    AmeriSpec was recommended by my realtor. The selection was completed on 16JAN2021. The inspector noted in the inspection that my basement had 1 sump pump and 1 sewage expel pump. The inspector noted that the sump pump was inaccessible but the sewage pump was operational. The sump pump inaccessibility was addressed and assessed to also be operational. The tag on the sewage expel pump clearly stated sump pump. Due to being the wrong pump and unable to handle waste, it broke and backed water into the basement causing damage to the custom flooring, drywall, and trim. I paid out of pocket to have a new correct sewage pump installed and called the inspection company. I called the inspection company repeatedly for months waiting for a return phone call but was continually ignored. I was finally addressed by someone other than the secretary and was told the inspectors do not check tags, they only inspect what is visible and are not liable for pumps failing.My complaint is the clear disregard for the obvious and lack of due diligence.

    We were recommended to this company by our realtor for a home we purchased. During the inspection, we worked to let the inspector do his business, trusting that he would be completely thorough. During the inspection, when he was with the inspector, my husband was the one to point out the majority of the issues found - possible fungal growth, a live wire, and issues with the joists. We felt that this may be part of the process and that my husband just had a quicker eye to point things out. Based on the reaction of the inspector and our realtor to the fungal growth, we did not pursue additional testing. However, the inspector and our realtor made it seem as though the issue was minimal. Upon taking occupancy of the house and believing things had been taken care of based in the inspection report, we found more issues. It ended up that the mold in the property was to an airborne toxic level. This was found when we ordered another inspector to do the environmental inspection. During this, asbestos was found in the attic area - completely missed by the Amerispec inspector, despite my husband specifically asking about asbestos. When I called the company to discuss both issues, I was told that state law did not require asbestos inspection, so it was not their problem that it was not found. They did have me send a copy of the new inspection and was told the owner would get back to me - it was been over a month and I have yet to hear from him. Most recently, we established a terminator contract to help with general insect treatment/prevention for the home. During the initial walk through for the service, they found evidence of both termites in the mulched exterior of the home and of carpenter bees - both of which appear to have been established colonies and should have been found by the Amerispec inspector. To say we are disappointed in the company is an understatement. Please, for your budget and the safety of your home, use another company.
