            A 1 Inspector completed a home inspection with an additional roof recertification on a house that we were in the process of purchasing at **** SE Aneci St, Port St Lucie, FL XXXXX on 4/26/2021. The report stated that the A/C was older and that the equipment would need to be replaced and the ducts would need to be cleaned, along with other minor repairs that were observed including replacing the hot water heater. The roof certification stated that the roof was about 8 years old and had no soft spots or other compromising issues. After this inspection report we were confident that we knew the condition of the home and we moved ahead with buying the home. Within 2 weeks of closing on the home, major existing issues came to light included rotten spots on the roof, a major leak from the bathroom tub, and a complete replacement of the duct work in addition to the A/C equipment. ******* was very aggressive when I brought these to his attention and is refusing to remedy the situation.

            I wish I would have seen the previous review before I purchased this home. It has been nothing but issues. Issues that could have been easily detected. The website says they do infrared. He told me no issues found so he didnt need to report it. My guest bathroom is riddled with moisture and leaks. When I contacted him about it he told me its because I had wallpaper. He said its because the contractor pulled back wallpaper the mold was found. There was no wallpaper in the entire house. I sent him photos of him doing the inspection and no wallpaper. But if he did infrared wouldnt it show moisture behind wallpaper? He stopped responding to me. Next, he failed to inspect the crawl space above the master bedroom. His report said he inspected the insulation. No issues. There is NO insulation above my bedroom, because there are RATS!! The previous owner just picked up the insulation and did nothing about the rats. He didnt do his job. If Id had a competent inspector I would not have made this purchase. Welcome to South Florida. Do your research and dont rely on the word of mouth recommendation.
