Central Exteriors put a new roof on my townhouse on 11 *****. When turning on the a/c for the first time since then recently, it did not work. My HV** contractor, Comfort Zone Heating & Air Conditioning, came out and found that the ac had a leak and was not holding any coolant. After much searching for the source of the leak, they found in the attic a nail hole in ac line under the roof. There was a clamp around the hole as if someone had tried to close off the leak, and there is a gaping hole in the attic roof with shingles showing through. There is no wood or wax paper between the shingles and the interior of my attic. Upon contacting ***** *********, owner of Central Exteriors, he denied any responsibility whatsoever. After sending him pictures, he agreed to fix the hole in the attic ceiling but not until the ** lines were moved because he said they were too close to the roof and illegally not up to code. My contractor lowered the pipe away from the roof line when repairing the pipe. I have spoken with an inspector at the City Of *********, ****** *****, who says that the HV** system would not have been installed in any way less than code. I am the original owner, and no other work has been previously done regarding the situation. Since the roofing company made a hole in the line, attempted to fix it without disclosure so it could have been repaired properly, and left the roof in an unsafe and improper manner, I believe they should be responsible for reimbursing the amount for fixing the ** and they should repair the roof properly. Also, per the City Of *********, a permit will be needed to repair the wood in the roof.

Hello.  I have received the recent complaint from ******* *********.

Most of the facts that she provided are true.  We did install this roof in November of 2024.  She did email us in 5/27/25 to say that her hvac was not working and that it looks like a roofing nail went through an hvac related pipe.

I believe that my crew probably did damage that pipe.  However, I do not believe that they had any knowledge of damaging that pipe nor did they attempt to fix it. The pipe was installed directly to the underside of the plywood, which is not permissible by code.  Here's a link to the relevant *** building code:

      **************************************************************************************************************************

I know that she said that she spoke to an inspector in ********* who said that the pipe would not have been installed against code, but the pictures from her attic indicate otherwise.

On Tuesday 6/3 we spoke again about the issue and Ms. ********* sent over a picture from her attic showing the damaged pipe.  In addition, that picture showed a hole in the roof decking near the damaged pipe.  I agree that the hole is too big to cover only with shingles and that should be addressed under Central's warranty.  I told her that I'm happy to send out a crew to fix the plywood and re-shingle that section at no cost, just as soon as the hvac pipe is moved and brought up to code.  That was the last time we spoke until I received this notification from the BBB.

In summary, I'm happy to address the parts of the roof that I believe Central is responsible for - namely the hole in the plywood.  I do not believe that Central is responsible for moving the hvac pipe or the damage to the pipe.  We had no idea that pipe was attached to the underside of the roof and that's exactly why the *** building code is in place.

      Sincerely,

      ***** *********

      President - Central Exteriors
