In March of 2023 I gave Prestige Home Centers (*********) a check for $65,000.00 as a down payment for a manufactured home. *********************** said she would handle all of the necessary paperwork, permits, etc. To date I have not received an itemized billing of monies spent. ************** never contacted ********** Excavating until November to have the property cleared so that a building permit could be issued, and the manufactured home delivered that I gave them the deposit for. The property clearing began sometime after Christmas and the beginning of the 2024 new year. I called the home office of Prestige Homes and miraculously received permits. ************** spent my money to get a building permit that expired in 6 months in on August 8, 2023 some 6 months after the deposit and on a piece of property that couldn't even have been accessed until the clearing was done. The building permit was only good for 6 months not the year ************** "thought it was for" so it expired 1/8/24 (although my paperwork shows 1/8/23). After almost a year I have nothing to show for my $65,000.00 deposit. and no detailed billing from Prestige Homes. I had to call ********************* the gentleman who pulls the building permits for ******* who (hopefully) will send me the paperwork he sent Prestige and they paid him for. I may have this tomorrow. ************** told me that I could not have any of the sewer/water/septic/electric put in until the home was actually on the lot. This is a bald-faced lie and this after I deliberately ask her what customers who were living in a travel trailer did for utilities. (It is legal to live in a travel trailer while your home is built for up to a year.) I have lost all faith and confidence in ************** and Prestige Homes. I just want my $65,000.00 back so that I can start over with a reputable company.Initial Complaint

We closed on our house October 19,2023. We were told we needed to be moved out as soon as possible. We then were told things have been backed up be ready by end of November. Its now December 23. We were told to cut the power and to be out of our current home for demo only to be told the day after they knew our power was cut that our permits were denied. We have spent thousands at this point getting prepped between renting pods bringing out electricians and renting a camper for our family to live in. They have lied every step of the way about what is going on and every week its an excuse as to why things are backed up. They never pulled permits before closing and now my permits have been denied. So I now how a mortgage on a home I cant have on my property. I will be seeking attorneys regarding this. Absolutely terrible customer service. When asked why the permits werent checked prior to closing the response back was just part of our process. Corporate can expect a lawsuitCustomer response

1. Water leak due to faulty valve. Created a mold issue. We have had to breath this everyday waiting for someone to fix it. Water is still shut off to the area. Contacted numerous time by phone, text, and email. NOT ONE REPONSE. 2. Issues with smoke detectors that have never been resolved. 3. Thermostat installed at glass door. 4. Too many construction issues to count-NO ONE WILL RESPOND.Initial Complaint

We purchased a double wide from this company that was delivered in September 2022. Our sales rep contacted us about the swing of the back screen door that was on the plan. We initialed and dated the plan to have the storm or screen door be an out right hand swing. The office failed to send the correction to ******** ***** and now refuses to correct the problem. The second issue is that we paid an additional $495 for an upgrade to the carpet. They told us the line had been discontinued (which that line has been discontinued by Shaw) and we were sent samples but were told the pile would be deeper that the sample. The carpet that was put down is paper thin. I can see the backing standing up and looking down. When I hold a piece of this carpet up to the light..I can see through. This is hardly an up graded carpet. I am asking the door be replaced to open correctly and a refund of the $495 we paid for the upgraded carpet. The other purchaser of this home is Shannon North. He is at the same address. He is the main purchaser and I am secondary.Initial Complaint

My husband and I purchased our first modular home with prestige homes a few years ago they said it would take six months, it's going on over two years and they keep failing inspections and meeting county permits and protocols and as a result prestige homes keep charging us extra money and delaying the process even after closing on it and charged us another 40k on the agreed prices. Than they shook us down for more money so We agreed to pay $5000 more to raise the home even though this was prestige homes error as they failed to meet the county requirements And now they are trying to get us for more than 5k for the rest home to be raised.this is again not what we agreed to. They are a scam of a company and our brand new home is not livable. I have reached out to the corporate office and they did absolutely nothing. This company should not be in existence. They are robbing people and not finishing homes and not doing them per inspection. We need your help since they are not listening to us and allowing our home to rot away and rob us all meanwhile. The electrical panel box is not covered, the home is unsafe and not finished. The siding is burnt from the ac they installed incorrectly. The list goes on. Purchased mobile home 9/2021. Mobile home was set up in June. Having a terrible time with the subcontractors. The work inside the mobile home is terrible. They just keep telling me to put it on the list for the walk through. I paid $5,000.00 for Tape and Texture in the dining room/kitchen, living room and master bedroom. I could have done it better myself. The finishers and the painters did not do any better. I need this work corrected and acceptable.Initial Complaint

In June 2021, we closed a mortgage with ************* Mortgage to purchase a new home from Prestige Home Centers. We agreed on a price for the home and all costs included in building and delivering the loan. The first incident occured in June when we were mere days away from closing a very difficult loan, and they sprung an additional charge of $10,000, seriously jeopardizing the closure of the loan itself. We resolved this dispute by just paying the extra money, with promises we would not be charged again. Prestige gave us an estimated delivery of November 2021, which they failed to deliver on. They then continued to delay the delivery month after month. Finally, in May 2022, we are days away from the delivery of our home, and Prestige just demanded that we pay an additional $20,000, to be paid by Promissory Note. Prestige them advised us we have the right to back out of the deal, but they would then take us to court and foreclose on us, leaving us with nothing but more money spent and no home to go to. They have lied to us from the beginning and are penalizing us for their failure to deliver on time. They have been abusive and threatening toward us every time they try to charge extra money on top of the originally agreed-upon price and somethinf needs to be done so others do not have to suffer the same as I have.Initial Complaint

We ordered a custom mobile home from prestige in Punta Gorda. On July 19 of last year we picked our colors for the floor, countertops, carpets and cabinets. We took pictures of our choices, which we have. The home was delivered on May 5. It has the wrong color vinyl flooring and countertops. We explained this to the manager who stated "what's in there is what I wrote down, so we will not change it". We did not pick nor do we like what is in the house now. The manager says we have no recourse because it is what she wrote down. Do we have to accept her choices instead of ours? I wrote an email to the corporate office in Ocala but they have not responded to me. Please help. Thank you,*****Initial Complaint

I put a deposit to purchase an already built floor model in Dec 2020 and was under the impression that it would be delivered within 4-6 weeks, after the permit had been approved. It was not delivered until Aug 2021 after many months of misinformation, lack of follow up and a lot of effort on my part. I did not realize that I was signing myself up to be a project manager that had to micromanage every detail to get any results. Now I am still waiting on the warranty repairs to take place and constantly being given the runaround. Submitted request in writing on Dec 15, didn't hear from anyone until Jan 14 to get an appointment for Feb 4. The day before the appointment, I received a call that the technician had an "emergency" and wouldn't make it, next available appointment is March 3. I am still waiting on a new date for repairs since the company just now noticed where I am located and the original tech doesn't travel this far. It just seems like they give fake appointments and then keep rescheduling, I'm not sure anyone will ever come out.Initial Complaint

Gave Prestige Homes a $30,000.00 Dep for a new Mobile Home. We were originally told 6 to 8 months. And then we were told by the warehouse it would be completed in Feb. In December we were notified that we needed to agree to pay an additional $6,000.00 to cover the increase of supply costs! Even though we have a signed contract with the agreed upon price. Today 2/08/22 I was contacted by our sales person asking us when we can pay the balance. However we still do not have a delivery date for the mobile home! We are now being told possibly sometime in May! A year from the date we put down the deposit! This is the worst company to deal with. I feel as if they are building other units before us since we are a cash deal and not being backed by a mortgage company to complete them on time.
