to different answering service people. They have been forwarding my messages to the property manager *******. who since then has been harassing me & my family & trying to force me to move when I told her I have a federal case against Archway opened. She followed me on 09/22 to the towing sign cussing at me. I knocked on her door prior to that incident to asked if she seen anything regarding my car. That's when the verbal abuse started. The neighbors heard her & saw her behavior. I've been trying to report her to corporate but I have been unsuccessful. Since she found out she has been putting notes on my door to move every since & she still haven't given me a new key to my mailbox. I can't get my mail out . I also found some of my mail in the trash. Everyday she's been harassing, tormenting & verbally abusing me. Even after hours. My blood pressure has been up & it's beginning to spill over to my job because my daughter calls me about *** **** leaving notices on the door. I am scared to leave my apartment because I'm afraid she will change my locks like she has been doing to other tenants. Alexander Forest refuse to call me back. I fine this unprofessional on their end. They haven't owned the property not yet a month & they already not resolving these problems. I have tried my best to reach out to them first too many times to resolve the issues & still no response. They left no choice but to reach out BBB. This apartment manager *** **** isn't doing anything legally. She is illegally evicting tenants & harassing & tormenting tenants in the process.

    To add some further context to this complaint - the person in question has a delinquent balance of more than $8000 and will be facing eviction regardless due to the balance. She approached the property manager in question after hours at her apartment, where the manager lives with her small children. If she acted rudely it was because she felt her family was threatened.

    The manager is facing many issues because we have recently taken over management of the property and found many tenants with large delinquent balances like *** *********. We have been tasked by the new property owners with the job of removing tenants with large delinquent balances and enforcing terms of the existing leases.

    There was a failure to communicate properly about the mailbox keys, which are controlled by the post office, which our operations specialist has resolved. Her daughter's vehicle was towed, in accordance with lease terms, because it was non-funcitonal and her daughter is not on the lease.

    Our property operations specialist will be working closely with the property manager to ensure that all applicable laws and procedures are followed, and will maintain oversight of the property and the new manager in the process.

    I’m having issues with the application I just signed the lease for a new apartment and a few days ago I haven’t been able to log in or change the password, I have called the number it lists incase nothing happens but nothing was done I was told they would be in contact to help fix the issue but I have yet to receive anything.     I rented from an AFI, LLC owned property from May 2022 to November 2022 in Topeka, KS. I waited around 6 months for the kitchen sink faucet to be replaced and was consistently told it was the city's fault for not being able to shut off the water. About the time the faucet was finally replaced, I had to relocate for work. I attempted to reach out at all times of the day and left several messages for AFI to have a conversation about my situation. I was never called back, never reached out to by any means, and then sent to collections without so much as a word from AFI - they have all my contact information as I was a tenant at their property and had spoken with the property manager about the situation. I was hit with extraneous late fees and other outrageous charges on top of AFI's predatory lease buyout clause. A new tenant took over my apartment at a higher monthly rent the day after I moved out. I have still tried contacting AFI with no luck.

    The penalties for breaking a lease are made clear in the lease document you signed, and a lease break fee equal to 3 months of rent and forfeiture of the deposit is fairly standard in the multifamily housing industry. The lease you signed does not make exceptions for job-related relocations. You were charged a late fee for unpaid rent in November 2022, and the lease makes it clear that rent is pro-rated only for new move-ins, not move-outs. You were not billed for any cleaning or damage charges. Because no payment was received within 90 days of your move-out, your information was forwarded to our collections agency, which is AFI's standard practice.

    The property manager replaced your kitchen faucet as soon as was practically possible.

    AFI serves thousands of renters and unforunately we cannot contact everyone who breaks their lease or leaves a balance unpaid. The property manager followed our standard procedure in your case. We apologize for any inconvenience this may have caused.

    I am rejecting this response because:



    A new tenant moved in the day after I left. I should not be responsible for any rent when the same unit is occupied by another paying tenant, especially at a higher rate. I paid for the time I stayed at this property (that was not fully functional for near the complete stay) and was due a civil conversation about life-changing situations. I attempted multiple times to seek a conversation that would reach a resolution between parties and was consistently ignored. This company misreported balances due to a collection agency without even attempting to come to a resolution with a paying tenant at one of their properties. This investment company cannot continue to double-dip and rob people because of predatory contracts attached to a basic human necessity.
