May 2025, the apartment in building M was rented "move in ready." The apartment had major cover *** to the mold, water damage, massive bug problems, and extreme damage to both entry and exit doors. A pipe burst inside the apartment. Three months later, after filling through the system, reporting it to the office, and reporting it to the property manager, and contacting the Audubon company, not a single problem was remedied the entire time I was there. The building should be condemned. They still have not released my deposit two months after leaving the slum property. However, I still get emails from their automated system and a few notices about how they are going to sue me for remaining rent balance, despite not being a lease holder any longer.

On July 11, 2025, myself and roommate, ********* ******, moved out to The ****** Apartments in **************, **. This was a few weeks after putting together that there was mold in every air vent in our apartment. Once we came to this realization, we escalated the issue to property manager, ***** ********, who laughed at us on the phone upon addressing the issue and told us "you can test for mold all you want but regardless it will come up positive". We then arranged to meet with him in unit a week later, where he and maintenance staff were supposed to come to our apartment and perform humidity testing and assess the mold. This never happened. After his no show, I went to the office demanding we be taken seriously, as the mold had already been causing severe health issues, including two ER visits of my own. We went back and forth with the office staff for over a week, as ***** continued to avoid us. I then showed up in person and put ***** on the spot to come see our apartment in real time. He then came and glanced at the issue, refusing to acknowledge much. I then told him we wanted to terminate our lease and requested reimbursement for the remaining days, which he and his manager eventually agreed to. We moved out on 7/11 and were told that the reimbursement check would be mailed within 30 days of our move out. It is now 8/22 and the check still has yet to be mailed. ***** ******** and his manager, ***** Angle, have been avoiding all of our questions and have yet to provide any details as to when we can expect the check for the amount of over $1,700 owed to us. Screenshots and documents attached for reference.

My husband has filed numerous complaints about (brown, black, and orange colored) mold all along our bathroom ceiling, shower and flooring (I have to bleach the bathroom every 2 weeks to help keep down the rapid mold growth, the shower walls and bathroom floor is rotting and sinking, air filters not being changed routinely, and a carpet that has not been replaced since he moved in in 2015. The parking lot is dark and dangerous because the outside pole lights do not come on in front of my building. A breezeway light caught fire and it took the apartment maintenance people 4-5 months to fix it so the breezeway where I enter the apartment was pitch black. The rent keeps increasing at every renewal but the property is less than subpar. Theres trash all along the outside of the building because the concierge trash collection comes randomly and the numerous stray cats get into the trash. Theres no one maintaining the grounds. Trees have fallen behind my building and have been rotting and causing snake den hazards for years! The office staff has the most rapid turnover I have ever seen and with each turnover the staff becomes more and more unprofessional. Rent payments often get lost or not credited to accounts in a timely fashion. We have renters insurance and have submitted proof numerous times, but continue to get an extra charge for not having renters insurance. Every time my husband reports the issues with our apartment he is told, We cant do anything about that or We can move you to another apartment but wont help with moving expenses. Work orders and pest control orders get marked as completed without anyone ever coming to the apartment to do the job requested. Numerous times my husband has been working from home the entire day when hes been told someone came to our apartment to fix the issue or spray for pests, yet no one has knocked on the door or come by. There is only 1 trash dumpster/compactor for over 100 units so it overflows.

have been living at ****** at ********** since October 8, 2024. Upon moving in, I noted various issues with my apartment and was assured they would be fixed. To date, only two issues have been resolved after multiple attempts to contact Mr. ****** The washer-dryer was installed, and the mailbox key was provided on November 1st. Until then, I had to use a laundromat and collect my mail from the post office due to security concerns. The following issues with Cadence at ********** remain unresolved, and I have the email and phone copies of all requests. The maintenance and office staff have reported that all issues have been contracted out; however, this is now approaching 30 days. Before today, my mailbox did not have a lock, leading to stolen medication and mail. My door key was rekeyed improperly by maintenance. The light in the breezeway is out, posing a safety risk. My patio is dirty with debris and spider webs, and a large dead tree behind my unit attracts spiders and ants. The living room, hallway, first bathroom, and master bedroom floors are warped and potentially hazardous, including the smell of mold and/or mildew which horrifically affected my sinus allergies. The office staff said mold was detected and I would receive follow-up, but maintenance claimed no mold was found, and the flooring is not severely warped, so it won't be treated as urgent. These conditions are unacceptable, and despite multiple maintenance requests, the issues remain unresolved.

I moved into the point which is now ******* on the beltline in September of 2023. Initially when walking into my actual unit after signing the lease i was overwhelmed by the smell of cigarettes from my upstairs neighbors. After putting in complaint after complaint they finally gave it a rest but by then all of my belongings smelled of cigarettes. During my first 2 months here I also had to heat my water on the stove or microwave to bathe because my hot water heater did not work. (I will insert my BBB complaint number for that.) Once that was was finally resolved everything was smooth sailing until me and my roommate split. I decided to get a 1bd1bth. Upon moving in with my 30day notice of transferring units my unit looked the same as it did when I toured one day after the previous tenant left. Holes and sticky stuff on the walls (yes they didnt even bother to paint) some dried up black substance on my blinds and windows seal. I was informed to just write errors on the move in check list. Then ga power has been charging me for both my new and previous unit (will insert BBB complaint for that) because they restarted the system and it took a couple of months for everything to come back up so now Im stuck with the bill. Im now here because the last straw was a rat or mice on my bed WHILE I WAS IN IT!!. Ive never been this traumatized in my life I cant even sit in a apartment that I pay for. I asked to be relieved from my lease since Ive been sleeping in my car since the incident (three days ago) and was informed that they require a 60 day notice and a fee for lease termination. I informed the property manager that resolution was simply not going to work for me due to me sleeping in my car in the garage. She informed she would write up my approval for lease dismissal but the decision falls on her regional manager. Well seeing how most of my issues happened while **** was here in person and I spoke to her about everything ( to no avail) . You can see why Im here.

I am a former tenant of ********, Tyler ****** at Cadence at ********** in ****** AL. I vacated the apartment on 17 August 2023 after adhering to the policy that the last month's rent be paid in full. A refund of a portion of the rent was due to me within 30 days of turning in my keys. I called the leasing office several times. They said the refund had been sent. In November 2003, I went to the leasing office. I was told that they mailed the refund, but did not have a forwarding address. I left a forwarding address when I turned in my keys. I was told to contact corporate. I has emailed corporate my address and requested a final statement with my refund. Almost a year later, my refund has still not been received. I am so disappointed and frustrated that this management company has been so unresponsive.

I have been assessed a charge, of $3,067.00 by the corporation AUDUBON at Corners at ********************* for insufficient notification of lease termination. My lease was scheduled to end on March 31-2024. I was in communication with the leasing office staff because I was in the process of purchasing a home and planning to move in December 2023. The plan changed, and expected to move out at the close of my lease. I also share a contingency plan to go month to month if the construction of my home was not complete. Attached below this is the letter I sent to the corporate office.March 26, 2024 ******************* *************************************************************************************** To whom it may concern:In mid-November 2023, I went to the leasing office and spoke to ******************** to advise that I was in the process of purchasing a home. We discussed the process of ending my lease because the official end date of my lease is March 31, 2024. He advised that I would be responsible for payment of the month left on the lease should I move before that date. I anticipated making my purchase in December 2023. However, I did not complete the purchase until March 20, 2024. In January, I went to the leasing to advise that I would not be renewing my lease as I was in the process of making and finalizing the purchase of my home. I also advised that because my home was a new build, if it was not completed by the end of my lease, I would go to the month-to-month payments on my apartment until I could move into my new home. The official end of my tenancy is March 31, 2024, and I will not renew my lease as required to remain a tenant. I will be leaving the property on Friday, March 29, 2024. I am requesting that a representative of Corners at ********************* be present to check the premises for the final walk-through before I turn in my key. Also once completed, I would like to know when my deposit is returned. Best Regards, ******************* ************

I live in a property owned by the audubon management company and have been dealing with neighbors that constantly throw trash and food into my yard. I have complained multiple times about the lease being broken and managment refuses to do anything. They will not answer the phone or reply to emails even though I am a paying resident
