    A truly soulless property management company complete with poor management and communication. Stay far away. They purchased ***** Gables Townhomes over a year ago and it has been an absolute nightmare ever since. They fired the landscaping team and never replaced them. Fired our maintenance staff. Raised rent. And it is impossible to get a hold of anyone in the office. We waited two weeks on a hot water replacement - and that was only achieved after threatening to report them to the state. We are currently waiting on a replacement for our fridge which hasn't worked for nearly a week and we have no way of storing cold food. We are also waiting on a dishwasher replacement and have been waiting on that for TWO MONTHS. They are the most disorganized property management company I have ever had to deal with. We are stuck here until we buy - do yourself a favor and rent anywhere else. **** ***** has no business in property management.

    We sincerely regret that this tenant has had a frustrating experience and we take all feedback seriously. Our goal is always to provide a safe, functional, and positive living environment for all residents.


    In response to the concerns raised:

    Refrigerator Replacement: The tenant submitted a maintenance request regarding their refrigerator on April 23, 2025. Our maintenance technician inspected the fridge on April 25, 2025, and determined that a replacement was necessary. A new refrigerator was ordered through our appliance vendor and was delivered to the tenants unit on April 30, 2025.

    Dishwasher Replacement: The maintenance request for the dishwasher was submitted on March 19, 2025. After further assessment, on April 2, 2025, we confirmed that a vendor repair/replacement was needed. A new dishwasher was ordered and delivered to the tenants unit on April 30, 2025.


    We acknowledge that the timeframes involved were not ideal and we understand the tenants frustration. But please be assured that we acted promptly upon confirming of each issue by ordering new appliances for the tenant, with the goal of providing long-term, reliable solutions rather than temporary fixes.


    We also understand that property transitions and staffing changes can create challenges, we remain committed to improving our processes, communication, and service delivery. We take pride in our efforts to resolve issues and invest in quality outcomes for our residents.

    This response is classic. *** purchased ***** Gables 1.5 years ago and fired our maintenance staff and landscaping staff. They raised our rent and gave us less than we had before in the way of services and maintenance. They raised our rent again this year - $90/month and yet we still don't have a dedicated landscaping team (and no mowing the lawn every two weeks is not the only landscaping this property requires) and our maintenance staff is non-responsive, rarely shows when they tell us they will be here, and the turn over rate is insane for both maintenance and management - which is always telling of how a company is run. The dishwasher replacement: we have been having issues with our dishwasher for over a year. I've put in requests multiple times. This request was "fulfilled" by purchasing the absolute cheapest dishwasher they could have possibly found and having one of their maintenance staff install it. It was installed incorrectly. Water spewed out of the hose on the first attempt to run and it broke free of the poorly secured brackets. This will inevitably need to be replaced again within the year. They did not act promptly in any maintenance scenario. The dishwasher was requested in March. Our fridge we were told would be replaced over the weekend and no one reached out to reschedule or update. I called three times on Monday with NO response from their team and no one answered my call at their main office. Our water heater last year took them two weeks to fix and the only reason it was accomplished was after we threatened to place our rent in escrow with the state. The fridge and water heater are both under the "emergency maintenance" category in the state of MN and by law need to be replaced within 14 days. A law in which I've had to remind them of in order to get their attention to our issue. They don't offer an emergency maintenance line - which I have NEVER seen. What happens if you plumbing busts and your place floods? Good luck. No one answers the office phone and as I stated there is no emergency maintenance line. They have had 1.5 years since purchasing ***** Gables to figure out a system that works and they have consistently screwed their tenants at every turn. Maybe the owner, **** ***** should focus on fixing the numerous issues with his company before purchasing more properties to add to his poor portfolio.

    The service is terrible they schedule appointments for showing and they never show up they give you Google numbers and then when you do call them they're disconnected just horrible service
