I remt an apartment at **** village apartments, owned by Beztak. This month, I've noticed charges on my rent that I have no idea what they are. I called Park Village but no answer. I have continuously tried reaching out to ********** Village staff with absolutely no success in getting in contact with anyone via email or through maintenance request! I have children along with myself who have been getting sick from growing black mold in the unit due to the properties negligence in fixing the leak from the laundry room that is coming into my unit causing black mold and water forming a puddle on the floor! When it is raining my unit floods with water and although I put in work orders every other week the property will close the orders without coming out to even look at the issue and never resolves the problem. Management and staff has changed continuously throughout the year I have rented with this property and still no one stays available in office to assist tenants. ********** Village is in violation of sections 12,15 18, and 42 of the lease agreement and has failed to show any effort in resolving any issues! Followed by the black mold the hallway light had been out for nearly two week, which is extremely dangerous to tenants safety! As well as an extreme ***** issue in the unit! When redirected through ********** Villages phone system agents will claim they will handle issues or notify management but that never seems to help! ********** Village management is currently under investigation with the other property they own called Willow ***** Apartments! It is evident they are slum lords and do not care about the safety and living conditions of their tenants! Due to these underlying conditions and the health of my children and myself being at risk, I have filed a complaint with the state in hopes of the property being fined or shut down as well as firing all current staff and management!Initial Complaint

I am seeking return of my deposit ( $550.00 ) from *********************, ***********************************************************************. I moved out at the end of January and I filled all the paperwork to get my deposit. I was told it would take 3 weeks for my deposit to be return to me. I have been to the leasing office several times , and they keep giving me the run around. I've even called BEZTAK several times and they have yet to call. I am a 72 yr old living on a fix income I don't have money to throw away. BEZTAK is the company that own this property and they have many. I paid my rent why can't I get my deposit back. I live in ***********************************. For over 2 months now I have been without a dishwasher. I put in a service request on 5/5/23. Never heard from anyone. I have called every week since and have been told they will send main out to replace it. The last time I spoke to someone i was told I was scheduled for 6/20/23. It is now 7/10/23 and they still have not come. Also now when attempting to call they do not answer the phone. The website says you get credit on rent if you do not hear from anyone in 24hrs and I have not received that either. This place has been horrible since this company took over. Its pathetic. Me, my daughter and her boyfriend moved into ***************** in ******* ********* on April 14th 2023. (The apartments were previously known as Park Trace apartments) We immediately noticed the air was not cooling properly and reported it as a maintenance request. After not hearing anything we reported it as a maintainence emergency. I was given a work order number and was told it would be fixed within the week. We had left the air on strictly for the fan so about 3:30 in the morning (about 2 weeks later) it throws the breaker. Emergency maintenance was called and again nothing. (It is hot and I am disabled and am very heat intolerant). Finally after several days of calling various numbers and threatening with legal action we were finally given a window unit air conditioner. Still no word on actually getting a repair. Other issues that are not addressed are the fact that the upstairs apartment had their toilet overflow and pour into our bathroom, down the walls, etc. We again called emergency maintenance to no avail. We ended up having to call 911 because the smoke alarms were going off. Maintenance has yet to do anything from preventing this from happening again. There are also several electrical outlets that do not work. They have also been reported. I am worried that this apartment is a fire hazzard as well as a health hazzard and no one cares that it is.Initial Complaint

The application was submitted and denied on 5/5/23. The refund for the administrative fee will be mailed to the applicant by mail. The typical turnaround time can take 2-3 weeks. Our mail boxes have been broken for more than 2 months with no resolve. I live at **************** Apartments. They are managed by Beztak. I have had my mail Givin away and stolen multiple times. Put in a request several months ago for new patio blinds. I keep getting told they're on back order. Have another water leak (this exact area keeps leaking for the last couple of years) and their fix was to shut off the water in one of my upstairs bathrooms. While the downstairs bathroom is not leaking, I do not have use of a bathroom upstairs (total of 2 & 3/4 bathrooms in the townhouse). This has been going on for at least 3 weeks. Today I reported the furnace is not working and is only blowing cold air while the office was open and no one has been here. Have called twice now for emergency service for the heat and no response. It is 23 degrees outside. They are not acknowledging repairs.Business Response

There are animals (possibly birds but most likely squirrels and/or raccoons) living in the walls/attic of my apartment. I have records of complaints dating back to January 2022, but more recently and more densely have been complaining since November 2022 (3 times on website, at least 3+ times via phone call). **** the property manager has been doing very little about it. I have record of me calling and emailing him for 2 weeks about the animal activity becoming louder and more concerning, sending him video and audio evidence. He hired an extermination company, but after speaking to one of the exterminators myself I learned that **** explicitly ignored my several attempts at telling him exactly where the animal activity is primarily located, and instead instructed the exterminators to focus only on a very small area on the complete opposite side of my apartment, wasting their time and resources. The exterminator then advised me that the most effective way of solving the problem would be to cut a hole in my bedroom wall to inspect and remove what he believes to be a nest of animals. I informed **** of this but he has ignored my last two emails that *** sent over the past 4 days. I have two children and pets in my home. I dont believe this is safe or ethical. **** knows that I am worried for myself and my children and is not helping me. My lease is up in June and I asked to be allowed an early move out since the professional exterminator thinks a hole will need to be made in my bedroom where all my belongings are kept. This resident has dealt with two wildlife issues.
First service request was made in January 2022. We trapped and inspected and found nothing. This was communicated to resident.
In April of 2022 she made another service ticket stating she heard noise coming from her south wall. We trapped and hired EPM to trap and inspect immediately after receiving the complaint. EPM caught several squirrels and we located two access points on the west side. Those areas were secured.
On December 17th we received a service ticket about another issue involving critters in her walls. We inspected, found no evidence of squirrels or other wildlife activity. We set traps in outside storage areas for approximately seven days in attic and found not activity. Resident placed another call-in middle of January stating there was still an issue. We recruited EPM to assist. Property Manager and Maintenance supervisor inspected apartment twice to see if any noise could be heard. We detected nothing. EPM set traps in her attic and GS crew set traps outside in areas close to where we assumed the wildlife may be gaining access. As of Feb 1, EPM has trapped no wildlife inside the attic or subfloor during this period. They have inspected the traps daily Monday through Friday. There were approximately four squirrels caught outside her home. However, there is no way of knowing if the squirrels we captured were inside the home. EPM stated they saw no f**** or other evidence to suggest wildlife activity.
Morning of Feb 2nd we received notice that EPM believes birds are gaining access through two small gaps in vinyl. Because the gaps are 24 feet high we had a contractor seal the holes.
Resident was about our findings.
