      HONEST review. Our experience has been HORRIBLE! RUN AWAY!!! We decided to draft a contract for a lot in ********************************* with the North Port sales office. The sales agent ***** was nice until we executed a contract. We made it know it was a top priority to fit a swimming pool on whatever we buy. It was the #1 most important item on our list. We were assured the inventory home that we picked would fit a pool and they would have the official site plan once construction started. We discovered they had the site plan and just chose not to let us see it before signing. About a week or two later after asking multiple times they finally produced a site plan for us. GUESS WHAT? Couldnt fit a pool comfortably! The lot was a 0.40 acre lot but slanted and then they put the well line running through the middle of the entire side yard! There was not enough space behind the house and then the usable side of the house had a well line running through the entire yard!!! The lot was NOT USABLE!!!We gave a cancelation notice and the agent was dry and didnt seem to care. Days later we received a call from management. He stated our reason for canceling was not valid and Maronda would give us a response within 60 days to our request and could possibly sue us for 20% of the home contract price. He also stated this is why they dont give out site plans until closing day. SO THEY DONT DISCLOSE WHAT LAND YOU ARE BUYING!!!! How unacceptable!!! First we are deceived and lied to by your agents and then you treat us with no respect. We quickly retained legal counsel and luckily we legally could walk away because we didnt give them the second deposit at construction start. READ YOUR CONTRACT. AFTER THE ENTIRE DEPOSIT IS GIVEN THEY WILL SUE YOU FOR 20% IF YOU CANCEL!!! It has been a week now and still have heard nothing from ******* or a signed cancelation notice. We may have lost our $3,000 initial deposit, but thank god we can walk away!!!

      May 30, 2025 Dear Better Business Bureau,Developer: ***** June ******** Maronda Homes Thonotosassa, Florida (Sales **** ***** *******)******************: Heritage Estates Subject: Formal Complaint Regarding the Delayed Installation of the Community Fence I am writing to express my deep dissatisfaction with the unprofessional way the installation of the community fence has been handled. This project has been delayed for over a year, and despite repeated attempts to resolve this matter through communication with the developer, builder, and the ***************, no meaningful progress or resolution has been achieved. Such behavior reflects poorly on the competence and reliability of those involved, and I would not recommend this builder to others based on my experience.The community fence was presented as a key feature of the development, essential for both the security and aesthetic value of the neighborhood. The extended delay has caused significant inconvenience and disappointment among residents. The lack of transparency, accountability, and professionalism in addressing this issue further undermines trust and brings into question the builder's commitment to honoring their ******************* date, there has been no clear timeline or actionable plan provided to indicate when this installation will finally be completed. This continued negligence is unacceptable and does not meet the standards expected of a reputable organization. If these concerns are not addressed promptly and satisfactorily, I, along with other residents, will have no choice but to consider escalating this matter further through formal complaints to regulatory authorities or pursuing legal action.       The ******************* installed the fence in phase 1 in accordance with community plans and county approved permits. In addition, we visited onsite and reviewed in person the location where the fence stopped on phase 1, and we discussed that no fence was approved or permitted for phase 2 development. All work has been completed in accordance with development contracts and county approvals.

From our first interaction, ***** was prompt, courteous, and extremely knowledgeable. He took the time to thoroughly assess the issues we were experiencing and ensured that every concern was addressed in a timely manner.What stood out the most was his clear communication and follow-through.       1. ************ will cut corners and build against building code. Lack of proper supervision (as seen by many tamales found inside our kitchen island). Water coming into the home under LVP flooring in many rooms due to not placing 6 mil water vapor properly under foundation and improper soil. ************ flooring was installed incorrectly. *** now moves, pops. Carpet with improper sealing and transition strips, now receding to the point of no fix other than replacement. Lied for a year stating the back of property could not be touched as it was county easement. It was NOT and HOA will fine us as Maronda did not properly grade, no grass and no irrigation. Despite proof, they continued to deny it being our property, refusing to fix properly. Advertised and sold us Level 2 cabinets, but put in Level I particle board cabinets. Used soil forbidden by engineers which hold water for days against the foundation. Negative graded home. The home must now be waterproofed. All flooring must be removed and the concrete must be waterproofed. This was all discovered and analyzed by numerous engineers. HVAC system with many violations including using R4 (mobile home) duct work in the attic. Placed heat strips that do not follow code nor are what was filed to the county. Used improper summer and design temperature for HVAC Manual J, against code. Mold growth (confirmed with labs) due to water into the home and improper HVAC system. Used improper wall insulation, against code. Placed used appliances into the home (oven and dishwasher). These appliances came in used from the model home. Contract: 1- They will state 2-10 Warranty is responsible and denies fix as excuse. 2-10 Denies responsibility. You are stuck. 2- The arbitrator is HIRED UNDER CONTRACT BY MARONDA. It is not an independent company. A large conflict of interest. You forgo court/jury and class action. It will cost $200,000 to fix this home. Maronda lacks communication, supervision and responsibility. Worst experience.

      This wasn't our first time building a home in ********** but this was the first time we went with Maronda Homes. We had an amazing experience from beginning to end. ******* was our agent but felt like more. She was with us step by step. Sent us updates and pictures on a regular basis. Then we met *** our builder. Awesome can't describe him enough. He listened to all our concerns and followed up with every word he said he will do. We will recommend Maronda Homes 110%.       Maronda has built us a lovely home. It seemed effortless, it was nothing like the horror stories you hear about from people about their builders. It was done quickly and efficiently with only minute details at the end. Their professionals on the building team and their support after it was built was phenomenal. ***** *******,***** **** and ****** ******** were amazing. What a team. I certainly would recommend this company.

      We built a Livorno model C in **********, **. Its been a little over a month of being in our home and truth be told if it wasnt for the superintendent ****** ******** we wouldnt be as happy as we are. We wish we wouldve had contact with him more so during the build, however our seller would not allow it. *** took his time going through everything during our walk through and has also checked on us multiple times after closing. He corrected a very massive issue in our kitchen within a day! It was amazing how he got everyone working and onboard with what needed to be done. Any reports weve submitted he always follows up to ensure the job was completed and we are satisfied. We believe he was a true blessing to our home and we look forward to continuing our communication with him. We understand with every new build there can be issues, but he is honestly always making sure we are taken care of. As far as ****, our sales **** is concerned our experience wasnt the greatest. I believe the company needs to do individual surveys for their sellers. She was okay in the beginning, however communication was lacking and sometimes she just simply didnt listen. I believe she was doing her best, and while its appreciated she sometimes she fell short of the ***** When we asked specific questions pertaining to the differences between various options within our model she often would respond with an automatic no, without taking the time to actually find the answer, or get back to us. It was sometimes frustrating communicating with her. We are thankful for the things she did correctly. As far as ******************** (who Maronda is in partnership with) is concerned, they have some incompetent employees (******** ********) who made closing a nightmare and we do not recommend using them if you can avoid it. If you must use them, *** ******** picked up the slack and was a great resource. Overall, so far after a month in our home we are happy. We hope it stays that way.

      I just closed on a home in *********************************, ********** has some of the nicest people in the country, and the folks at Maronda ****** did not disappoint me throughout the entire process. As I was going through new construction, *** ******** my super was just that, Super.He walked me through the process from the very beginning, from going through the blueprints, to the final walk-through and explanation of all working components in the house.I had a small blip when turning on my utilities, but it was no problem for my guy **** he reached out to ****** ********, and both of them took care of my paperwork like Batman and *****. Im not sure whos Batman and whos ***** but the problem was resolved. I look forward to working with these guys in the future.******* S

      Please read about the nightmare that we had with ******* ****** in **********, Florida. my wife and I went to see ******* ****** in **********, Florida, and we looked at models and we decided on the Livorno model. we met with **** salesperson at ******* homes and signed the contract after picking all options .******* said that whatever lot we chose they were first have to make sure that the house would fit in a lot and also needed to have sea wall. After signing the contract, my wife and I were looking for a lot and after a few weeks, we found one that had the seawall and hopefully the size, We found a lot and **** the sales person said to let them know before they would buy it so they could check to make sure it would be suitable for the house. A couple weeks later, we got an email from **** at ******* ****** saying that the lot was good and he even sent an architectural drawing . We negotiated the price with a lot a ****** and we told **** to send that to his purchasing agent in which he paid $******.00 which was not theprice that we agreed on, I called the purchasing agent and he said that he made the mistake by not reading the email that **** the salesman sent him .A couple weeks later, **** called me and said the house doesnt .I then said OK lets go to a smaller home and again the house doesnt fit my wife really wanted that lot because it was a beautiful lot and we had to purchase it back from ******* which they charge me ****** .so really all those incentives were false,basically ******* is untrustworthy lying and wasting our time.I wish that I had looked at the complaints before I stepped foot in maronda ********** office on burnt store road. They would lie to your face yourself a favor and find almost anybody else that can build a home without Maronda s nonsense They just want us to sign a contract and make their quota. Do not deal with ******* or like myself you will be sorry.

      Maronda Homes stayed in direct communication with the buyer as to the status of the fit of the house on the lot. Due to the necessary septic design, and after diligent efforts, the desired homestyle simply did not work on that sized lot. As a courtesy, Maronda Homes sold the lot to the buyer for the price that it was originally purchased for and refunded their full deposit, as the buyer found the lot highly desirable and planned to pursue other avenues.
