      I entered a 13 month lease in april of 2024 that ended on May 10, 2025. The signed leasing agreement states Upon receipt of your move-outdate and forwarding address in writing, the security deposit will be returned (less lawful deductions) with an itemized accounting of any deductions, no later than 30 days after surrender or abandonment unless laws provide otherwise. The apartment was vacated in due timing of the 10th of May and the final account statement reached my email on the 15th of May. After the agreed upon 30 days to return the security deposit had passed there was still no sign of a check. I decided to give it a few more days in good faith thinking it may have gotten caught up in the mail , I went out of town and when I came back still to no sign of a check I finally took the time to reach out and check with the complex on June 26th. At this point we were 45 days past move out with no check and was told on the phone that it was supposed to be delivered in ******************************** the same phone call was told it would be received 30 days after the check was written which I was told was on June 1st. The check that was supposedly written on June 1st never came so I reached out again on July 1st this time over text explaining the problem and was told its my fault my check hasnt come because I took so long to reach out. I wrote that I was expecting my check by July 8th which was the 60th day **** from when i moved out and my check was not received until after July 13th. The date on the check is July 8th meaning the company waited 60 days from move out to even issue my check as I believe the original check they claim to have sent was never sent in the first place. After already less than satisfactory experiences living in the complex I intend to hold the company accountable as I fully believe this isnt the first time they have taken advantage of their tenants. Attached is my initial and final account statements and a screenshot of the lease.

      I have lived in Cortland Duluth properties for 3 months and have had terrible experiences including sexual harassment by maintenance workers, constant issues with appliances and living with roaches and other insects. Even the pest control I received landed me in an urgent care for a severe allergic reaction. These many different situations should be enough to be released from my lease without penalty. Yet the leasing staff continues to use the death of my brother as my reason for not wanting to live here anymore. Not only is that disgusting; its disturbing that personal reasons would even be used on a notice to vacate with the issues Ive been having. You think that because you fired the maintenance man who harassed me, as if your gates are not always open and he doesnt know where I live, is enough to continue living in this ***** motel you call an apartment. I am trying to find a common ground with this company but at this point its clear that Cortland want me to live with insects.

      My AC went out on July 7th around 2pm. It is now July 9th and I'm still without AC. It's been over 90 degrees and they have not let me know when it will be fixed nor have they offered any temporary solutions. They sent out a memo saying they were short staff so maintenance may be slower than usual but that they would prioritize emergency/essential requests. On the list of emergency/essential requests was being without AC in weather above 80 degrees. It's been consistently over 90 degrees and yet I'm still without AC and I live on the 3rd floor. They have an emergency maintenance phone number in which I called but the person that answered just took my information and no one came out. I even tried to call the emergency maintenance number today and kept getting routed to different departments that couldn't help me.

      I am fing a complaint against CORTLAND LAKE LOTUS APARTMENTS in ************************** I am a resident who has been living here from December 2022 until present. Recently I have been having issues with the ** unit dripping water and leaking. I've had to sleep in a hot apartment more than once. MAY 2ND there was leaking coming from the ** UNIT and someone came to clean out the ** UNIT. On Jun 13th my ** UNIT stopped working and I slept in a hot apartment. They gave me a ** to put in a window on June 14th which wasnt all that cool either and then installed a new ** UNIT ON JUNE 18TH. This has been going for the past few months and recently it has gotten worse in ARPIL 2025 until now there has been major issues with ** UNIT and some issues in my bathroom with black molding around the pipes in the bathroom. ON JULY 1ST there was a leak and dripping noise coming from the ** UNIT and JULY2ND leaking in my bathroom. I have expressed my concerns to the office and maintenance worker numerous times. I also let them know the latest there is something going on with the pipes behind the wall and an issue that continues to be with the ** UNIT. I PAY 1750 for my rent and always on time! THIS IS TOO MUCH MONEY TO PAY FOR ALL OF THESE ISSUES AND I WANT SOME OF MY MONEY B**K FOR ALL THE ISSUES I have been dealing with this for the past few months. THIS IS UNFAIR AND NOT RIGHT.       I am a former resident of Cortland Westshore in *****, **. My experience during the ******** lease term was deeply disappointing due to consistent property management failures.Throughout most of my lease, fire alarms were erroneously triggered at least once per month, often during storms or inclement weather. These false alarms frequently disrupted sleep and work productivity, and over time, residents became desensitizedchoosing not to evacuate. This posed a serious safety risk that management failed to address.Upon moving out, I completed minor cosmetic repairs to the drywall, filling and sanding chipped paint areas. These repairs were verified as sufficient by the maintenance team. However, I was later billed $396.76 for drywall repairs without any documentation or evidence. When I raised this concern with the "account settlement specialist," I was met with indifference and offered a marginal discount, despite the lack of substantiation. Additional issues throughout my lease included:Pet waste left in indoor hallways for days at a time, persistent ceiling leaks on the top floor, roaches despite maintaining a clean living environment, repeated unexplained power outages, even when TECO confirmed no external issues, regular elevator outages, stolen/missing packages, arbitrary valet trash fines (e.g., penalized for a trash can lid being slightly ajar, while neighboring units left multiple *********** containers without consequence). It is clear that the focus of management is more on extracting additional fees from tenants than on maintaining a safe, clean, and functional living environment.

      We were charged an extra week of rent after moving out. Previous emails with the supervisor confirmed we would only be charged rent until June 2nd. They added an additional week of rent, 6/3 to 6/9, to the final utilities bill. We contacted the office and was told there was no charge, even though on the Final Account Statement they sent the charge was clearly visible. After more back and forth, they stated that this is no longer their problem, and their billing department would contact me. This has been 2 weeks ago and I have still not heard or received anything. We are owed about $500 from our deposit, yet they are trying to charge us an additional $100!

      Im a current resident at Cortland ********* in ******, **. Throughout my lease, *** experienced multiple unresolved issues, including three separate floods, two A/C failures, and a consistent lack of accountability from management.Our unit flooded three times, once causing a ceiling leak that led to a light bulb exploding. Each time, management offered surface-level fixesvacuuming water, patching drywallbut no long-term repair or preventative measures. The root cause was never addressed, and no compensation or relocation was offered.We also dealt with two A/C failures in less than a year. During the first, we were told it was likely due to a dirty air filter from our dogs. The filter was changed, but the A/C still blew hot air and the temperature inside remained over 80 degrees. The system failed again recently, confirming the issue was never fixed. The unit is outdated and inefficient.Our guests car was towed from the leasing office area before any signage was posted. Management refused responsibility and referred vaguely to policy. I also reported harassment from another tenant, which was acknowledged but never followed up on.The gate system failed multiple times after a switch to phone number access. We were locked out, and though staff were informed, no immediate solution was ******************* will likely claim these issues were addressed, but addressed is not the same as resolved. The same problems keep happening. Communication is poor, follow-through is lacking, and the overall experience has been unacceptable.I am requesting a lease release without penalty and formal acknowledgment of the repeated unresolved issues that made this unit unsafe and unlivable.

      Went to the hospital and was 1 day late for rent due to being admitted at the hospital. They said they dont care and I still have to pay the $400 late fee

      Complaint Summary: ********************* unresolved access issues, communication failures, and misleading amenity changes at Cortland **** Northlake have made my living experience increasingly unacceptable and unsafe.Complaint Details: I have been a resident at Cortland **** Northlake since 2022. While my initial experience was positive recent decisions by management and a continued lack of accountability have significantly diminished the quality and security of living at this property Key concerns include:Locked Out of Building:Management replaced key fobs with a mobile phone app for building and amenity access. I was never properly notified, nor did I receive setup instructions or a start date. After a long road trip, I was locked out of my own building. I also cant call myself in via the callbox because my name still hasnt been addeddespite repeated *********** Portal Access:Ive had no access to the resident portal for several months. I cant view my rent balance or submit maintenance requests online and must contact the office directly for even basic ************** Transfer Delay:A family member who was on my original lease still hasnt been added to the current lease due to an IT issueunresolved after over four months and many follow-ups.Misleading Amenity Change:Secure fob-based building access was a major feature when I signed. The mobile app is not what was advertised and is impracticalif your phone is dead, lost, or without signal, youre locked out.Neglected Security and Maintenance:There have been numerous car break-ins, ignored maintenance requests, etc showing zero care for resident safety and comfort.Desired Resolution: Restore portal and callbox access.Provide a documented explanation of the access system change and offer a backup solution.Promptly transfer all leaseholder information.Issue a formal corporate response addressing these ************* requesting the BBBs assistance in holding Cortland accountable.
