    Caruso Homes does not want you to park your vehicles on driveway in snowy days. It may cause damage to their new build concrete driveway. They admitted that that deice salt will damage their driveway after first snow. and in testing if salt shows up they wont cover it. So **** **** advising everybody to park vehicles on road on a snowy day and walk to your new build home with your kids so he can save company money not repairing the driveway they build so poorly. Every word i said is true. Any body thinking to have Caruso Homes please call me ********************** Beware from thugs

    I’ve bought & sold 3 previous new construction homes, and our experience w/ Caruso Homes was by far the worst. In fact, it has been the opposite of what we expected from a “custom” builder in the Triangle. We have spent hundred of extra hours, as well as thousands of dollars fixing major issues w/ our home. Every neighbor we’ve spoken to has major complaints about this builder. We have a beautiful home, but dealing with Caruso Homes has been nothing short of painful. Our realtor will never again recommend Caruso Homes to future clients.
    - Caruso estimated 8-months to finish the home; it took over 14 months. Caruso claimed COVID delays, but our neighbors informed us our house sat for months with no work done.
    - After multiple delayed closing dates, the Caruso regional construction & sales managers fired our construction supervisor before overseeing 3 months of work in 2 weeks.
    - Caruso left a single 100 ft pine tree in the middle of our septic field, forcing us to spend over $1000 to remove it after an arborist deemed it high risk to our home.
    - 2 arborists deemed a 100 ft oak tree in neighbor’s yard as high risk to our home due to significant root damage caused by Caruso crews during pre-construction. Caruso refused to remove it. 1 month later, Hurricane Ian uprooted the tree & it almost destroyed our home, landing a few feet from back porch.
    - Since closing, we had major moisture issues in our crawlspace. Excavation revealed that Caruso barely waterproofed our foundation wall. We spent thousands of dollars hiring contractors to properly waterproof & install French drain/retaining wall. Caruso ignored our warranty request to cover these preventable costs.
    - The 1-year warranty was grossly inefficient. It required constant emails/calls to the “warranty guy”. It would take over a month to get a reply. He would randomly show up to our home unannounced. Most of our warranty items were simple fixes, could have been completed in a week or two; it took over a year.

    Caruso Homes has made fraudulent claims and money draws on my project. They have left my project incomplete. Another Christmas without a home. Giving a star rating is not deserved

    I will give the two stars because we are mostly happy with our home, but our downside is significant. We were very happy with the build of our home, but once the keys were handed over, it was like pulling teeth to get repairs and warranty work completed. Our biggest and most DANGEROUS issues were with the gas lines in our home starting from an improperly installed propane tank to repeated gas leaks in our home. The head of the warranty department simply stopped responding to emails and phone calls and we were forced to pay for our own repairs to ensure our own safety. Once we were out of the warranty window - without all the problems being fixed properly within it- I turned to one of the higher ups. He was responsive, but it still took months to get our biggest issue addressed, without a full house gas inspection and one is still lingering- a non-working fireplace that has been failing since we moved in. Yes, a paid upgrade to our home is worthless which also leads to the question "are the gas lines still unsafe??" Our absolute biggest problem with this company was their blatant disregard for the safety of our family. We are talking GAS LINE problems, not nail pops or crooked baseboards, a problem that actually threatens the safety of our family, their customers.

    Per the email sent to Mr. and Mrs. K****** dated 11/17/2022 we informed the homeowner that their home is outside the RWC Home Warranty for this request (home settled 12/14/2020) . We suggest contacting the company Mrs. K****** hired a third party vendor to assist with the fireplace issue reported during the height of COVID.  We did provide courtesy reimburse for her for that expense the vendor of her choice, they were the last one servicing the fireplace.  After the service was completed a gas leak was reported to us and we suggested contacting the vendor Mrs. K****** hired to performed the fireplace service requesting they honor their service warranty.


    Regarding the propane tank, on 12/10/2020 a final gas connection was inspected by a county inspector and at that time the tank was finalized per plan. Per your settlement contract agreement through OYL III and RWC Home Warranty, settlement around utilities / tanks / etc. fall onto the homeowner to maintenance.
