In November and December 2022 Maryland Renovation Services removed my back porch and replaced it. Everything was to be done completely. On June 12 I reported a leak over my back door. They came but did not find the source. Then I was away from home with a broken shoulder (I am **). After I returned the leak got worse when the rain was driven from the west. Their roofers had pulled out the wider flashing that was set into the brick wall and lowered their roof line without replacing the pointing so that rain driving from the west entered my first floor kitchen.

After a number of calls and email they finally sent someone to check. He agreed about the reason and took photos about 9/15, but I have heard nothing further.

The company eventually cost me nearly 3 times the original estimate. The repair should be simple to complete.

This is not true!! the flashing was removed but , new flashing was installed on the new porch roof. The reason it cost more as stated in her paperwork is that we could not see damage that was not visible to the eye. After removing things then more damage was exposed to us. I have sent someone out yet again. I will go one more time but the leak is not coming from the work we did

I am rejecting this response because: there was no leak before MD Renovation removed the original pointing and placed the new flashing on the roof below the gap. Now there is a leak every time a heavy rain blows from the west. I understand that the worker who removed the old roof did not communicate with those who put on the new roof and would not have been asked to repoint what they were not looking for. Visible or not, the fact remains that I have a leak caused by your removal of the original set in flashing.

This can be either repaired by MD Renovation or by sending a check to help pay for a repair done by the previous roofer (TSW Roofing Solutions) who has always been very helpful.

      Sincerely,

      Date of transaction 4/3/23
Estimated time for completion 2 days

They were paid a down payment of $4376 for repairing our kitchen (demolition and supplies) the final payment upon completion. The demolition was not completed as stated in the proposal. The entire ceiling was supposed to be removed and then new sheet rock and tiles were to be installed. The ceiling only had holes that they decided to be filled in. We have called numerous times because they just stopped coming and calling. They reported that they had the ceiling tile a couple weeks ago and have only contacted us one time when we couldn’t be there with one days notice. Because of the excessive dust my mother has had to be treated for a severe sinus infection. Now when we call only the answering machine rings and we don’t get a response. We have spoken to our insurance company and they also have tried to get the contractor to expedite this process with no luck. At this point we would like a refund for only the amount that they completed which is minimal or an immediate completion of the job. Once done the price of the job has to be reevaluated due to the minimal amount of work and time put in to the project. We also requested as a side project to have the ceiling fan moved for $200 which will be paid for separately. What we want is simple, and that’s for the ceiling tile to be installed correctly. As well as a readjustment of what they actually did which pales in comparison to what they stated in the proposal.

This is absurd!!! the job was complete attached is the contract and it was for 30 days not two days. The tile was on back order and when we received it we installed it. The insurance company never once said that we actually spoke with them and asked them if they were holding the payment until the project was done and they said no that the ***** keep calling them. The insurance company even told them that sometimes back orders happen, if they read the contract they would know these things. They called every day multiple times a day. And as for the dust this is wrong and absurd as well things were plastic off but dust was minimal. Anyway the job is done and the balance waived for the *****

I am rejecting this response because:

Instead of bickering back and forth over this matter with MRS I propose that we conclude this matter using common sense. The simple fact is that the job took 7 weeks but whatever I’m just happy that it’s thankfully done.

However here is what needs to be resolved and I did try to call MRS this past Friday so that we could conclude the matter. The following are the details I left on his answering machine.

      His proposal. $1070
Removal of tiles, crown molding, damaged drywall
      What happened: fair estimate $500
      Ceiling tiles removed only

      His proposal $962.50
Purchase new drywall and install finished
      What happened $0
No drywall needed there were only holes that needed to be filled which they did

      His proposal $1635
Purchase and install new crown molding
      What happened $0
The existing molding was able to stay in place so it was left alone which I and his worker made him aware of.

      His proposal $1973 & $925 = $2898
Purchase and hang new ceiling tile
      What happened $1973
The tile was installed with the existing original tile track and tile clips

The only charges at this point are for the purchase and installation of only the ceiling tiles (excluding ceiling tracks and clips which were reused). The demolition was for the ceiling tiles and the ceiling hole debris only. Again the rest of the drywall was not touched and the crown molding stayed in place. I have pictures to back up my claims for the ceiling work as well as the invoice for the breakdown. I can furnish those once my son shows me how to.
      Money paid out initially $4376
Est. money spent for material/work $2473
      Money overage $1903

Again I just want to resolve this matter because my mom has been through enough. She became ill from the dust of the sanding that occurred several times. She is 83 years old and this has taken its toll on her enough. Thank you for helping us in this matter.

      Sincerely,
