  I had a horrible experience with Proper insurance specifically **** ******. On their site they specify they don't require an inspection however they required for me to pay for my own inspection. I reached out to someone other than **** ****** and they also confirmed an inspection wasn't needed. When I spoke to **** he told me over the phone that I could supply the property inspection report in lieu of me having to pay for the inspection then when I supplied the report they rejected it and said he never told me that would be acceptable. Then he refused to let me speak to someone higher up to resolve the issue. Proper insurance also asked me to make unnecessary changes to my property that were illegal in order to get approval from them. I asked them to confirm that adding an additional railing was safe as it was not and my property wad already certified by the city of Baltimore. They sent me a cancellation notice but would not answer any of my questions. **** ****** was horrible to deal with and his assistant. Also they did not provide the correct refund amount and took 400 dollars out with no explanation or breakdown. It was a hassle dealing with this company and would never recommend them or **** ****** or his assistant. They deliberately signed me up to take my money and force me to cancel the policy.

  No complaints I had aProper Insurance is the perfect solution to protect your business. Unfortunately, I had a bad experience with a difficult guest who caused significant damage to my property, including holes in the wall and ruined furniture. Fortunately, I filed a claim and received prompt assistance from Matthew at Proper. They reimbursed me for the necessary repairs, and I am extremely grateful. I highly recommend their services.

  I worked with Jeff H***** to secure coverage for a short-term rental. He was very helpful and walked me through the process, as mine was a unique situation of two structures on one piece of property. I highly recommend Jeff and Proper for your STR insurance needs.

  If you are in the short term rental business then Proper Insurance is the way to go. Most personal property as well as commercial carriers are clueless of the nuances when it comes to short term rentals that are often a hybrid of personal and commercial The standard coverage offered by either sector is likely to come up short should you ever need to make a claim. The staff at Proper not only know the ropes but are very proactive in guiding short term rental operators around the risks that are unique to this business. If that were not enough, should you need to make a claim, expect a very proactive and helpful response. Taylor M S**** with their account management team and Matthew S****** with their claims management have been amazing.

  Sells policies under deceptive terms by withholding material information from customers.
  I am very disappointed with the service I received from Proper.
  I answered an extensive set of questions about my property, and agreed to a number of conditions from the underwriter before we agreed on a set of terms for our business contract.
  After I agreed to that set of terms, and cancelled the insurance with my previous insurer, Proper demanded hundreds of dollars in additional requirements and material changes to my business model. These are either policies/requirement that were known to them and not disclosed to me and hence they offered their service under false pretenses, or they are arbitrarily being enforced on my business. It is fine if those are a requirement of doing business, but they should’ve been disclosed before we agreed to terms, not demanded afterwards.

We would love to rectify this, whether it means bringing more training to our team on disclosing information sooner or something else without knowing the full situation, we can only guess as to where communication possibly broke down such as the online listing was sent after coverage was placed. Once seeing visuals of the property, this can open up new concerns for underwriting which means more requirements maybe needed.   We were having difficulty securing coverage for our short term waterfront rental. Jeff H***** was extremely helpful and provided very prompt and thorough answers to our questions. The commercial policy provided by Proper is a more comprehensive policy than we had with our prior carrier.

  We just purchased short term vacation insurance from Proper. I had previously used insurance from my agent handling my homeowners policy. After seeing the policy from Proper, I was amazed at how little the previous carrier covered.
  Jeff understood our needs and tailored a policy that fit our needs. He advised cost savings solutions that fit our budget still covering us if the need arises.
