I am filing a complaint regarding the incomplete construction of my recently purchased home at ************* by GL Homes. Due to rising interest rates, I was forced to close on the property before construction was finished.Several key areas, including the Cabana bathroom and staircase, remain entirely unfinished. Additionally, numerous other jobs throughout the house are incomplete, and subcontractors have caused damage to my property during construction.The warranty was supposed to cover minor touch-up work, but it seems they are essentially completing the original construction instead. I have requested a timeline for completion, a plan to address the property damage, and a point of contact, but have not received a satisfactory response.I am hoping the BBB can mediate a resolution with the builder to complete the construction, repair the property damage, and establish a clear timeline for these actions.Business Response

On May 21, 2024, the Claimant submitted BBB Complaint # ******** via your website, which was subsequently forwarded to my attention for a response. Claimant purchased his Home from ******************************* III,LLLP (GL Homes) on September 27, 2022.
GL Homes was disappointed to hear about the Claimants experience and delays he cited in the Complaint. Although we disagree with Claimants contentions that he was forced to close on his Home or that the Home was delivered before construction was completed, we acknowledge there are several service-related issues pending completion. In that regard, shortly after receiving the Complaint, GL Homes Construction Manager personally met with the Claimant to review and provide an update on all pending repairs and the scheduling of Claimants warranty requests.
Additionally, cabana bath repairs have commenced and is expected to be completed tomorrow. Furthermore, we are in the process of scheduling the replacement of approximately 30 wood floor planks to address minor damage to the Homes flooring. Additionally, our Home Warranty staff are working with the Claimant to update certain warranty requests and schedule further service-related repairs.
GL Homes remains committed to diligently working to complete all pending service repairs to Claimants satisfaction and to addressing any further concerns in due course.

we went under contract feb 2021 with GL homes in the **************** we were told that we would close in april/may and that we may be delayed a month or two. we didn't close till end of September. it was covid, stuff happened we understand. GL offers a 1 year warranty on their new homes. you have to submit tix through their system to get things fixed. the day before we closed we walked around the home and he placed tix for two glass doors that were dented or scratched, as well as missing s**** covers and screens for all of our doors and windows. it is now APRIL 15th and I still don't have the new doors, or screens. I've been promised these things over and over. with nice smiley apologies and bs explanations. meanwhile homes being built in their new communities and even the few homes down the street from me that are now being completed have all of those things installed.I've had the project manager ************************* over, then his boss *******************, then the boss of "secure windows" ******* (which is another catastrophe) all reach out. and yet nothing has been done. secure windows was finallyyyyy supposed to be here today to fix everything. scheduled to come between 9 - 11am. well they didn't show up till 2:30pm. and informed me they have soooo much things to do, that they can't get to all of it today. they started by trying to replace one of the doors. and didn't replace it, and then just sat around their truck for an hour till 4pm so they could leave. they came, they saw, they didn't do shit!!!!I'm so fed up with this company and their ********. DON'T BUY A HOME FROM GL unless you want to deal with headaches for the rest of your life. they're incompetent and don't care about you. they'll always build the next community and don't care at all about the old ones.Business Response

On April 15, 2024, the Claimant submitted BBB Complaint # ******** via your website, which was subsequently forwarded to my attention for a response. Claimant purchased his Home from Boca Raton Associates VIII, LLLP (GL Homes) on September 20, 2022.
GL Homes was disappointed to hear about the delays Claimant encountered for the various service-related issues cited in the Complaint. Upon becoming aware of Claimants concerns, our Home Warranty Director contacted the Claimant to communicate an update on all pending repairs and the scheduling of Claimants remaining service requests. We are pleased to confirm that following our Directors conversation with Claimant, the sliding glass and cabana doors at the Home were replaced and new slider screens are scheduled to be installed next week, which will satisfactorily resolve all pending service repairs.
As always, our Home Warranty staff remains committed to diligently working to complete all future service requests in a timely manner and to addressing any further concerns of Claimant in normal course.

I requested the ******************** to reopen a swale grading complaint in June of ************************************** the swale rather than draining into the storm water pond behind my house. They sent a crew out to assess. The result was resodding. The sod failed to solve the problem. I filed to reopen the claim. They did so on their website. They informed me 6/23 after multiple attempts to contact that I was "at the top of their list". It is now March of 2024, and no work has been done: no surveying of the slope angle and no modification of the grading, and no replacement of the failed sod that was put in 2 years ago. The storm water continues to pool. I gave them a deadline of 5 business days on 3/14/24 and have not heard from anyone. I spoke today with *************** who they said they contracted to do the work, and was told that ** cancelled the work order in July of 2023 (less than a month after they posted that it was scheduled. They have continued to mislead me into thinking I was atop their list since June of 2023. The swale is worse now.Business Response

According to Florida Builders Law, All ceilings should be insulated. We purchased this home built by GL Homes. We a 2 story home. Recently we discovered that the first floor ceiling was not insulated. Florida code requires that all ceilings be insulated.Business Response

The Home was originally sold by Lee County Homes Associates II, LLLP (GL Homes) to ******************* on January 29, 2009. The Claimant did not purchase his Home from GL Homes and did not close on the Home until August 14, 2019 nearly five years ago and more than ten years after GL Homes originally sold the Home.
Unfortunately, Claimants BBB Complaint is one of several unfounded claims submitted by Claimant through various channels over the past few years. Although GL Homes stands behind its reputation as one of Floridas top homebuilders and vehemently disputes that it violated any building codes, Claimants Home is more than 15 years old,Claimant is the third homeowner, and we have repeatedly advised Claimant there are no further warranties applicable to his Home. There is simply no basis for Claimant to maintain a complaint with BBB and we decline to take any further action in this matter.

We purchased a GL home which has a 10 year structural roof warranty. I have reached out to *********************** in the warranty department and he just replies it is a 1 year warranty, even after I provided him the paperwork given to homeowners which states 10 years. The Home was developed and originally sold by Parklands Associates I, LLLP (GL Homes) on February 17, 2017. ******** purchased her Home from *********************** LLC on September 02, 2020, and she is the third owner of the Home.
********s Home is more than seven years old and therefore all warranties,other than the Homes limited structural warranty, have long since expired. Upon receiving the Complaint, GL Homes Home Warranty Manager contacted ******** to schedule an inspection at the Home to review the ********s concerns. Our investigation confirmed the leak is not a structural-related issue and it is not covered under the limited structural warranty for the Home. In that regard, we have informed ******** there are no warranties applicable to this matter.

The home, constructed on 2008, has developed a serious issue with the floor tiling. From approximately a year, the tiles on the first floor began to buckle, pop off, and crack without any external pressure being applied. This problem appears to stem from the inadequate application of thin set adhesive during the installation process. Notably, the thin set was primarily applied to the floor rather than adequately on both the tiles and the floor.I have repaired 7 tiles due to this issue. However, I am now faced with more than 25 tiles exhibiting similar problems, either buckled, cracked, or sounding hollow. This recurrence and escalation of the issue is concerning and suggests a fundamental flaw in the original construction, which poses not only a quality concern but also a potential safety risk. Additionally, I do not have enough spare tiles to remediate this issue due to their obsolescence. There is roughly **** square feet of tiles and I am afraid that, eventually, all of them will need to be replaced due to less than standard construction practices.I am seeking the repair of the flooring to a standard that aligns with professional construction practices. Given the nature and severity of this issue, a timely and effective resolution is imperative.Thank you for your attention to this matter. Although we appreciate the Claimants concerns, our home warranties are not in perpetuity. Claimant closed on his Home more than 14 years ago and all warranties applicable to flooring in the Home expired more than 13 years ago. Accordingly, we are simply not in a position to take any further action on this matter. We have multiple issues in our home. In particular 3 problems in master bathroom reported almost 6 months ago when we moved to our new home, and they haven't been resolved. The warranty department sends isolated vendors with no coordination of work, so they cannot resolve our issues. Our master bathroom has a drywall and cabinet with big hole after a pipe link was investigated. There is leaking affecting now the ceiling of the bathroom. I live in WR-436. Every single Item is broken. We paid ** Homes about $60,000 for the upgrade option, but they damaged or incorrectly installed all the options. In the meantime, I'm very surprised and frustrated that they don't make it normal while watching the simple and small things, such as paint repairs. Maybe they enjoyed breaking my house things They are supposed to fix a lot of things, but many times when they come to do repairs they make things worse and they try to say they can't do it. They actually say to us that if things that need to be fixed are fixed, they will break even more. Do I have to give up on wrong things?they are making repairs to save money on what needs to be replaced, and making the house more and more ugly, I can't expect any more repairs. I've been trusting then for 6 months. For Example, All of kitchen cabinets were bad and they came to retouch with paint, but they should replace. After they left I put tape back up again. You can't make all of option upgrade like that. You destroyed my home. It is very hard to communicate with the ** homes. I have to call and email a lot and they not answer.So I want get refund all of my option upgrade. The CM **** allowed that we could reinspect before the dry wall hung but he broke the promise and that made me sick with acid reflux until now and when it came to closing ***, ******* and ********* prohibited the inspection before closing. it s kind of scam. I strongly suggest that they refund about $60,000 my upgrade cost. Also I kept asking for the need for epoxy in garage right after the closing, but they didn't answer and only got a reply a week ago that ** Homes decided not to do it anymore. There's unfairness in that a house that closed a week before us has an epoxy floor and our house can't have it.I lost 10 pounds due to stress. On December 9, 2023, the Claimant submitted BBB Complaint #******** via your website, which was subsequently forwarded to my attention for a response.Claimant and her husband purchased their Home from Pasco County Associates III,LLLP (herein GL Homes) on June 30, 2023.
Although we dispute many of Claimants statements in the December 9,2023 BBB Complaint, we are committed to amicably resolving the Claimants warranty-related concerns. Our Director of Construction, *********************, along with our Home Warranty Manager, *****************************, personally met with the Claimant and her husband at their Home several weeks ago to review each of the customer service requests submitted through our online portal. As many of the items were duplicates, **************** generated a separate list of pending items which he provided to Claimant. At the time of the meeting, each item on the list was reviewed line-by-line with ******** and her husband. One such item on the list and mentioned in the BBB Complaint, the kitchen cabinets, were recently repaired earlier this month. Although the representative for the cabinet company believes the scratches were caused by a cleaning product or brush used by Claimant after she closed on her Home, we nonetheless have agreed to perform repairs and our subcontractors have ordered five (5) replacement doors which will be installed as soon as they are in stock. Additionally, ******** complained we did not provide epoxy flooring in her garage. Please note,Claimant did not previously order or pay for epoxy flooring as an option and we have explained that we no longer offer epoxy flooring. We will also not refund Claimant for any of her upgraded costs as she has requested.

Although we dispute many of Claimants statements in the December 9,2023 BBB Complaint, we are committed to amicably resolving the Claimants warranty-related concerns. Our Director of Construction, *********************, along with our Home Warranty Manager, *****************************, personally met with the Claimant and her husband at their Home several weeks ago to review each of the customer service requests submitted through our online portal. As many of the items were duplicates, **************** generated a separate list of pending items which he provided to Claimant. At the time of the meeting, each item on the list was reviewed line-by-line with ******** and her husband. One such item on the list and mentioned in the BBB Complaint, the kitchen cabinets, were recently repaired earlier this month. Although the representative for the cabinet company believes the scratches were caused by a cleaning product or brush used by Claimant after she closed on her Home, we nonetheless have agreed to perform repairs and our subcontractors have ordered five (5) replacement doors which will be installed as soon as they are in stock. Additionally, ******** complained we did not provide epoxy flooring in her garage. Please note,Claimant did not previously order or pay for epoxy flooring as an option and we have explained that we no longer offer epoxy flooring. We will also not refund Claimant for any of her upgraded costs as she has requested.

I didn't complain to get such a short and insincere answer.
My request for a refund is based on a frustration that the problem is that things are not repaired as it was supposed to be provide as new.

And for the cabinet, they didn't even use soap, I just cleaned the dust with water and towels, and I used a brush? A cleaner? No way.

After repairs we can see shiny, matte and textured(from paint spray) on cabinet doors a lot.
We can give up repair on only one door but they made this on almost every door with frame.
So we don't expect the rest of the door and door frame problems, the tile walls and tile floor problems, the protruding bathtubs, the problem the tilted tile walls of the bathrooms, the upgraded wooden floor repair problems, crooked walls, crooked window frames, uneven floors etc,

Can you fix the hardwood floors so that it doesn't stick out?
Can the cabinets all be finished with the same color and the same texture?
Are all the bent doors, all the paint marks left, the old yellow doors, all the chips on the frame to be replaced with new ones?
The tile alignment is also messed up and all the broken, scratchy, curved and dead tiles will be fixed with grout well?
I'm worried that they'll break another thing when they come to fix it.
These are things that your home would never tolerate.
It's not just one or two problems, but almost all of them are problems.
There are more problems than that,
I don't want to see any more of my upgraded options getting into a worst situation.

The wires aren't even properly arranged.
They allowed the inspection before drywall went up, didn't keep their promise, and didn't allow inspection at the final walkthru before the closing. We haven't even received a notice saying they'll allow Realtors if they don't accompany with Realtors within 72 hours of their first visit,
Anyway, so far, the standard has been messing with the repair, whether it's an option upgrade, and it's destroying new ones.
I don't understand why I have to rip up my new house and fix it.
Basically, the process of having to appeal for more than three months to fix the front door that doesn't close well was so exhausting and difficult, even after fixing it, the door is not normal and needs to be fixed again, it's not fixed, and all the doors need to be replaced.
That's why I'm insisting on at least returning the cost of my option upgrade. I'm disappointed with the parts that the builder will fix. we put money down on a house which we were supposed to close on in April or May then it went May or June then to June or July then to July or August now we are to September. I do not believe this going to happen in September either. There aretimes where nobody works on the house for weeks.Business Response

On August 23, 2023, the Claimant submitted BBB Complaint #******** via your website, which was subsequently forwarded to my attention for a response. Given the many factors involved in constructing the Home, Claimants Purchase Contract with ******************** Associates I, LLLP (GL Homes) provided for an estimated closing date. While GL Homes projects estimated closing dates in good faith based on the factors known to it at the time, delays are sometimes unavoidable due to, among other things, material shortages and the time period for governmental authorities to complete necessary inspections.
Although we cannot guarantee Claimant a specific closing date at this time, we are diligently working to complete construction of the home and anticipate closing will be scheduled within the next few months. GL Homes staff have kept Claimant fully informed regarding the progress of construction and we will continue to communicate timely updates in normal course.

I am rejecting this response because:
First of all there was no material shortage. Next they started another project so they took their workers from ******** in ****** and started them working on ******** Trails in Naples.I called around to various suppliers to see if there was a shortage of materials and even offered to ship over what they needed but they would not allow this.

******************** Associates I, LLLP (GL Homes) reaffirms to Claimant that minor delays were sustained due to certain material shortages with GL Homes suppliers, which was one of many factors involved in the completion of the Claimants home. Additionally, at the time of our initial response, we were waiting to pass one final inspection before requesting a Certificate of Occupancy.
GL Homes staff has continued to keep Claimant fully updated of our progress and we are pleased to inform Claimant that a Certificate of Occupancy has been issued and closing is currently scheduled for next week.
