      From the outset, we were led to believe that Hilton Grand Vacations properties were exclusive to owners and not open to the public. This sense of exclusivity was presented as a major benefit and was a key selling point for us. During each sales presentation, we were paired with a licensed real estate agent who would aggressively negotiate pricing during long sessions, often lasting several hours. We were repeatedly told the offers were only valid that day, which created a false sense of urgency and left no time for us to discuss the details privately.We were not clearly informed that the purchase would involve a promissory note with credit implications. Instead, the timeshare was presented as an investment in real estateakin to a traditional mortgagewith the assurance that it was a valuable, appreciating asset. None of this turned out to be true. During our purchase in *********, the sales pitch implied we were "trading up" due to the city's limited real estate. A similar narrative was pushed during a separate presentation in ******. In both cases, the environment was overwhelming and high-pressure, giving us no opportunity to reflect on or seek external advice.We were promised post-sale support by the Las Vegas sales agent, who claimed she would be our dedicated point of contact and would help us make the most of our ownership. However, this support was never provided. Additionally, we were grossly misled about maintenance fees. We were assured they were low and stable, with the agent citing her own experience of minimal increases over 12 years. In reality, the fees have increased by approximately 12% annually. We were not made aware that these fees would continue in perpetuity and become a burden for our heirs. We would not wish this on anyone!

      My Husband and I attended a presentation on May 17th in ****************. We were provided a $150.00 gift card for attending the presentation. Hilton gave us a gift card with no funds on it. I called the third party provider for the gift card and was informed Hilton needs to issue me a replacement card. I was working with **** ****** The Agent in the ***************** Programs for Hilton who set this us and he informed me they were aware of the issues with the cards and yet the proceeded to still give us a card with no funds. Its now July 8th and I am being told to be patient and wait. Oh and the gift card expires in August. Hilton was trying to convince my husband and I to move over to Hilton Grand Vacations as they purchased the Diamond Properties that we are part of and with the service that I am receiving for just a gift card I can not imagine the horror owners are experiencing. Never will I ever attend a sales presentation again. They are frauds. I would have not selected a star for this experience if leaving it blank was an option

      I have requested a removal of my ex-wife's name from ownership by email several times inclusive of providing the Divorce Decree awarding such to me alone. *************************** responsible for such) has no phone for customer support and supposedly will only correspond by email at member ervices@hgv.***". THERE HAS BEEN NO RETURN CORRESPONDENCE to me in 6 weeks and I've sent numerous emails to no avail. Frustration: Availability of resorts is terrible due to the over sale of HGV. I own Marriott Vacation Club and love this membership. DO NOT BUY HILTON GRAND VACATIONS, rather, buy Marriott Vacation Club as it is a far better program. Website is "***************************************.***" This is a FAR better timeshare!

      Do not buy a time share (or anything) from them! It is a total scam and trying to buy out of it is a pain and you will lose all the money you put into it. And the maintenance fees are ridiculous. Good luck finding a location that is not a 1 star in any of the places that you really want to travel to. The only nice accommodations are in land locked areas that cater to tourist. And booking is next to impossible with all the restrictions. I'm currently trying to get rid of it and after a 2 month wait, I was told there is a 90 day delay. My follow up email did trigger a response and they only gave me 2 options. 1. pay them to transfer the deed back to them, no money back to me. 2. I obtain one of their brokers, list it for $3-4k (it was $12k to purchase) and after a potential 12 months on the listing, I'll have to pay the broker 25% (minimum of $500). By the way, within the first 6 months, I had to pay over $1k in for maintenance (HOA) and hit again for this year, another $1.5k. I have yet to be able to book a stay. Check out their Lake Tahoe properties if you want an example of 1 star accommodations...

      Do not engage no matter how much they lie. They wont send anything in writing and then bully you daily to book your trip then when you get around to it non of the properties they said were involved are lorn. Absolutely a horrible scam with bullying sales people. They prey on diamond members. What a scam Hilton is a terrible brand

      Aggressive Sales Tactics Be Prepared I recently attended a Hilton Grand Vacations timeshare presentation with my mom, mainly to support her (at ********** in ********, **). We were open to learning and curious about the value, and I was genuinely interested in crunching the numbers to compare HGV to simply booking vacations on our own.Early in the presentation, I checked my phone briefly to verify some information. Simultaneously, my brother texted my mom asking how much longer it would take, so mom asked the salesperson. We werent rude, just needed to inform family. At that point, the sales reps ******** shifted dramatically. She became unexpectedly cold and rude, which was both surprising and unnecessary.Eventually, we were handed off to a final closer who was very skilled at her job persistent, polished, and hard to say no to but we had already decided not to sign anything. Even after saying no multiple times, they kept sweetening the deal with bonus points and last chance offers to create pressure. It was a textbook high-pressure sales funnel.If you plan to attend, know this: the presentation is designed to wear you down. Its not about helping you make a logical choice its about pushing you into an emotional decision. Bring someone grounded with you, and dont go in unprepared. Im very glad I was there to support my mom I honestly think the outcome couldve been different ************* more thing: If you or someone you know ends up stuck in a timeshare contract and feels misled, there is a way out. A former ******* employee once called in to **** ******* show and revealed a strategy that works: have an attorney draft a letter to the companys escalations department, clearly outlining the misrepresentation or pressure used in the sales presentation. Companies tend to respond when things are put in legal terms and handled properly. There are also timeshare exit companies you can hire.

      My Hilton Grand Vacations journey began after a friend participated in a promotional vacation and shared contact information for referrals, which included me. Shortly after, my wife and I were contacted and offered a promotional trip to *********. We accepted the offer and attended our first sales presentation, which touted a yacht club as one of the package benefits, even though it was not included. The presentation dragged on for hours, punctuated by ringing bells each time someone purchaseda clear tactic to build urgency. Although we declined the offer several times, we gave in due to the relentless high-pressure environment. We were told a large deposit was necessary to proceed, but since we did not have the funds readily available, a representative urged me to apply for a Hilton *********************** card on the spotsomething I now regret due to the high interest rates. We entered into the ********* agreement with the belief that it would provide opportunities to create lasting family memories. However, we quickly realized that to enjoy the system as it was marketed, we would need far more points than initially purchased. Every interaction with sales was marked by VIP treatment and tempting perks, but also persistent pressure to upgrade and spend more. The whole upgrade scheme is ridiculous.

      Well over a decade with Diamond Resorts; you think it would get better with Hilton Grand Vacations buying them. That has not been my experience.Deceptive tactics continued with every trip. I was lured to meetings under promises of informational sessions or activity discounts, but they always devolved into sales pitches with yet more lies and false promises. In *******, I was told I had overpaid and had been duped about Hawaii vs. U.S. collection maintenance fees, all of which made me feel stupid rather than supported as a customer. It seems to all be a shell game of sorts. I have endured over a decade of misrepresentation, financial strain, emotional stress, and misleading promises from a corrupt system designed to confuse, pressure and extract more money at every turn. I was never given honest or clear information but simply told whatever lie it took to get me to sign over and over again, with shifting stories, contradicting documents, and fraudulent contracts. I can no longer continue this cycle of false promises and financial manipulation. I hope Hilton Grand Vacations will do the right thing and allow me to exit this situation with dignity and peace of mind.

      They are dishonest. We did a trial that we were told would provide 8-10 days. A month after we signed up we were told it would only be 5 daya. They never stop hounding us trying to upsell. I get like 2 calls a month from them. During the presentation a few of the individuals were fairly pleasant but the sales manager was honestly the most vile person I ever met. She was rude, condescending, very pushy, and straight up disrespected her sales *** right in front of us. Run far away.

      Horrible Name in ********. Tarnished by a Supervisor named ***** ***** that has Stolen Valor, **** viewpoints, and speaks down to the working class blue collar. She claimed to be a journalist with the military is not and tried to solicit a sale with a woman and her husband claiming to be in the military that aren't. ***** ***** claimed military rank that she doesn't have. ***** Takes sales and over eats above her class kingdom in the lodge over labor law break times, then doesn't give her entry level employees breaks and yells at them for eating when they slip away to eat for five minutes. The Supervisor Solicites real immigrant and military families. The Supervisor turns down investments from families based on demographic information and not Law of Averages and Qualified Buyer standards. The Supervisor is rude to clients not from ************* and turned down their business until I started taking their investments. The Supervisor has poor hospitality etiquette by denying room privileges to infants and small families against Boston Fire code. Booking will not honor preferences to real military families. Company potentially taking sales money to use hotels as migrant shelters. The Supervisor won't do sales with people that speak alternate languages and will cancel sales on the phone even if one of the parties can legally comprehend English. Supervisor made sales floor go 9 days without a sale. I am seconding whichever business organization said ***** ***** and ****** Grand Vacations will never get another sale again. ***** ***** and ****** Grand Vacations will never get another sale again.
