    This company is abolutely horrible. I've called many times about a problem and they do nothing. They hide behind their answering machines. They promise and don't deliver. They don't return calls. I am going to recommend that my development drop them. They have the nerve to charge us $250 every quarter for nothing. DO NOT USE THEM.

    They will not communicate! I have copies of numerous emails that gave never been answered They address no issues of the homeowners. We are not notified of meetings in a timely manner nor is there signs posted at the two entrances. The sign the management company moved to the back in the bushes. This is not visible to the homeowners.

    Thousand Oaks East....I have called once and e-mailed 5 times regarding the sprinkler system around my building not functioning and have received no response whatsoever. They do NOTHING in the way of customer service and the property overall is a wreck. Trees are dead or dying, there is no grass, just dirt and weeds, (apparently the lawn maintenance doesn't include fertilizer and pest control for the lawn). Mulch or any other form of bed filler is nonexistent. They try a little harder with the front of the buildings but it's really an embarassment. Gutters were installed last year (some) and one drainage downspout is directly next to my patio and the other is directed into one of the landscaped beds, having washed all the mulch from there with the first rain. My fees go up every year and I'm really starting to question why I'm paying so much to live in such a ramshackle place. It makes me very sad.

    Regarding the landscape conditions at ******** **** **** ***** *. I am happy to inform you that the conversation surrounding the
    replacement of sod in the community has been ongoing for about a year. This
    topic has been expressed through board meetings and eblasts that
    were sent to the entire community.



    I am pleased to let you know that sod replacement on the
    townhome side of the community is starting this month (May 2023) and downspout
    tie-ins will also be installed to help prevent washout. The Coach Home side of
    the community will receive the same treatment later this year. We are taking
    steps to ensure that our community remains beautiful and well-maintained.



    I would like to implore you to keep an eye out for continued
    eblasts and to try to attend board meetings if possible to stay up to date on
    all of this information.

    No, I got ONE email about the sod replacement and never received a response at all to any of my calls or e-mails regarding the sprinklers. Please don't make this sound like I'm simply not paying attention. If you're having a conversation about replacing sod I'd hope I wouldn't have to attend a meeting to be informed about it. I do not have an 8-5 job so meetings are not an option for me most times. By the way, sprinklers still don't work. Some do but most do not.You all simply do not return calls or emails.

    Received very good reviews from the Treasurer of another HOA that has been using them for years. Our HOA owners have contacted them for a presentation
