      Beacon Management Services is managing ************** subdivision.1. Despite repeated requests from many community members, they have not taken any steps to properly secure the neighborhood. To be more specific:a. The front gates often stay open the entire time.b. ********* the automatic gates stay open long enough for multiple cars to enter the neighborhood.c. Speeding vehicles have been a huge concern.d. Vehicles are improperly parked on the narrow roads of the subdivision making it difficult to navigate past them.e. There have been break-ins and burglaries.f. Neighbors have also raised alarm of masked intruders checking out properties.g. Requests to consider implementing ************* patrol cars has gone unheeded.2. The main clubhouse, especially the gym, has been non-functional for almost a year.3. The tennis court reservation system has no controls in place to prevent overbooking and other forms of misuse.They need to focus on the substantive and big issues and be more responsive to home owner calls and messages.

      This is by the worst *** in Atlanta!! I turned In an ARC form to add flowers to the front yard and it took 4 moths to get approved. I then got told they dont normally take that long there was confusion. I turned in an ARC form to add solar to the house which would cost me $68,000 to help my house go off grid. When I talked to them on the phone they told me that the builder, who was still in charge of the *** because 1 house had not sold) doesnt like solar and wouldnt approve it. When I told them a house in the community already have solar was told they would submit it. Took 2.5 months to get a denial with no explanation. Just a letter saying denied. And the 1 house has already sold. So Beacon should be gone.

      Sorry excuse for an HOA management company. Increased HOA fees on my neighborhood this year, but we dont even have streetlights or maintained picnic pavilion. The basketball court is not even maintained. They are now attempting to charge all homeowners on my neighborhood $65 a month for sewage easements for our septic system. This was not written into the buying contracts, despite what their letter stated. None of the zoom town hall meetings work, as in they are broken links. But then the company gaslights the home owners and says its somehow our faults. I have never been so disgusted with a company before. I do NOT recommend moving to a neighborhood managed by them.

      Terrible!!! If this company is going to manage your community its time to leave. The *** ************************* is only good at telling you that your neighborhood is in their portfolio. They do not live up to their agreements and I believe our HOA should *** them into the dirt. This company needs to be investigated and our money returned.

      Beacon Management Services manages our property Covered Bridge condos in ********, **. Our community deserves better than Beacon. They do not answer their emails, they are still taking 21 days and counting to understand how to refill our dog p*** stations bags with clean bags, not rocket science, folks at Beacon. Open your vehicle, put clean bags in, drive to Covered Bridge, empty dirty dog p*** bags and fill the slots with ************* p*** bags. They are not sending out violation letters for vehicle per our ************** with expired tags, we have a commercial vehicle now on property with a for sale sign in it which is against the **************, and their first broadcast email to the community said we look forward to serving you at Stone Manor. We live in Covered Bridge, not Stone Manor. Please do not use this company to manage your property whether condos or free standing homes as they are the worst we in my experience living at Covered Bridge condos for over 20 years have ever had as a property management company!

      This company never responds to emails or messages if you have questions/concerns. The only time you hear from them is if theres a violation. Such a horrible experience. Our community deserves better.

      I have been trying to get an approval for my fence installation for 3.5 weeks (July 28th) . I have been going back and forth through emails asking for someone to return my calls so that I could get an understanding of whats needed and I am still waiting. My contractor finally sent in a complaint against the management because I wasnt the only person having problems with getting in touch with someone regarding the same thing. Everyday this week it has been something different and instead of calling me to go over what was misunderstood I got sent a page from the management booklet and a highlighted reminder of the 30 day approval process with them knowing my fence install was set for the 22nd of this month. If they had sent this to me in the very first email I could have sent it to my contractor to go over and made corrections based off of that, but instead she waited until today. I still have not received a phone call nor have I been given coorperates number.
