I have been without hot water for 10 days they keep saying they are working on it still nothing is being done no one seems to care whenever you put in work orders you get no response the maintenance only lies and sit out front doing nothing they only concern is moving more people in the buildings are old and need a lot of repairs I been here for 1 1/2 starting to see they don't care about tenants just want to collect rent. I have been paying the rent for my son and authorized to speak for him. He has a very soiled carpet in his condo @ ***********************************************************. I have been told for four months the carpet replacement is approved but no response despite frequent calls made. The people answering the phone only say they pass it on to maintenance and it never changes. There is no accountable person who responds to the delay. They say they will call back but dont. It is the worst response by any landlord I have encountered in 50 years. They say the carpet is approved and waiting for the carpet and time to schedule but this is now over 4 months!! No person is making this job a priority or communicating. My son is on disability and needs an advocate which I have chosen to do.Business Response

I do show that there are notes from Oct that carpet was in good shape. We did try and make contact to bod the carpet, but no one was home and there was a dog loose. This was done on 3/20/23. I will have comeone come out today and do a ******* inspection on the unit and report back to me what is going on with the carpet.Initial Complaint

I moved into my apt on 3.5.23, called Middletown Management on 3.6.23 to advise them I had no hot water iny shower. Today is 5.26.23 )almost FOUR )4) MONTHS later!!!!!) and I still have ** hot water in my shower!!! The upkeep and property maintenance at "The Suites of Irvington" located at ***************************************************************************** is soooooo poor!!!!! I've contacted the *********** about the problem several times, contacted Middletown Management several times to advise them about the problem and NOTHING! Middletown Management constantly gets a "Green ***** and "Pass" by the Courts, the county, and the ******************** *******. Yet if I didn't pay my rent for FOUR (4) MONTHS, Middletown Management would have ****** to court and would have began "Eviction" proceeding one!!!!!!!!!! Ive had no hot water since I moved in February 1, 2023. ***********************, director of operations lies weekly that theyre fixing it. Its been four months. I still have no hot water. He is dishonest and delays fixing it by sending lies of texts out stating its going to be fixed. Hes done this for 3 months. Lies. I moved in on 4/27 my sick was not designing water and something was coming up from in the drain . I called twice the morning of 4/28 and told them my sink is clogged upon moving in . They said they would send someone out here to fix it . Later that day a Maintenance man came in to install my AC and said someone will be out for the sink he has another issue to handle at another residence . No one came I called again on 4/29 and told them it is in the contract that it is an emergency situation and someone was suppose to be out she filed a request and said someone would be out today to fix it . No one came . At this point it is starting to give a smell of fumes and is making me nauseous. I called again on 4/30 and I left a voicemail . No one was answering the phones and no one returned my call. I start to develop headaches when Im in dining room living and kitchen. I called again 7 times on 5/1 was told someone would give me a call back , that someone was coming out that day and another emergency request has been out in. I also went to the office and asked about it she said someone would be out shortly that day. No one came. I have now began having a migraine being at home and the nausea is getting stronger every time to go in that are of the apartment. On 5/2 I called 6 times being told that some has already been out here and that they tried to fix my sink when Im face no one has came to my apartment besides to install the ac unit in the bedroom. I also was told yet again that someone would be out here . When I asked for an ETA I was told they dont have to provide one and I need to stop calling . Then he hung up on me . I sent an email to the marketing team with no response and DOO ***** he said he was calling the maintenance team immediately and still no one came . I began throwing up and had to call into work . Throughout 2021 and 2022, I rented a property with Middletown Property group.My base rent was 800, amounting to roughly **** after fees / utilities etc.I accepted the property in an as-is state, as the previous tenant skipped town on the lease and the company was eager to find a last minute tenant. I rented the property for just over a year from Summer 2021 to Summer 2022.When I moved into the property, I discovered broken windows, broken blinds, AC units held into place by tape/moldy cushions. Blood stained bandages in the sink/shower. Holes in the faucets. No functioning heat. No access to the fusebox/switches. Mice/Rodents in the walls/Floors/Ceiling. Mold in the bathroom. UV lights in place of regular light fixtures.I cleaned what I could, made maintenance requests for the rest.They never resolved the rodents, not once sending help. I made do with traps and by acquiring a cat.They never fixed the blinds or broken windows. I had no access to heat throughout the entire 2021/22 winter. Forcing myself to buy space heaters separately in blizzard conditions. They repeatedly ignored my requests for a fix.I regularly had no hot water / plumbing / potable water for days at a time I lost power frequently for 8 hours at a time. Sewage flooded the apartment from below multiple times.I was willing to write ALL of this misery off as a bad decision on my part, not choosing a better place to rent.After moving out I was contacted and ordered to pay $800 in move-out fees for broken blinds/windows broken by the previous tenant prior to my move in. I tried to file a dispute directly, and they ignored my attempts. I was sent directly to debt collectors who have placed a claim on my wife's credit score.I believe this business is acting with criminal intent, not only failing to provide legal and safe environments to inhabit, but by seeking collection of money not owed by individuals they believe have no ability to defend themselves. In December of 2022, I notified Middletown Property Group that my sink was backing up producing excess sewage via my only bathroom sink. As of April 19, **************************************************************************** which they will address this. I currently live ** the Pickdilly Apartment Building which they manage located at *************************************************************************. ** addition to this, they do not have an active permit for their passenger and or freight elevators. Several floors are missing the mandatory well-lite exit signs. As of this message, the building has experienced two fires in the last year.Business Response

I left my apartment managed my Middletown Property Group in December of 2022. According to my lease and ************* law, they were required to return my security deposit within 45 days. It has currently been over 100 days. We left our apartment clean and with no damage. I have called several times and get told by Middletown that they just need to call over to another department or talk to their manager to give me a time frame, but that it will get send. One time they called and stated that a check was being mailed, and then after weeks without it arriving was told that it would be at least another week before they could mail it. This is completely illegal and immoral. Just because we no longer live in the state doesnt mean they can keep money that is legally ours.Business Response

I am the co-signer of a lease for my son, a rental property in ********, IN. The lease timeline; 9/25/21-9/30/22. The property address; *************************************************. *****. *( The lease was signed without seeing the inside of the property, only via advertised photos, description and seeing the outside.) My son, ***********************, has ADHD, PTSD and a low credit score. I feel that he was taken advantage of. The property was not move in ready and there were workers there on the day he moved in. He was told by the workers that they had a couple of months worth of work to do before it would be move it ready. My son had exhausted his finances in order to sign the lease and move in. He had no choice but to stay. He contacted the Management Company. No explaination was given. The workers return the following day to finish up the job they were working on at that time and never returned. My son had expected that they would continue to work on the place for the next few months as it was in great disrepair. Holes in the walls where you could see outside, cracks in the floor so you could see into the attic from below, windows not placed properly, animals nesting in the walls, lights hanging from the ceiling by the cords, no fire alarms or railings, doors hanging from hinges etc....My son provided a couple of photos of things that weren't right upon move in, that was all that was permtted. *These were never addressed and seem to have vanished according to the Middletown Property Group. I made multiple phone calls and was able to get a couple of fire alarms installed. Upon completing the lease, all rent was paid, ***** is being charged $1,992.50 for another month of rent and supposed above and beyond damages. *($500 deposit was not returned as well.) Two letters were sent to ***************************** the landlord and multiple emails. Only response was nothing was to be changed. No list of how the deposit was spent. Damage charges are bogus. For your reference, details of the offer I reviewed appear below.The response provided by Middletown Property Group is a stall tactic. I am the co-signer on the Lease, my son is ***********************, the leasee. I am filing the claim on his behalf. Middle Town Property Group is aware of this. They allowed me to make payments from my bank account for the lease monthly and contact them on my son's behalf all during the time he resided in the property. My son has asked me to take care of this matter. He is mentally unable to do so. This response shows again how the management is taken advantage of his disibility. If you prefer, I can have ***** sign a statement that I will be the person that they must speak to. I can also help ***** to file an additional claim and can include photos at that time. Middle Town Property Group has been instructed verbally by my son to speak with me concerning working out the unresolved false billing statement. ***** was offered a promo going on to all of their past tenants to take off $750 dollars from his bill. His response was that, everything will be handled through a third party being his co-signer. The only resolve will be to delete the extra rent and late fees from the bill since ***** does not owe any additional rent. If they wish to honor the additional deduction offered to all of their other tenants too in good faith, that will be acceptable.

Upon account audit I did find that removal of the fees for blinds and doors were justified. I was able to locate an inspection completed before his move in to back up his word on the doors/blinds. There were no blinds present at move in, and the doors flagged were damaged in the prior inspection.
We are adjusting the trash out charge to be $150. Trash was left, but no large items. The area manager agreed to compromise on this charge.
We will be altering the final month of rent (October) to be the hold over fee as listed in the lease. His lease ended the final day of September, and he notified he had completed move out on 10/3/2022.
The hold over fee is $250 daily so rather than seeing a full month of charges the fee will be $750 total for 3 hold over days.
The $500 mentioned in this is a nonrefundable redecoration fee. However upon the account audit I did find he paid a $2000 LMR for 2 months of final rent.
He continued to pay through his lease and this amount was not released. This information has been forwarded to the accounting team to make the needed changes to his account.
He will end up with a credit balance resulting in a refund due to the large amount paid at move in for those last 2 months of rent.Customer Answer
