Rebuild metro 1 has been doing janky business for as long as Ive been renting from them since 2019! Approximately mid April 2024 l noticed an unusually large balance on my account. I spoke with the at the time property manager *********** who informed me that they internally had to do ledger cleanups or audits or whatever the case which was fine then she informed me that l. 2022 someone incorrectly applied HUD grants to my account. Although this was negligence on their behalf they will allow me to find resources to help with the balance. Where l feel as though Im not responsible for their negligence. Rebuild has switched property managers three times ln 2024 already and no one has prior knowledge or access to anything prior to them jumping in and trying to enforce false narratives. Where as they have someone new whos came in like a wrecking ball being completely rude and unprofessional basically telling what it is and what it isnt when she is completely wrong! Ive had to miss work multiple times due to court back and forth and their case keeps getting dismissed because Ive paid my rent l have documents and receipts and the constant back and forth is becoming nerve recking and uneasy! Im really lost as in to what direction to take at the moment and again l am not the only resident with these issues.

The residents recounting of events is inconsistent with our records of her account and unsupported by our documentation of her rental charges and payments over the course of her tenure. The resident moved into her current unit in March 2022. Over the course of 2022 and 2023, the resident regularly failed to pay her full rent and accumulated a substantial negative balance on her account. In both November 2022 and November 2023,ReBUILD attempted to be responsive to the residents ongoing challenges by providing her significant financial support through available COVID rent relief programs. However, the amount of rent relief that ReBUILD was able to provide was not enough to cover her full outstanding balance. Despite being given ample opportunity to pay her outstanding rent, the resident currently maintains a substantial unpaid balance from prior years. An unrelated modification was made to the residents account following a recent internal audit, but this modification had no impact on the amount of rent that the resident owes to ReBUILD, which is fully documented in our accounting system.

Our property manager recently contacted the resident to seek to resolve her longstanding unpaid balance and offered to meet with her in person to review her ledger in detail, to document its accuracy, and to avoid any further confusion. ReBUILD continues to welcome an opportunity to meet with the resident in person to go over her account and come to a common understanding of how much she owes and the options available to her to reconcile her balance.
