      We where hoping the rental office would fix these issues we have been with housing volucher for years and the inspectior requested carpets replacement and the complex told the inspector and us to steam clean carpets and everything would be fine but with everything We now have mold under carpet and also have wood mutes from March 3 yrs ago we have professional steam clean carpet company every year after the housing inspector tells us do get the carpets steam cleaned from bel air fire company fire in the apartment dryer that has been replaced was told everything would be new carpet and dryer system but the carpets throughout our apartment still reminded after the returning after 2 months please help we live in housing volucher and housing requested that we get new carpet the apartment told housing and us to just steam clean the carpet that will kill any mold we have been dealing with mutilply health issues living here since we returned to the apartment we living a small income and are now dealing with wood mills in our carpets. Please help us resolve this so we can live comfortably please help us get this resolved for our health and safety ourmedical health is suffering

      The tenant is accurate in
      stating that they had a dryer fire on or about 3 years prior. The fire was due
      to misuse by tenant, the fire was contained to the dryer/kitchen. The
      remediation professionals hired to take care of the remediation repairs never
      reported that the carpets needed to be replaced. 2 years after the tenants
      brought up the carpet and wanting it to be replaced. Our maintenance staff
      inspected and found tenant damage to the carpet (pet, fruit punch and other
      staining) we informed the tenant we can replace the carpet but due to it being
      tenant damage and not normal wear and tear the tenant would be held liable for
      the cost of replacement. The tenant stated they did not want to pay for the
      replacement. 
      The tenant reported on Tuesday July 23rd that they have wood mites in their
      unit. The tenant has been placed on the exterminator list for treatment today
      Thursday 7/25/2024 for inspection/treatment of the "wood mites."
      There has never been a report of "wood mites" prior to this date. The
      housing inspector inspected the unit recently stating one of the repairs needed
      would be that the carpet needs to be replaced. Again we will replace the carpet
      but due to it being tenant damage the tenant is held liable for the cost of
      repairs.
      In regards of the "mold in the carpet" nothing has
      been reported to our office leak or maintenance wise that would warrant mold
      growing in the carpets. Due to this being reported on here we will have our
      restorations company scheduled to inspect the carpet for SMG, This will need to
      take place after we have the exterminator in the unit to determine if and what
      type of pest is in the unit and what treatment protocols need to take
      place.

      I waited over a month for a working toilet when I moved in. Now I’ve been going back and forth to fix the oven for a month. I have put in 6 work orders, they send someone out to look at the oven, tell me what’s wrong, leave without fixing it, then close the ticket and never come back. I have to keep calling and putting in more tickets. Each time, it’s a different tech who comes in so I have to start all over with the explanation of what the previous techs have done. There is no communication with each other or with the maintenance department to say that work hasn’t been completed.

      Tell us why here...Her most current complaint to the office is regarding her oven. The top portion of the stove is operational. We have been out to service multiple times and every time it is functioning as designed, we have replaced parts as a precautionary. Including the thermostat, the heating element, and the top coil. I have had a technician go out and show her how to operate the oven. The stove needs to be on the broiler setting for the part of the stove she is trying to operate. She is not satisfied with that. We have her on the schedule for this afternoon (the time she requested) to swap the stove entirely with a brand-new Stove. We spoke with her yesterday on the phone and today regarding the replacement of the stove.  

      ~(On 8/25/2023 she opened a work order for her oven stating that it takes 25 mins to preheat to 350. A technician responded and the ticket replaced the top element and closed out on 8/28/2023. On 9/8/2023 she opened a work order for the oven top element not heating. A technician responded on 9/13/2023 informing resident that the oven needed to be placed on broil for the top element to heat up. She opened a ticket on 9/22/2023 for t-stat not working, the on-call technician responded after hours on 9/22/2023 resident was not home. He showed her guest that the burner all heated up, that the broiler heated and glowed orange, and the oven was heating/reaching the temperature. Everything was functioning as normal, so the ticket was closed.  On 9/25/2023 we submitted a supply order for appliances including a stove. We installed a new stove for the resident today 9/27/2023.)

      Before I moved in Seasons I spoke with ***** and told her several times that I work from home and travel for work. I specifically said I didn't want to be placed around a lot of kids. I wanted to see the place, but they kept telling me they were behind, and I didn't get to see the apartment until a week before I move in. It seemed quiet and I saw no one. Well, it was like the first night I was their kids came from everywhere! Beneath me, beside me and across the hall! I have severe anxiety due to trauma. Sudden loud noises and screams trigger these things. I have been getting that day in and day out! I've submitted at least 7 written complaints and yet they are treating my most recent complaint like it's the first one! They do NOT have a complaint process in place because you get different things from different people!!! I spoke with 2 employees of this company who said my building is known to be full of college kids and weed smokers and loud!!!! I asked the office why they put me here they said that was all they had left!!! So that leads me to believe they DID KNOW, they just didn't tell me. (I also have this in writing) then ***** advised me to "call the police" THIS IS HOW LAZY AND INEFFECTIVE THIS OFFICE IS!! I advised her that I don't rent from the police I rent from you, and these are your unruly tenants and it's your job, not that of law enforcement who has better things to do. (I have this in writing as well) the kids are playing in the hall banging on each other's doors it appears the children are left home during the day unattended, but I am not certain. I have ZERO company; I just work 24/7 almost from home. I got a white noise machine to drown them out.

      I have been here since May and refuse to move furniture in because this is not livable for me! I have been complaining since day one and specifically told them about the noise. The only complaint they gave to these people was a note on the door of the building.

      At the time of the tenant's application, we were trending 99.86% at that percentage that leave only 1 available vacant apartment that was unrented. Our community offers many styles, floor plans, and sizes so she was placed into the unit that fit what she was looking for in an apartment in regard to size/floor plan etc. Familial Status is a federally protected class as such we are unable to disclose those types of information to residents especially since we are a family-friendly community. When a resident applies our leasing agents place them in an apartment based on what we have available that closely fits their size, floor, amenity preferences.

      The weekend prior to the tenant's move in she went to see the unit, location, and building, no issues were found at that time. She proceeded to move in on May 21.

      On May 22 the tenant did call in and speak with a member of leasing regarding noise in the building, she was informed of our noise protocols and that we will follow up on the claim and if what she was experiencing violated the county noise ordinances she would need to contact the local police to get a report filed. Shortly after a building notice regarding noise was sent out and a violation was sent to the suspected unit directly as well. The tenant then started submitting memes and concerns on social media platforms regarding her issues as opposed to filing it directly with the office. Each time we received notification of a posting from her, a member of our office would reach out to find out what was going on and what her concerns were.

      On Aug 23 the tenant posted a complaint on one of our survey sites, I reached out to her on Aug 24th by email apologizing for her not being happy with her placement and touched on all her concerns that she brought up on the survey. I told her that we would continue to address the issue with her neighbors but these things are not always instantly resoved. Informed her, by documenting with the local police this will help with a more permeant resolution. I also offered to put her on a waitlist to transfer.

      On Aug 30 I followed up with another email after receiving the notification from your office again apologizing that she is not happy where she is located and offered her to break her lease with no penalty or to again be added to the waitlist for a transfer. She responded but did not acknowledge or accept any of the offers. 2 members of our team did do a surprise inspection of the building and found no noise violations.

She said she came back in the morning. YOU DON'T ADDRESS THE ISSUE OR COME HERE TO INVESTIGATE UNTIL THE MORNING OF THE FIRST WEEK SCHOOL STARTS???? I HAVE DOCUMENTED WRITTEN COMPLAINTS COMPLAINING ALL SUMMER LONG!!! To which you put a note on the main door never addressing my complaints seriously until now! THANK YOU FOR MENTIONING MY COMPLAINTS ON SOCIAL MEDIA BECAUSE THAT PROVES YOU WERE IGNORING ME THE ENTIRE TIME! I posted multiple complaints on social media to which obviously you saw and responded to one of them weeks later! Like I said my job is busy enough, having to play detective and do the work you are supposed to be doing, constantly documenting complaints because you refuse to walk around the corner to investigate thoroughly is insane. YOU DIRECT ME TO CALL THE POLICE BECAUSE YOU DO NOT WANT TO ADDRESS THE ISSUE! It is a COMMON COURTESY ISSUE, THE CHILDREN ARE LOUD, UNRULY, RUNNING IN THE HALLS AND YELLING. THE SOUND OF CHILDREN ARENT MEASURED BY DECIBELS!!! I RENT FROM YOU! NOT THE POLICE!! If I pay my rent to the police sure I will call them, but it is not the job of law enforcement to handle tenant noise complaints, it's yours. I TOLD YOU UPON MOVING IN THAT I WORKED FROM HOME AND I NEEDED TO BE ABLE TO WORK. I TOLD YOU THAT SUDDEN BANGS AND SCREAMING I COULD NOT ENDURE MEDICALLY AND PROVIDED YOU DOCUMENTATION! BBB I will gladly provide you with ALL the documentation, online complaints, video and audio proof of the noise upon your request. Because they have left out all the information in their response detailing their LACK OF ACTION. Please know regarding this complaint, I had to follow up with them to obtain their findings.

      I have no idea what you have going on because having to reach out to you to clean up something that wasn't my error in the first place isn't something I planned to have to do. If you list a phone number on your website and flyers I can only assume it is there to be used. Because I also get busy with work which is why I need notice because my career is my priority like your job right now is to you (see how that works) Leaving the key is not an option because I have to be on call and sometimes have to leave for life or death emergencies, so no thank you. Especially due to the organization of this situation thus far there is no telling if or when the key will be returned. I will call on a day when you are able to answer your listed working phone and stop by between those hours as I will still be working. Because like you I have things to do that do not center around this but being that this is actually your job that is why I was calling. My main concern was the times and you clarifying the times because as I said I have things to do.

      I emailed you because I was not able to call. We had multiple emergencies on Friday that did not allow me free time to make any outbound calls. Regarding your request, ***** and I have both stated that you may bring your key to the office to have a copy made of it.
      Once maintenance makes a copy, your original key will be returned to you the same day. If this is not an option for you and you would like to make your own copy for us to have, your rent account will receive a credit for the cost of the key.
      This cannot be done on a Saturday due to there being only "on call" emergency maintenance.
      You may come to our office between 9 AM and 4 PM. If this does not work with your schedule, you may leave your key in our drop box which is located outside of our leasing office side door. If you do this, your key will be returned the same day.
      If you do not receive a call back from myself or our office, it is because we are working diligently to resolve all conflict as it comes to our attention. Email is sometimes the fastest method for myself to respond. I hope this answers your questions.

      Let me help with the information that a customer who works for a living might need in this situation and why that person might be calling you due to the process not being specified ....

      1. Can the customer walk in at anytime to get a copy made, or is it only a maintenance person that can perform this service?

      2. Can this be done on a Saturday?

      3. Will there be a wait or can anyone in the office make a key?

      These are just a few of the questions that a customer might have regarding the process via PHONE ïïï��ï��ïï��ï�� if they say that they were trying to call you. Due to the other sh...stuff they may have to do throughout the day.

      Just so you know I said I tried "calling" you and not emailing, i screenshot and attached another copy in case you missed it.

      I assure you that we address the issues each time a complaint comes into our office. There are many notes in the system documenting the noise complaints. Unfortunately it is a slow process when the resident decides to ignore our notices.

      What will happen is if there are many lease violations against a person we can file a breach of contract with the courts, going that route does take time as most result in court dates and trials etc. Or if the person is close enough to the end of their lease we can non renew them, either way we are unable to disclose exact details to fellow neighbors due to confidentiality laws/policies.

      What I would recommend is that each time the disturbances happen, to call non-emergency police for disturbing the peace and then report it to our office the more we have the more solid our case becomes for us to be able to perminantly resolve the issues.

      The other thing we could do is put you on a our waitlist (if that is something you would be interested in) to transfer apartments. I just can not guarantee that you won't have similar issues in a new location.

      I told her that I worked from home and traveled for work and it was just me! If that is the only apartment you had left at the time, a little truth wouldn't hurt! ïïï��ï��ïï��ï��ïïï��ï��ïï��ï��♀ I get told by YOUR STAFF, that this is the "Noisy building due to the college kids and weed smokers" "THEY COME BACK EVERY YEAR" . SO YOU WERE FULLY AWARE WHERE YOU WERE PUTTING ME! I understand you didn't have anything else left but it could've been disclosed to me the nature of the building I was moving in allow me to decide on my own.

      YOU HAVE THE FIGHTS WITH THE WOMAN AND HER "BABY DADDY" across the hall and the sherif. YESTERDAY A WHOLE SQUAD OF OFFICERS IN BULLET PROOF VESTS TO SERVE AN ARREST WARRANT.

I don't have company, I cause no commotion, I am not loud, I never complained about the maintenance delay, my floor is still not fixed that's fine (whenever you get to it), I could've even coexisted with the bug ïïï��ï��ïï��ï�� infestation, FOR MANY PERSONAL REASONS I CANNOT DO THE NOISE. The banging on doors, the random yelling, these people are just inconsiderate for no **** reason! The kids yell run and jump and slam into the doors of their home of course it's not constant but Monday and Thursday and Friday of last week it was a marathon, it was all day, but it was Thursday or Friday that I saw the mother come upstairs with bags and the kids opened the door. I am not certain if the noise is because they are being left home alone. Which means if I ever have confirmation of this, in my profession I would be obligated to report it.

      Being that I have complained multiple times it's either that you aren't addressing my complaints to them or they just don't care ïïï��ï��ïï��ï��ïïï��ï��ïï��ï��♀. Either way it's the same dance just different partners. Nice meeting you ***** let me introduce myself.... I have to hear my neighbors and so you have to hear me. ïïï��ï��ïï��ï��

      Because I have come to realize you have deliberately moved me into the sliding fee scale section 8 housing part of your community because nobody leaves, These people are here round the clock! I still haven't moved any of my things in storage here. Because this is not livable.

      Good evening Seasons at Bel Air Management Team,

      I wanted to make you aware as of yesterday there have been safety concerns at 1100 Iron Bark ct.
      I called the Sheriff's office last night because someone was lurking in the wooded area. The officer came out, I waited for him to arrive before getting out of my vehicle. When the officer came he and I both heard someone in the dark wooded area and when I heard that I immediately left to go inside and allow the officer to handle it.

      Tonight I was on the phone in my car and was gathering bags while also on the phone with a friend. I saw nobody outside nor did I see any cars pull up. I went upstairs, as I was in front of my door ready to unlock it. I heard the door open slowly and no keys or anything. Then i heard someone briskly walking or running up to my floor. I quickly unlocked my door and slammed, locked and latched it.

      I then heard the footsteps stop, turn around and walk back down the stairs. No sounds of keys nothing.

      I am cc'ing the Sheriffs department and and others to have multiple records of this being reported.
