1 starSCAM. Terrible experience. Was given an “offer” to buy my home and told me they could close soon. I told them another deal had fallen through and I wanted to close in 2 weeks. Then, without explaining the details/process, they sent over a contract to “purchase” my house. The closing date on the contract was 45 days out but they told me they can close sooner and that 45 days was just standard language. I figured out later that they put a 30 day due diligence clause in the contract NOT for an inspection, but so they can try to sell the house themselves at a profit. If they can’t sell it, they simply bail and leave you where you started. And that’s exactly what they did to me. They put NO earnest money down… NO deposit… nothing. Once I realized their scheme, I asked them to release us from the contract because we were under the impression they were cash buying our home and could close as soon as title work was done. They refused and I had to pass up other interest in the house while they tried to sell at a profit. They also tried to cut my realtor out of the equation, and used her photos of her listing without permission!! SHADY. STAY AWAY.

Regarding the timeline, we understand the importance of closing as quickly as possible. In some cases, we can close sooner than 45 days, and we always strive to do so when feasible. The 45-day window in our contract is meant to account for inspections and any potential delays that may arise during the title work process. We apologize if this was not communicated clearly.
Our standard 30-day due diligence period is designed to allow us to fully inspect the property and address any issues that may not have been apparent during the initial meeting. This is standard practice to protect both parties and ensure a smooth transaction. We understand that this might have created some confusion, and we are sorry for any inconvenience this caused.
We want to clarify that we did speak with your realtor and did not attempt to cut them out of the transaction. Additionally, we did make efforts to arrange a follow-up visit to take our own photos, but we were unable to gain access to the property.
We truly value your feedback and take it to heart. Your experience highlights areas where we can improve our communication and processes to better serve our customers in the future.
