I was able to collaborate on a transaction with ***** that had several moving pieces. The moment I contacted him with what I needed and the time frame I needed it in, he not only delivered, but overdelivered. I have never seen a property close as fast this one did. That one property sale closing, created the happy domino effect that so many people were counting on to make magic happen just in time for the Holidays!

My complaint to the owner was this: Property Problem solvers came in and pressured me to sign a contract which I believed was a guaranteed $200K net to me on or before 12/5. After signing I reached out to real estate professionals in order to fully understand what I had signed. At that time I realized that, no, it was not a guaranteed $200K. The listing period was nothing but a due diligence period for you to market the property as a net listing (illegal in Georgia) and then return the property to me after youve marketed it to the public with whatever price reductions you wanted, without input from me, and then terminate the contract once you deemed you couldnt make anything selling it.If you recall, I TRIED TO TERMINATE THE AGREEMENT WITHIN HOURS OF SIGNING IT on the same day! Yet you had your legal department threaten legal action against me. And then you had the audacity to reach out to me to say you would be able to sell the property as outlined in the agreement. So heres what youve effectively done. You would not let me terminate within hours of signing the agreement once I understood what I had signed. You threatened legal action against me when I tried to terminate (within hours of signing I might add)Youve stigmatized my property by marketing it to the general public; reducing the sales price of the property without input from me, to a value I cant realistically market the property at with a traditional agent.Youve broken the GA *********** Law with a net listing. And now you send me a TERMINATION LETTER stating Buyers decision to not proceed with the purchase of the above-referenced property I find this Interesting seeing how I was threatened with legal action when I tried to terminate within hours of signing with you. The bottom line is- they only care about profit and if they cant scam you into the lowest OFFER possible so they benefit, they greatly reduce listing prices and just hand you the keys back.

****** ** strive for excellence in all that we do. Our number one goal at Property Problem Solvers is to help you sell your home to an investor, at a price that is right for you. You agreed to the price and you even made a recording where you explained that you were good with the price and that you fully understood our agreement and the terms. You understood we would be using the "attorney in fact: document that you signed to list the property. This was in no way a "net listing". You gave us written and recorded verbal permission to do that. You seem like a very intelligent person. I have a hard time thinking you didn't understand and agree to it all. However, after I paid for professional photos, a cleaning of your home, 3 open houses and 100's of phone calls made on your behalf we determined that the price was too high to sell. When you indicated that you disagreed, we released you from our agreement without charging you a single *****. I wish you the very best. I hope that you are able to sell your home for the price you believe it right. ** released you from our contract because we do not want to cause you problems or delays. ** gave it our very best effort. ** are humans and we do make mistakes. However one problem you have is on both sides of you there are houses for sale, for $40k less than yours. I have no way to control that. I am very sorry again and I hope that you have better luck than we did. Sincerely, Property Problem Solvers LLC.
