    Beacon Management is one of the most negligent and unprofessional property management companies Ive ever encountered. They are consistently unresponsive to resident concerns, fail to enforce HOA rules, and allow board members to act without accountability or oversight. Repeated complaints about serious issues, including noise disturbances, safety concerns, and violations of community policies, are routinely ignored or brushed off.Their lack of communication, follow-through, and basic respect for homeowners is appalling. Residents deserve better. A management company should protect the integrity of the community, not enable dysfunction. Beacon Management has repeatedly proven they are not up to the task.

    I am filing this complaint regarding Beacon Management Services and their handling of the ***** of ****** ***. After nearly three years as residents, we have experienced ongoing poor management and communication.A month ago, they announced the pool would open today. My children were excited and counted down the days. We arrived to find the pool locked, with no notice or explanation. This is not the first time. Last year, the pool opened a month late and was frequently closed without informing residents, yet they still threatened people who unknowingly used it.Landscaping has also been poorly handled. Our townhouse sprinklers have barely worked since we moved in, and our yard is mostly dirt. Despite many complaints, nothing has been ******* the same time, enforcement of trivial rules is aggressive. They are quick to send emails about trash cans left out briefly or a neighbor placing a portable basketball hoop in a cul-de-sac, shaming them publicly.Beacon has repeatedly failed to prioritize meaningful community management. We pay thousands annually and receive little in return. Communication is poor, maintenance issues go unresolved, and responsiveness is lacking.I am requesting this be addressed. I will also be filing complaints through other channels if necessary.

    This company should not be in business. The only thing they are good at is collecting fees. Beacon does not answer the phone, emails or any form of communication. I have lived in my community for 16years, Beacon took over 2 years ago. I never had an issue if I had to park on the street or my driveway. Although, even tho I have 4 vehicles, I do not make it a practice or parking on the street unless necessary. I recently received in the mail a picture of one of my vehicles in front of my home parked on the street on Halloween night of 2024 along with a $250 fine. I tried reaching someone to advise that on that night we had some activities for the kids and furthermore NO ONE HAD EVER MENTIONED THIS NEW RULE! No answers, no replies, kept getting mail about this $250 ridiculous fine. Finally get a response when I said that I was not paying my HOA until i received a response stating that there is no parking on the streets and my request was denied. January 26th we had a HOA meeting that almost turned in to a battle zone because all community members were upset with the SAME lack of communication and ridiculous fine. I will make sure the local news is notified and everyone in the community begins to write reviews on all platforms regarding this joke of a company. ****************** resident.

    Hello,I have had the worse experience with this company. We have been going back - and - forth via email since July and still haven't resolved anything, it takes them a week /weeks to respond. The ********* of my community has made a bad choice switching to Beacon Management! Their communication is the WORSE and the company is very unprofessional!

    This company is a joke. The dont answer your calls nor return them. The property managers constantly lie. They allow things to be built in our community that are not even in our ARC or our CC&RS. A Pavillion behind a house? It was never disclosed to us by the builder this **** dark thing could be built.. It has no place in our community. We are allowed 5 Ornaments in our front yard. Some members are allowed multiple violations of 10 or more. I did not buy a house here to have others be allowed to take our property values down while Beacon does nothing to address these violations. This company should not be allowed to exsist. Shame on ****** homes for hiring them. Beacon Management will done be gone from our community and the only ones that cry will be violation breakers.

    Dear BBB,I am writing to formally file a complaint against Beacon Management Services based in *******.. The issues I am experiencing began in May 2024 when we received a notice regarding to the front door and trim of my mothers condominium. The notice stated that if the issue was not resolved within fifteen days, we would incur fines of $25 per day until addressed.I purchased her home in 1992 after she suffered multiple strokes that left her disabled. We live at ******************************************************,. I am concerned by the insensitive manner in which my mother, a senior citizen with neurological disabilities, has been approached regarding this issue.Upon receiving the notice, my mother consulted with an approved contractor in our community, who confirmed that there were no issues with the front door trim. Following their advice, we painted the trim and borders as requested. Unfortunately, we were not aware of the requirement to upload updated photo documentation to the portal, which seems to exclude many residents who may not be computer-savvy. After submitting the current photos requesting a waiver of the incurred fees, I encountered difficulties accessing the uploaded photos. Despite several attempts to contact the property manager, ******** ******, I received only voicemail responses. When I sought assistance from the clerical staff, they informed me that they had received our recent photos but were unable to provide direct contact information for the property manager, as they were instructed not to share email addresses.Additionally, we received another unexpected bill related to chimney work performed without prior notification. While I do not dispute the legitimacy of the work, the lack of transparency and communication surrounding this charge raises serious concerns about the managements practices.The combination of poor communication, lack of professionalism, and the imposition of unwarranted fees is unacceptable.****** ********* and ****** *****

    This company is a scam company with no morals or decency. They are sending violation notices every single week to my address, which are getting to me a month late by the way, about the same issue and purposefully charging me for these violations so they can run up the rent. They are stealing from their renters. They are putting people in homes that have large-scale violations and are in desperate need of repairs and upgrades and sending them violations for them not being done. These issues are being inherited by the renters and they are being made to cover these upgrades and repairs that should have been done before moving into the property. They are also sending violation notices on top of that so they collect more money from renters. This company should be shut down and the management should be jailed for their criminal practices. This is the worst company ever and I recommend they be investigated for their predatory practices.

    Hello,Hello my name is ******* and I live in the ***************** Community of ****************** in a DRB Home. I moved into my home March 28 and by April 4 I had a violation concerning my weeds. By mid April, I had hired all turf lawn to control my weeds, but I received a second notice for an unsightly conditions by the first week of May. Beacon Management our *** company takes pictures of our lawn to show us our unsightly conditions. The first picture of my weeds, was unsightly but I had just moved into the home. This should have been taken care of before I close the second picture you can clearly see the difference to my weeds. After talking with my neighbors, we are all receiving *** lawn violations within the first week of us being in our new homes and some of us have already been fined monetary fees of up to $700 for not responding to beacon management emails. The consensus also shows that we have not been allowed to even make a homeowners account to even see the emails that was sent out before the *** management had our *** initiations fees. When you call they let you know we have to wait at least 14 days before we can get online but we received notices within 7 days. ******************* is the *** person we have to contact. She is not helpful. We all know they have a job to do but we are being fined even when the construction company leave debris in our yard. One neither was recently fined because her yard to be be dug up due to concrete being the barrier that preventing her grass from growing. She was fined because of the yard work by the builders contractor team.This is by far the worst *** I have ever lived under.

    Beacon Management Services is managing ************** subdivision.1. Despite repeated requests from many community members, they have not taken any steps to properly secure the neighborhood. To be more specific:a. The front gates often stay open the entire time.b. ********* the automatic gates stay open long enough for multiple cars to enter the neighborhood.c. Speeding vehicles have been a huge concern.d. Vehicles are improperly parked on the narrow roads of the subdivision making it difficult to navigate past them.e. There have been break-ins and burglaries.f. Neighbors have also raised alarm of masked intruders checking out properties.g. Requests to consider implementing ************* patrol cars has gone unheeded.2. The main clubhouse, especially the gym, has been non-functional for almost a year.3. The tennis court reservation system has no controls in place to prevent overbooking and other forms of misuse.They need to focus on the substantive and big issues and be more responsive to home owner calls and messages.

    This is by the worst *** in Atlanta!! I turned In an ARC form to add flowers to the front yard and it took 4 moths to get approved. I then got told they dont normally take that long there was confusion. I turned in an ARC form to add solar to the house which would cost me $68,000 to help my house go off grid. When I talked to them on the phone they told me that the builder, who was still in charge of the *** because 1 house had not sold) doesnt like solar and wouldnt approve it. When I told them a house in the community already have solar was told they would submit it. Took 2.5 months to get a denial with no explanation. Just a letter saying denied. And the 1 house has already sold. So Beacon should be gone.
