    If I could give Stephen and Monarch Bay less than a 1 star review I would. He was a referral by an associate to complete the 203K renovation on my home. Initially I thought he was great to work with but that soon changed. He was very inconsistent, pushed the timeline back multiple times, committed to one thing then changed it later. I requested specific items for my home and he didn't listen to me. Had to redo the bathroom tile twice due to his contractors performing subpar work as well as the cabinets in kitchen and the countertops. They installed a shower fixture and the hot water doesn't get hot. He ensured me he wouldn't leave me without hot water, once he received the last check installment - he stopped responding to my calls and emails. My water is still cold. His assistant tells me he'll call me back and hasn't. I sent him a verification form from my insurance company for him to fill out confirming that all of the utilities have been updated back in August. Stephen recently emailed me telling me that the subcontractors do not want to sign due to liability issues (which is concerning). I informed him being that he is the General Contractor on this project he would be able to sign off and he declined and insisted that I find another contractor to sign the form.
    Save yourself the money and the headache. I would not recommend working with Stephen or Monarch Bay- in my opinion they lack the very qualities they stand for. The lack of care/customer service and integrity is major. Take your business elsewhere!

    Your 203K renovation project was extensive and included a complete overhaul of your home: a custom kitchen, two bathrooms, new flooring throughout, updated mechanical systems, and addressing significant pre-existing structural and electrical issues left by three previous contractors. We were contacted by the 203K inspector—not as a referral, but as the fourth contractor asked to step in and rescue a severely delayed and mismanaged project.

    When we took over, the project was behind schedule, over budget, and plagued by major issues, including unsafe framing and electrical deficiencies. Despite these challenges, our team worked diligently to bring the project to completion, passing all required inspections so you could move into your home.

    It’s also worth noting that you expressed satisfaction with our work upon completion, as evidenced by your decision to have us perform additional work outside the original 203K scope. You later returned to us for more work, which we believe reflects your trust in our workmanship.

    Your dissatisfaction appears to stem from our inability to sign an insurance form months after the project’s completion. This form asked us to take liability not only for our work but also for work performed by the previous three contractors. Given the significant deficiencies we discovered and corrected upon starting your project, it would have been both legally and ethically irresponsible for us to sign such a document without redoing all prior work, which was outside the scope of our agreement.

    Regarding the shower faucet issue, we went above and beyond to assist you. The faucet was installed correctly, and hot water is reaching the fixture at over 110 degrees, but it does not get scalding hot due to a built-in safety feature of the product. At our expense, we sent a plumber to adjust and remove the valve per the manufacturer’s recommendations. Unfortunately, this did not resolve the issue as it is related to the faucet’s internal design—not our installation. We connected you with the manufacturer for further troubleshooting and offered to assist with installing a replacement faucet if necessary.

    At Monarch Bay Renovations, we take pride in our work and our ability to tackle complex projects—even those with significant pre-existing issues. We completed this project professionally and diligently, ensuring you could move into your home after years of delays caused by prior contractors.
