    We have had a leak on our ceiling since Dec. 16, 2023. I paid for a water dectotor service to find the issue. We went to Advantage property management co. ************* for help.No response. Our neighbors said their floor was fixed. We had a mold detection co. Come in and do an inspection. We had mold. We have had a restoration company repairing the mold the last week and a half. We had a major storm today, and we still have a leak. We called Advantage Property and Casualty several times since Dec. And they have not responded once. We need help...we are out of options. Our neighbors say it's not their fault, HOA and Advantage property have not respo ded at all...

    I am writing to bring attention to some concerns I have regarding the services provided to our community. We must address these issues to ensure the smooth functioning of our community.1. **Lack of Follow-Up on ARC Forms:** - There has been a noticeable absence of follow-up or follow-through concerning ARC forms. Residents have expressed concerns, and it is crucial that these are addressed promptly to maintain transparency and adherence to community guidelines.2. **Inadequate Response to Phone Calls and Voicemails:** - Despite numerous phone calls to the office and several voicemails requesting a discussion on specific concerns, there has been a lack of follow-up. Effective communication is essential in resolving community matters, and it is disheartening not to receive the necessary responses.3. **Inconsistent *************************** ***** communications have been sporadic and random at best. A more consistent and organized approach to email correspondence is needed to keep residents informed and engaged.4. **Neglect of ******* Statute and Governing Documents:** - Even after sending detailed emails outlining instances where ******* statutes and governing documents were not adhered to, there has been no follow-up or acknowledgment from Advantage Property Management. It is crucial that these matters are addressed promptly to ensure compliance.5. **Enforcement of Policies without Proper Procedures:** - There have been instances where policies were enforced without proper procedures or vetting. This raises concerns about the fairness and legitimacy of the enforcement process.I kindly request that these issues be thoroughly investigated and addressed at the earliest convenience.     I have been calling and emailing with no luck. They purposely do not call you back. The following email was sent: Hello,Please have the supervisor contact me and pass along this email to them. According to the bylaws, page 39 section 3, it does not say that I have to have a survey. After speaking to several residents, I learned that they did not have a survey to replace their pavers. These CC&R are being selectively enforced. At this point, I feel that I am being discriminated against. In Martin county, a person can replace their pavers in the same place they were with no permit. Federal, state, and local laws take precedence over HOA rules. At this point, I feel that I am being harassed. There is no survey due to paying cash for the house. I will await your response today so I can get the pavers completed and now replace my grass due to this ridiculous situation. I am making the driveway look better from the cracked fake paver driveway that others have in the subdivision.

    I owe one of the units in a community Advantage Property Management manages, some questions have arisen on what am I paying for, they provide an amount every month however it does not provide clarification as to what I I pay for and how much am I paying per item.I called this morning 3 times asking to speak to a person in charge of accounts receivable and get a copy of my itemized bills for the past year, ****** the person who answer told me that was the job of my realtor at the time of sale and hung up the phone on me, I called back and asked again only to get her to recite what it was covered and she hung up again, called the 3rd time asking to speak to a manager only to be told the manager is not available and she hung up again......If I pay for a service I should have the right to request an itemized receipt .... I want all my itemized receipts for the last 3 years !!!

    In August I discovered water on my ceilings. Roofers where called. No roof leaks. I called an A/C company. It was determined that the ductwork needed to be replaced due to rats in attic. Ductwork was replaced. I live in a duplex. I called an exterminator to trap rats. Thousands spent on new ductwork and rat exclusion and trapping yet the rats were returning. The exterminator stated he could not help me as my neighbor had multiple openings on her unit. Unless she cooperated, he could not help me. Pictures were taken. He stated in his letter that is attached the problem is the unit adjoining mine. He outlines the severity of the problem. "Based on the rodent population in the area and the issues being dealt with, it is safe to assume that ******************** is a breeding ground for rats. This presents both health hazards in the form of rodent-born diseases and more immediate dangers like house fires being caused by chewed wiring. this is a serious concern and cannot be rectified with action being taken to address the rodent issue at *******************. His letter details the problem. He excluded my property yet took pictures of my neighbors' unit. Garage door broken and multiple entry points. My neighbor, ***************, who does not reside in the unit had multiple openings allowing rats to enter, as well as overgrown trees touching roof allowing rats to enter. I called Advantage Property management and River ***** Villas in August. I have several e-mails to and from the property manager *********. I included the letter from Wildlife Removal outlining the seriousness of the situation. I called my neighbor ***************, emailed her and sent a certified letter. To no avail. ********* stated via e-mail she sent a certified letter as well. ********* stated she had not heard from ************ and had no emergency contact person on file. ************ who resides in ************* disconnected her phone number. Tuesday, she returned. I am still paying for monitoring of my home due to the seriousness of this issue. ProControl my current company trapping due to the associations failure to reach ************ or take any action to protect my home or safety came out. I asked the worker to go to her home to offer her a free inspection. I was told ************ would only allow access to attic. He reported "numerous rat droppings in her attic." I called Advantage to speak with the property manager. Coty is the new property manager. I sent him the letter from August outlining the seriousness of this issue. I also asked why this property owner was continued to be permitted to allow her trees to grow allowing roof rats. According to the bylaws we are responsible to make necessary repairs as needed and trim overgrown trees and maintain our property to code. ************ has not been back to her property in one year. Coty in our conversation on 2/8/2023 agreed with the seriousness of rat infestation. However today he stated he could not "force" my neighbor to keep our property safe from fires and rat borne diseases. As well he stated ************ refused to give him an updated phone number. He stated, the property manager, "I can't force her to give me a emergency contact person." ************ would not allow for rat trapping in her attic. Again, leaving my home vulnerable to rats coming thru the firewall that does not extend to the ceiling floor. Coty from Advantage stated, again he could not force her to comply. He also stated he consulted the board of directors at ***************** who stated the same. Leaving my home vulnerable to infestations, possibly fires and rodent borne illness. This issue began in August and still continues to be ignored by the homeowner and by Advantage Property Management.

    It has been five weeks, 22 voicemails, and numerous emails regarding our fee that was cashed and application review of my potential tenant. I have never received a call or email back regarding this issue. The business and their employees are rude and careless with peoples lives.
