      In June of 2024, I entered a contract with **** ********* and Majerle Management to manage my rental property . I chose *** because they are also my *********** and I felt they had a vested interested. Since entering the contract I received ONE applicant who was set to move in but pulled out the night before. I was informed by **** ********* at *** that the applicant had a change of heart and that my home would be relisted. Since then I was met with infrequent communication and updates, no additional applicants and no answers to my very direct questions. I was later told my home failed an inspection for a rental license and I began working to resolve the issue. By law *** should not have listed my home for rent without a rental license. They confirmed they'd do the work to obtain the license and started the process, but did not finish it before obtaining a tenant. This is against Howard County rules an regulations. This is negligence on **** *********** and MMIs part. *** insisted I consider a section 8 applicant and I hesitantly obliged. Over the months I inquired about cancelling my contract numerous times. Each time I was ignored. The last time I asked I finally got an answer and was told that I was being charged for 1 months rent on top of the early termination fee, despite there being NO TENANT. They are refusing to let me out of my contract without this payment, yet they have also refused to send me a final bill. I know that I owe an early termination fee and am happy to pay it, but they have yet to send me any official bill for me to resolve this. I am being wrongfully charged and being ignored and stonewalled. I have been to the office to address this manner in person and was turned away. *** refused to see me in person and refused to send any final bill for payment. And not to mention they are unethically and wrongfully charging me commission for a service they did not provide. There is no tenant. The home is still empty and I have heard nothing from ***.

      First, Majerle ************** no longer provides management services.  On Dec 1, 2023, the assets, including contracts, were sold to a new company operating as Majerle Property Management, LLC. This is a separate entity from that cited in the complaint and I am no longer affiliated with the new entity.

      That said, rejecting an application on the basis of Section 8 assistance is now just as illegal as rejecting on the basis of racesource of income has become a protected class in *********

      You should ask **** to connect you with her supervisor who can explain the cancellation fee. The contract does not provide for one months rent PLUS a cancellation fee, but if management produced a willing renter and you either refused to rent or were unable to comply with housing code, you could be responsible for the commission earned.

      The property you manage tress feel and broke my fence and I have reached out to ****** and no solution has been provided for tree removal and fence repair.

      Under Maryland Law, when a tree falls onto your property, it is treated as your tree. Damage to a property becomes a property insurance claim or to a vehicle, a vehicle insurance claim. The determining factor is where the tree ended up and not where it was before it fell.  We are obligated to follow the law with respect to determining who should pay for the damage and tree removal.
