      Qualified Property Management is, without question, the most appalling company I’ve ever encountered. The sheer incompetence is mind-boggling, and I genuinely cannot comprehend how they are still in business. Their so-called ‘assistant’ at Lake Chase, *****, is the epitome of ineptitude—she couldn’t manage her way out of a paper bag. It’s shocking to witness such a lack of professionalism and basic capability in a role that demands at least a semblance of competence. The fact that people still use this company baffles me beyond belief. This is the bottom of the barrel, run by the most clueless individuals I have ever had the misfortune of dealing with. Avoid at all costs unless you enjoy dealing with incompetence and frustration at every turn

      I would give this company -minus 100, if I could. The company's interdepartmental communication is very poor, terrible, non-responsive, Unprofessional and irresponsible attitude, no problem solving abilities or skills, one MUST think 100 times before hiring this company. The management refused to give me the contact number of my home owner association president Ms. Nancy. It takes them months and months to resolve a simple invoice issue.

      This review is in response to the negative comment posted on 5/19/2024 by ****************** I am the "********" that her post refers to. QPM staff brought the comment to my attention and I could not believe that someone would make these outrageously false claims and personal attacks- they are not true. Couple of things to note:1. I serve on the board at *********** do not work for QPM. QPM is our management company. They pay the bills on time. The monthly financial reports are robust and accurate - they are far better than the competition's.2. Belmont condominiums has very reasonable rules that are enforced consistently and fairly, so that everyone can enjoy their home.3. Belmont does not allow pets over 40 pounds, including pit bulldogs. Dogs may not roam around off leash - that is strictly prohibited.4. Belmont does not allow personal property such as jeep doors and other items to be propped up against the bushes in the common area. Those items will be moved. ******* offers the best housing value in all of ************ and it's a family-friendly community.

      If I could give this company 0 stars I would. The president of Belmont / Qualified property management KIMBERLY ***** is a very weird woman who likes to record children walking their dog and when approached about it says she does not care that she made children uncomfortable. She also continued to get in my face to the point I had to tell her not to approach me again. She continued to walk back and forth trying to argue with me telling me that I was a liar when I stated my dog and I have been here over 3 years. She then kept questioning me as to why I have an issue with my children having pictures taken by a stranger which I replied that I have no idea who she is or why she would need pictures of under age children on her phone to which Kimberly told me she did not care how I felt about it. She seems to lack intelligence and is not knowledgable of the properties she manages or the tenants that she has previously harassed.There are ways to approach people and the way this "President" handles conflict resolution is very worrying. UPDATE: AS OF 05/01/24 a resident in my apartment complex had to call the cops on KIMBERLY ***** because she took it upon herself to touch their jeep doors and drug their doors on the concrete which caused such extensive damage that they are no longer able to put them on their Jeep. The Jeep now is not waterproof due to the damages. This lady is INSANE and needs to be stopped. Someone who would damage someone's property and is mental the way she is should not be in a position of power. She needs a mental health evaluation because this is not normal behavior.

      Zero stars. You call and no one answers. You fax and no reply. When you actually talk to a representative at a community meeting you get little to no information on your question. How can this company still be in business. Someone much higher than me needs to address this company. If need be not allow this company to exist or make them accountable for the money our co-op pays for them for a service not rendered. Very sad. Someone needs to address this company. Thank you F. B*******

      Terrible communication. Our company purchased an investment property in an HOA community. The property was mistakenly turned over to collections a few months later because of an outstanding balance from the PREVIOUS OWNER of the property. Qualified Property not only refused to discuss the matter with us, they hung up on our phone call! Totally unprofessional. They will not even give an e-mail address to make an inquiry. We were forced to take legal action against them.

      So, I am a homeowner at Bahia Lakes, and let me begin by saying that QPM does a horrible job communicating basic information to the homeowner. I have said it to them many times that I am active duty military, and they refuse to send me emails on any changes that are being made in the community. I am now in the process of renting my place, and to my "not so surprise," I am once again finding out about changes that I was never made aware of. So, I have a prospective tenant, and I am getting ready to put in my tenant's application when I find out that my prospective tenant MUST provide vaccine information for their dog. I never received any correspondence concerning this new rule, but now I MUST abide by it. Furthermore, I have searched all over their website to find that information, and it is nowhere to be found. According to 2022 Florida Statutes: Fla. Stat. §720.303(2)(c)(2) - http://www.leg.state.fl.us/statutes/index.cfm?App_mode=Display_Statute&URL=0700-0799/0720/Sections/0720.303.html, "An association must provide at least 14 days’ written notice to all members before any meeting at which use restrictions (including rental restrictions) are considered. " Qaulified Property Mangement Inc. clearly doesn't care what the property owner thinks and does whatever they want. So, now I must risk losing a good tenant because I was not provided any correspondence, letter, etc., on those changes. If we are following state laws, I don't think this one applies to me because, like the other changes you have made in the past, you do not care about the decisions of my own home and community. This is nothing new, and it MUST stop IMMEDIATELY! These practices cannot continue. If you respond to this, please provide a link to the webpage where you have provided this information. Don't try to put anything there last minute because there are ways to verify this. And No! You did not provide me with this information before.
