      My wife and I were victims of Hilton Grand Vacations' fraudulent sales practices in 2010 and again in 2014. What was promised as a 1-hour presentation for free park tickets turned into a 6-hour hostage situation where they took our IDs and subjected us to relentless high-pressure tactics while our children waited. We were never given adequate time to read contracts or research the company. The misrepresentations were extensive and deliberate. They promised "exclusive access" to private resorts, claimed ****** resort and cruise access was included, and presented this as an investment that gains value over time. All completely false - there's no resale market whatsoever. Most critically, they guaranteed a corporate buy-back policy for exit that simply does not exist. They failed to disclose escalating maintenance fees that increase 9% annually forever and never provided the legally required Public Offering Statement. The reality is devastating. We're locked into paying $6,172.15 annually for what amounts to $514 per night for an overcomplicated rental system with impossible booking windows. Maintenance fees increase 9% yearly forever and pass to our children upon death. For three years we've tried accessing the promised buyback program, but every contact results in "that's an old policy" or complete runaround tactics. This company uses psychological manipulation, false urgency, and outright lies to trap seniors and families. The "investment" is worthless, fees are crushing, and there's no legitimate exit strategy despite promises. We will be pursuing legal action for fraud if this isnt resolved in a timely manner. Save yourself the financial and emotional devastation - stay away from Hilton Grand Vacations timeshare presentations entirely.

      Asistimos a lo que pensamos que era una presentacin simple para un descuento de hotel. En cambio, nos sometieron a una presentacin horrible que se dirigi especficamente a nuestra barrera del idioma y situacin financiera. Ojal hubiramos notado las seales de alerta ** ********* Nos proporcionaron personal de ventas de habla hispana durante la venta, pero luego afirmaron "no hay soporte en espaol" cuando nos hicieron firmar el contrato. Nos presionaron para hacer una compra de $25,350 a pesar de declarar claramente que no podamos permitrnoslo. Nos prometieron disponibilidad de reservas de 48 horas pero en realidad requeran reservar con 4 semanas de anticipacin. No nos revelaron las cuotas anuales del resort y nos aprobaron para crdito que no podamos calificar en otros lugares. La realidad no se pareca en nada a sus promesas. Ofrecieron hoteles de categora inferior en lugar de la propiedad Elara por la que pagamos. No recibimos servicio al cliente en espaol despus de la venta, y cuando listamos nuestra propiedad para venta en su sitio web, no hubo seguimiento por ** de 2 aos. Este comportamiento depredador nos caus estrs financiero significativo, problemas de salud y deudas que no podemos sostener. Hilton explot nuestro ingls limitado y situacin econmica para cerrar una venta que ***** que no podamos permitirnos. No asistan a sus presentaciones de tiempo compartido. Se dirigirn a hablantes no nativos de ingls con prcticas engaosas. Evtense la pesadilla financiera de la que todava estamos luchando por escapar.

      Hilton Grand Vacations brow beats their owners at every turn. Every time we stayed at a Hilton Grand Vacations property, we were scheduled for another meeting under the hoax of learning about new benefits. These hour-long meetings consistently lasted three to four hours and always turned into attempts to pressure us into buying more points. Our first purchase in 2018 was done with the intention of using the timeshare with our family for many years. However, we quickly learned that to make full use of the system, we needed more points. Over the next five years, we reluctantly agreed to upgrades until we reached Elite status with our most recent upgrade in July 2023. We made it clear during that meeting that we were considering cancellation due to our declining health and advancing age. Unfortunately, we were met with more pressure and misleading promises which led to a decision we now deeply regret. We were also persuaded to join HGV Max with promises of exclusive benefits like priority booking, but that was not true. At this point, we estimate we have paid Hilton Grand Vacations over $120,000. In return, we have used the timeshare for approximately ten weeklong stays which calculates to an average of $12,000 per stay. This is an outrageous and disproportionate cost that highlights the financial burden this contract has placed on us. We would never have entered into this agreement if we had not been repeatedly subjected to aggressive sales tactics that lacked transparency and promised benefits that never materialized. The sales teams actions and the programs structure have placed us in a financially and emotionally stressful position. They just cannot be trusted.

      I was promised a specific hotel and room if I signed up for a Hilton Grand Vacations package and paid $299. Based on that assurance, I completed the purchase. When I called to book the package, I was told by a representative (******) that the hotel I was promised wasnt actually part of the program. Despite her saying she would try to help, I never heard back even after multiple follow-up calls and messages.I finally spoke with another team member who confirmed that the hotel I was promised was never an option. When I asked for a refund, I was told the package was non-refundable something I was never informed of when I made the purchase. I felt completely misled.When I tried to escalate the issue, I was left on hold for over 15 minutes with no resolution. *** since filed a dispute with my credit card company.Very disappointing experience. I expected better transparency and customer service from **********************. I do not recommend this service based on my experience.

      I am deeply disappointed with my experience and believe I was misled and pressured into purchasing a product that was grossly misrepresented during the sales presentation.Below are several key issues that support my request for cancellation:Undisclosed Maintenance Fees: I was not informed that I would be billed maintenance fees twice in a single year (July and December), creating an unexpected and burdensome financial obligation.Misleading Financial Promises: I was assured this timeshare would be a cost-effective way to travel. However, I can book the exact same resort unit online for $1,073less than my annual maintenance fee of $1,936, and that doesnt even include the $20,000 loan Im now repaying. This is entirely contradictory to what was promised.Deceptive Sales Tactics: I was told that ***** points would allow for two full weeks of vacation annually. In reality, it barely covers one stayand in some cases, not even that.Failure to Disclose Right to Cancel: I was never advised of my legal right to cancel within five days. I had second thoughts almost immediately but was led to believe the contract was final and non-refundable.Manipulative Financing Advice: I was encouraged to refinance the loan right awayclearly structured to ensure sales commissions were secured while making cancellation more difficult.Bait-and-Switch Accommodations: The free stay we received was in substandard lodging, while the presentation featured luxury villas we were told only owners could access. I later found these same upgraded units are publicly available to anyone.Given the multiple layers of misrepresentation and omission, I believe I was deceived into signing this contract under false pretenses. Even if the loan were paid off today, the ongoing maintenance fees exceed what my family typically spends on two full vacations per year.I am deeply dissatisfied and disappointed with this purchase.

      During our 7 years as owners, we have encountered high-pressure tactics, misleading claims, and deliberately confusing communication from Hilton Grand Vacations (formerly Diamond Resorts).Our efforts to communicate with Diamond and Hilton have been incredibly complicated and confusing as we face long hold times and numerous transfers every time we call. The reservation process is no better due to similarly inconsistent support and limited availability. We have also found ourselves being nickeled and dimed too much with mandatory tipping, housekeeping fees, parking charges, etc. At our most recent meeting with Hilton, we faced significant confusion and anxiety with claims that we could sell our timeshare and get our money back. At one point, we were even told we would benefit from a one-bedroom foreclosure deal, only for the paperwork to be mishandled which resulted in us refusing to sign the revised ************, we have spent more than $75,000 and we have taken 7 trips that each required attending an owners update meeting that was nothing more than a sales meeting. We were constantly encouraged to upgrade our points to make good use of the program. During these upgrade conversations they rarely included any mention that maintenance fees would go up, even advised of programs that would help eliminate fees which are non-existent. They use trips and gift cards to lure you into these sessions, yet their staff avoided giving them to us unless we insisted.

      I am absolutely livid about what Hilton Grand Vacations has done to my wife ****** and me, and I need everyone to know about these scumbags before they ruin your life too. We've been trapped in this nightmare for six years, throwing away over $23,000 of our hard-earned money, and haven't been able to book a single **** vacation - not ONE! They lured us in with promises of a free Hawaii trip, then trapped us in a 4-hour sales presentation (not the promised 2 hours) where they fed us lie after lie about "real estate investment" and "valuable assets to pass to our children." What we actually got was worthless usage rights that expire in 2050, annual fees that have skyrocketed to over $1,600 with no explanation, and a booking system that's completely rigged against anyone with a normal work schedule. My wife is a teacher, so we can only travel during school breaks, but their "Gold Season" package they sold to us specifically excludes Christmas and Spring Break - the ONLY times we can actually travel! They knew this and sold it to us anyway. When we tried to upgrade to fix their deliberate deception, they just took more of our money for another useless package. Six years of trying to book anything, anywhere, and we get nothing but unavailable dates and impossible restrictions. Now I've been diagnosed with late-stage cancer and need every ***** for treatment, but we're still stuck paying these bloodsuckers for absolutely nothing. Hilton Grand Vacations are nothing but lying, predatory thieves who target hardworking people and destroy their finances with false promises and rigged systems - stay away from these criminals at all costs!

      This setup is a scam! The people here will lie and tell you what you want to hear. When you go to redeem your accommodations, they have a black out period (contrary to what the salesperson tells you) or they are all booked up 9 months in advance. When you try to call and talk to someone, you get the runaround and different stories from different customer service agents. Please, please, please save yourself some money and a headache. Do not buy anything from this company.

      Horrible experience. I booked a room with Hilton and they transferred me to this department. After a long and drawn out high pressured phone call I ended up booking a vacation. Before booking I was told that it was cancellable. After determining that I could not book the trip at the time/location discussed I called to cancel and was told that they cannot cancel it. I told them to listen to my prior phone call. By the end of the phone call I was told that I would receive a refund within 5-7 days. That never happened so I called again and went through the same thing again and was told I would be receiving a refund. Once again that never happened and I still have not received my refund. I am currently disputing it through my credit card company.

      Be careful of their of their bait and switch tactics. The made an offer that I had verbally accepted, they proceeded to charge my card, then when we received the paperwork to execute, the offer had changed and we subsequently declined the offer, they then told me it will be 2-3 weeks before they return the money to my card. They take your money in seconds then use it for 2-3 weeks before returning it. Also the changes to their offer were due to an "error" made by their sales guy that we have no idea of it being intentional or not. Thus whole deal was a mess, read your paperwork, they slip in changes!
