Back in 2019 i moved to these apartments called Overlooke at **************** apartment, i paid $350 deposit i stayed and renewed my lease every year until 2022 when i moved, i am now being charged $476 and none of my deposit was applied towards my balance. I need this to be readjusted accordingly it's preventing me from being able to move out of complex.Initial Complaint

My unit was overrun with black mold. I reported the leak through the work order portal 11/2024 and the maintenance manager covered the mold with plywood and never came back. Staff on the office changed almost daily so my emails requesting an update were unanswered. I became severely ill and continued to attempt to contact anyone. The only time I got a response was after I posted pictures of the mold and cover up on a ****** review for the apartment complex. I could not and did not live in my home for two months while the health department came in to file an official health code violation which required them to act accordingly. Prior to the violation and still, I have seen several medical providers including emergency department visits, specialists, experienced painful testing, and minor surgery to repair symptoms caused by the chronic mold exposure. Medically, my symptoms qualified as a level 3 exposure. was never offered any type of accommodation to another unit or per diem despite being legally obligated to do so under the Colorado Warranty of Habitability. Upon returning to my home after the repairs were made, I have been harassed by staff multiple times in what feels like retaliation. Including a call to animal control about "abandoned dogs" when I was out of the apartment for less than two hours. I came back five days ago to pack what's salvageable and to move out. I can't even pack and leave in accordance to my lease without fear of retaliatory acts by management. Every item in my apartment that is porous, must be destroyed and replaced because of the long term exposure to mold. My wardrobe, mattress, and couches are all contaminated. I have thousands of dollars in medical bills with ample medical evidence. As well as over 75 photographs, every piece of communication ever sent or received, and every work order.Initial Complaint

I moved out of the apartment and a room mate addendum was signed and I was released from the apartment and all responsibility of the apartment. See email attached. I contacted the apartment and they have a new management and could not assist advise that I contact Laramer but was unsuccessful. This is affecting my ability to find residency and affecting my credit. The resolution is to have this removed from all background checks including one specifically for apartments checks and my all credit bureaus.Initial Complaint

Laramar Group doing business as ****** Lofts, took my deposit money for an apartment I applied for on 10/30/24. I did not get the apartment for an unknown reason. I was promised my deposit back if I didn't get the apartment, but the business kept my monies. I lived in Churchills Choice in **************, **, before it was sold. An employee put my name on a lease (4520-412) with my sister and her husband without my permission. I lived in that apartment previously with my mother before moving into my own place in July 2017. My mother moved into a different apartment in the same building. I never signed a lease and they were evicted. I am now being contacted by a collection agency in regards to money they owe and am getting the run around from all management companies involved.Initial Complaint

the access into the property has been broken for weeks.tenants are unable to utilize the app system they have in place, to enter the building, let package handlers in, or guests the front door does not open!!!!! someone has to be available to let you in - which is a major safety hazard!!!!calls are being unanswered regarding safety concerns - it is not safe nor NORMAL, for doors to be jammed and building entry to be faulty in this city!Initial Complaint

I have lived here 2 years, and signed by renewal lease last Aug 2022, due to delay with office staff. My lease expires 4/5/2023. The new office staff said they needed me to go to office to sign a lease as that lease was not correct. They charged me about an additional $300 this month, because they said my lease expired, even though I have a lease signed by the office saying it expires 4/05/23. So they told me they would credit the money when I came in and sign. LIES!!! I took them the lease and they implied and pretty much said, that I must have printed the lease and signed it myself. I signed that lease in their office with the previous staff that was there. The office manager, ******, was very unprofessional and said I must have printed off the computer. I don't have a printer but would not do that either. I signed that lease in front of the staff, who signed it as the apartment office. They said my lease is "fake", like I signed it myself cause they do not recognize the signature. Total ****** people do not sign exactly the same every time. Now they refuse to give me my money, my account is in the hole. They made copies of the lease, very unprofessional. I am not a criminal, my job requires a background screening every year and fingerprinting. I complained to their **************** and filed a complaint with the ****************************** in ***********. I also contact Spectrum Watchdog to make a report.Initial Complaint

I moved out of an apartment in 2017. My daughter and I recently applied for an apartment and were denied because I had an outstanding balance that was sent to collections and I was never notified of this balance. I contacted the apartment complex and they stated I owed $533. However, in the five years that I've been out of that apartment, I was NEVER notified of an outstanding balance that went to collections. When I spoke to the gentleman at *****************************, ************, **, he stated that he saw a balance for unpaid utilities. However, my water usage was included in my rent and the electric and cable bills were paid in full upon me vacating the unit. When the gentleman confirmed my telephone number and current address, they were ones I never had. This has caused us to not get an apartment in the area I desired. It is very upsetting and discouraging that we could possibly not have anywhere to live because of the negligence of *****************************.
