On December 25th, 2022, my apartment, along with other tenants, had a water line burst. Called the emergency maintenance service, and they told me they would be there in 20 minutes, which turned into 2 hr. Within that time, someone called 911, and the fire department turned off the water. December 26th, 2022, front office said that a company is coming to extract the water and assess the condition and go from there I stopped at the office to inquire what happened with my apartment because nothing was done they stated that "that people were not ready for this company to do what ever that needed to do" I made it clear they had permission to enter . We were told by the office manager to find a reasonable hotel to stay and they would take it off our rent. December 28th, the company they called should be out to extract water on December 29th between the hours of 10 am and 12 pm. Waited until 1:47 p.m., no show or call, but still they had permission to enter. By this time, I'm trying to keep my composure. This isn't a problem or issue that I dealt with in my lifetime. My apartment is not liveable at this time until they get whatever company to extract.,clean, the carpet and fix the drywall, and replace the washer and dryer. I'm not the only tenant who has been affected by this situation, but Beztak have been treating this like they just need to replace window blinds .Business Response

Due to the extreme temperatures central **** plumbers and water extraction contractors were very backed up due to frozen and ruptured water lines. The carpet company did come out and do the extraction and treatment on 12/30/2022. The drywall repairs are being scheduled and the washer and dryer will be assessed 1/11/23 to determine if there are any damages or are in need of replacement.Initial Complaint

Since November 25 we have been without water. Williamsburg sent ** emails saying there was a fire Thursday Thanksgiving day saying water would be restored by the end of the day but never happened. We have gotten an email everyday since saying water would be restored by the end of the day. It is unacceptable to be without water for 4 days.This poses health issues and concerns because we cannot flush our toilets and the smell of sewage through out the entire building it is unhealthy to breathe sewage. Williamsburg has not even offered to give us bottled water we had to purchase jugs of water just to try to flush the toilets that was $27.Business Response

We reserved an apartment in advance and was told it would be ready at move in. We drove from Cincinnati to ****** and had movers ready for when we picked ***********.We get there and it's the wrong floor plan, it's still being worked on, it's filthy, debri on the floors, paint splattered everywhere. There was nicotine coating all of the windows and cabinets. Nothing was wiped down. We have no use of our shower or bath at all. I can't even get clean from scrubbing this place down. I can not get an answer when the plumbing will be fixed from the property manager, her supervisor and the management company. My vent in the bathroom is broken and God only knows what else I'll find. I've contacted an attorney to see what we can do but this is a mess. I can't live here without being able to use the bath/shower. She gave me keys to another apartment to take a shower and the shower didn't have any fixtures to even turn on the water. I know it's not an expensive deluxe apartment, but I expect that I would have use of basic things. I have gotten no response from anyone and I have no idea what to do at this point. There is so much cleaning and cosmetic repairs needed and the plumbing repair is urgent.Business Response

The Property Manager reached out to another plumbing contractor to expedite the repair needing in the apartment since ******************** was not following through. This is repaired and we have addressed the cleanliness and other issues within the apartment. We also gave a concession on the rent for the delay of the apartment being made ready for the customer. I traveled 5 hours and did not have the convenience of waiting until the apartment was repaired before moving in. I rented a truck, hired movers and the move in was set for the 1st. Which the apartment was supposed to be ready. We didn't even move in until the 3rd and still nothing was done.
I've spent so many hours, hours and hours trying to fix and clean everything. I appreciate *****'s help but at this point it would take a army of repair people and cleaners to get this place finished. I am already have all my furniture and everything in place. ***re is no way I could move everyone at once to get this done.
I've been working at my own pace and spending time off money on supplies. Cleaning supplies, replacement outlet covers, backsplash, paint, painters putty, plaster, for insulation strips, sanding supplies, hardware, and do much more. I know that this is a cheap apartment but I was expecting it to be safe and clean.
All the things that were fine like new carpet, flooring was ruined by the installers and painters. *** cabinets and floors and carpet have paint all over. *** walls walls were not cleaned before painted over. *** amount of nicotine that's coating everything is insane. *** vents are filthy and need cleaned. I have no idea what I'm breathing in.
I've had to fill in all the gaps in the floor and wall and door frames to prevent water or moisture getting under the floor.
*** carpet I keep getting nails and dirt every time I vacuum,. ***y must have not vacuumed it cleaned the floor before laying it.
Nothing was done correctly at all. It seemed like rushed with no care for accuracy or anything.
*** Paint all over everything. *** utilities closet wasn't even touched. ***re is brown grease and dirt running down the walls. *** appliances were not cleaned and have dirty and grease and nicotine all over them. I've been cleaning them little by little.
I've spent so much time, energy and money trying to get this all done.
If there is an email I can send all this documentation to it would be easier than just attaching a few pictures.
I've had everyone that came in here to repair or clean state that this was not move in ready and that all if this should have been completed. *** cabinet cleaner took a video of all the nicotine that was coming off the cabinets. And that's after I cleaned them twice before.
I'm going out again to get more cleaning supplies and repair material to do more work.

The air conditioner was not working when I moved in Nov of 2019. It continually required freon and barely worked. Finally it began to give out. My apt would be 83 degrees all day until 3 am when it dropped to 78 degrees. Multiple calls for service had to be made before they attempted to address it. My electric bill was nearly $300 as the unit would run continuously but never cooled the apt. I was promised a new unit in June, then they repeated rescheduled until the end of June. The unit placed had a defect and caused a high pitched whine 24/7. I could not rest or relax at all. It began to affect my health. In the 4 months I had to deal with it, all I got was excuses and the sad attempts at changing the motors out and attempts to adjust the fan speed which was the source of the issues, it remained uninhabitable. The management and *** air kept negotiating and I Just Kept suffering. I finally had enough and had to leave. They stated they would charge me half rent for Oct and Nov, as my lease ended in Nov, then they had the gall to charge me damages of over $ 800, from my deposit. The apartment is Not fit for habitation with that constant high pitched whine that caused me migraines, nor for anyone else to live there. First I roasted and sheltered for 6 weeks before any attempt was made to address the issue, then I suffered for nearly 4 months with that insufferable noise.Business Response

Hello,
I am so very sorry about your negative experience here at ************************. I am glad we could speak over the phone and clear up any concerns that you had.
Just to reiterate, there was trouble with your **** system during the beginning of your stay here at ************************ and it was replaced in the end of June.The **** system you had at move in did work, but it did not cool as aggressively throughout the apartment as you would have liked as the coils were going bad and there was a freon leak that was found. Due to the age, we replaced it for you with a 2.5-ton ******* unit in June. We did have to reschedule this installation one time due to another **** unit completing dying that needed to be replaced prior. We asked for approval of a third replacement for ***** and it was granted. The unit was brand new and installed by USHAC. When you reported the noise complaint coming from the unit, we did our Due diligence to get it fixed. We reached out to USHAC numerous times to explain the noises the motor was making. The company replaced the motor twice in hopes of resolving the sound. They then reached out to ******* to report the issue as well. Our next step was to have USHAC replace the unit. I understood your frustrations with the **** unit and the sounds it was making and agreed (at your request) to be let out of your lease with no penalties.When you moved out you were not charged any damages or lease break fees. You were returned your security deposit in the amount of $1,280.00 and the credit of 16 days that you did not live in the unit but had paid previously. In total a check for $2,121.29 was sent to you on 10/24/22.
Ive passed this on to my maintenance team and we will make sure we use this experience to grow and learn as a team.
