We bought a house from Lennar in ************. When we signed the papers they said some items were back ordered. We closed on our house almost 2 months ago and still no shower enclosures, just got shelves last week. The problem is when you walk into other houses that havent even sold, they have shower enclosures, mirrors and shelves. So they took all our money and told us we couldnt even do a walk through before closing because they arent doing that. When you talk to the neighbors out here everyone is having the same issue. In fact our house was filthy when we moved in and our salesman felt so bad he paid someone to come out and try to help. How is this legal. The company simply wants your money and does nothing to try and help. Had to track down ******************** ourselves. We closed on this home, ******************************************************** August 25, 2022. Items were noted for repair and replacement at that time. This included warped kitchen cabinets with blue tape to indicate replacement needed and black appliances instead of stainless steel which are listed in the home contract. After several unanswered calls and emails from the local representative, on September 27, 2022 I contacted Lennar ************** A video conference was completed and the Lennar representative took photos and documented those issues and several new ones. The Lennar case number is ********. Since then, I made several more calls to Lennar customer care and was told it would be routed to ******************* supervisor. I have heard nothing to date. I have attempted to contact the local Lennar representative ***************** by phone, text and email I September, October, November and December which have all gone unanswered. I just want warranty repairs that have been documented with Lennar to be fixed and the correct appliances which we paid for, and did not receive, installed per the home purchase contract.Business Response

My husband and I bought a brand new home through Lennar mortgage in October 2022. We were initially given conflicting information about when our first payment would be due. After multiple failed attempts to contact lennar or get a straight answer out of them, we were advised that our mortgage was sold to another lender. No big deal, we understood that to be normal. We started making on time mortgage payments to the new company in December of 2022, two months after closing on our home (we have closing documents showing interest paid for October to lennar). Since then lennar has been harassing us about an overdue payment that they expected us to pay in November of 2022, just three weeks after the close of our home. In mid November I contacted again multiple people at lennar mortgage and sent proof of communications showing that we did not owe lennar any money at that point. On November 17, we were told someone would get back to us with a resolution. No one ever called or emailed back. I assumed the matter was handled.On January 4th we received another notice informing us of the late November payment, I again contacted lennar mortgage and received no response. I got a credit alert on the morning of January 9th informing me that a lender was reporting a late payment. I checked my credit report and my score had dropped over 120 points (from low 800s to 600s). My credit report is now showing TWO outstanding mortgage balances of almost identical amounts for only one home in my name. Lennar is showing a full mortgage balance due to them and a past due payment which makes no sense because Ive never made any payments to lennar, only Lakeview. Our current mortgage balance on the Lakeview site is showing $581k, but lennar is showing we somehow owe them $592k?!Ive had excellent credit my entire adult life with never a single payment past due. This is unacceptable and lennar wont return any of my communication efforts or correct the record, theyre destroying my credit.Business Response

We have reviewed our records and have consulted with the associates at Lennar Mortgage with knowledge of relevant circumstances surrounding Borrowers complaint. We apologize for any negative experience or miscommunication Borrower may have had with Lennar Mortgage, however based upon our review of our records, and as explained below, we found that our associates acted in accordance with Lennar Mortgages policies and procedures and applicable law.
******** received, and signed, a First Payment Letter, stating that their first mortgage payment was due November 1st, 2022. A November payment statement was mailed to Borrower on October 18th, 2022. Lennar ************************************* emailed, and mailed, a reminder to Borrower that the November payment was overdue on November 17th, 2022. Borrower contacted **************** on the same day stating that she was under the impression that her first payment was due December 1st, 2022. It was explained Borrower that that was incorrect, however as of the date of this letter, we have not received a payment for November. Since there is still an amount owed to Lennar Mortgage, Borrowers credit report will show two separate loan amounts for the property as we still have a financial interest in the loan, i.e., the outstanding payment. Once the outstanding payment due to Lennar Mortgage is submitted, the loan will be fully release from our system and will no longer show as the full loan amount on Borrowers credit report. Our **************** Department will be happy to work with Borrower by submitting a credit correction once the payment is submitted. We ask that Borrower reach out to them at ****************************************** for additional assistance.

I am rejecting this response because:1: You are reporting incorrect information to the credit bureaus. You are reporting that we opened a mortgage account with Eagle on September 22, *****, this is incorrect as we closed on our house on ********************* in ********** on October 4th, 2022
You are reporting that we owe you the full amount of the mortgage balance of $588,000, this is incorrect as you have already recovered that money from LoanCare when you sold them our loan
You are reporting that we missed December and January payments while telling us via email that we owe you for November
2: Per federal law, you cannot report that we owe you a different amount than what you are allegedly owed. If you claim that we owe you the sum total of one payment, $4512.00, then it is outright illegal and fraudulent of you to report that we owe you an amount 99% greater than that. This has had detrimental affect on our borrowing ability and our credit score as our debt to income ratio has sky rocketed with no good reason.
3: You sold our loan on October 21st, 2022 and indicated that all payments starting December 1st should be sent to LoanCare.
4: You failed to respond to my repeated inquiries regarding any outstanding amount and your very own employee, *****************, assured me that we did not need to make a payment until December
5: You did not respond to my inquiry in November as you said you would. I have a chain of emails I sent to lennar servicing, I also called on multiple occasions, I was told someone would get back to me but no one did, I only received notice of derogatory information on our credit report in January
6: You sent us updated disclosures that we signed indicating that we had paid interest for the month of October meaning we did not owe you anything for November as that payment was to be made directly to LoanCare, which it was.
7: You have held us hostage over one supposed missed payment which is not legal, and you have made zero attempt to come to a resolution with us. You immediately resorted to submitting inaccurate information to the credit bureaus. It is not my problem that your system wont release a loan that is paid in full. If you are alleging that we owe you one payment, you CANNOT report that we owe you $588,000 until we make that one payment when you have already recovered that money from the sale of our loan to LoanCare.
8: You continue to lie to the credit bureaus by supplying them with false and inaccurate information. You have again lied to Experian and now the BBB by reporting that we owe you $588,000.
If the amount in question is $4,512, then you are legally obligated to update your reporting to the credit bureaus and report an outstanding balance of $4,512, NOT $588,000
if you do not immediately remove the inaccurate balance owed from our credit report, we will take you to court and continue to file complaints with all federal agencies that oversee banking regulations. You do not get to lie because you are a major company who cant seem to figure out how to fix their system. As far as any other lender is concerned, it appears at first glance that we are in debt for $1.2 million dollars when in reality we are only in debt for close to $600k. The longer you prolong the fraudulent reporting, the greater our request for damages will be in the following lawsuit which will include defamation and extortion.
I have supplied the signed letter from you indicating the sale of our loan. I have supplied the second set of signed closing documents showing we paid interest through November 1st. I have supplied the false reporting of us owing you for December and January.
if consumers are expected to follow the rules and make timely payments then The same should apply to lenders. If a judge rules that we owe you $4512.00, we will gladly pay that amount and it will be deducted from the amount you will inevitably owe us for our attorneys fees, our financial detriment and the negative impact on our credit report due to your false reporting.
Update the credit report to reflect the ACTUAL amount you say we owe you ($4,512) and perhaps we can come to an agreement. Otherwise, we will see you in court. We also expect you to correct all other incorrect information as listed in #1 above

Lennar has provided abysmal customer service, lied to us numerous times, provided terrible communication with us. They then proceeded to tell our realtor something different than what they told us, the homebuyers. They dont care about the situation at hand, they push us under the rug. The area manager is hard to get ahold of and when you finally get to talk to *****************************, he proceeds to tell you you signed contracts and its your fault, doesnt take responsibility for his team providing bad customer service and lying, instead blames the customer. **** then proceeded to be condescending to his customers, me and my fianc, and proceed to tell us that we can get out of the contract yet I will keep your money, if we exercised that right. He then proceeded to ask what we wanted then said he wont do anything for us to help, instead said he can only find us a new lot or cancel the contract at our expense, because they were the ones providing bad customer service. Said to me he doesnt pay for customer frustration but wont a acknowledge the reasoning for the frustration and said he deals with many people daily that are frustrated and he cannot do anything because he doesnt want to. **** said hes been doing this for 15 years and he wont accommodate anything for us. After telling him we may want to cancel our contract because of the lies, deception and poor communication, he said ok thats fine but were keeping your money. **** agreed to this call being recorded as per email, so all of this is on record. The customer service is terrible, and I cannot believe lennar has someone that talks to their clients this way, acts this way towards clients and does not care. All because of their mistake and actions. None of this would be happening if we had better communication from the beginning. Not my fault lennar hires ex-cons with history of disorderly conduct. My husband and I moved into Veranda Preserve, a Lennar 55+ community in *************, ******* on December 17, 2022. This home was marketed to ** as a smart/connected home with a range of connectivity options from the ring doorbell system to our home security systems. We were very excited to make use of all these options and it was a big part of Lennar's sales pitch to us as well as one of the big reasons we decided to buy in this community. On December 29th, 2022 the internet/cable provider came out to hook up our internet and we were told that day they were unable to get us internet/wifi due to a "Blockage" that Lennar has to clear. We patiently waited seven business days for Lennar to get the situation fixed or at least reach out to us to let us know what's going on, we never heard anything from them. On Friday, January 6th, 2022 we called ****, the Lennar Area Construction manager and were told that it's not a Lennar issue, but still not given an information as to what this "Blockage" is or how to get it addressed.I am ***************************************************** my house. My husband is 64 and works from home so having internet access is crucial for him to generate income. At no time during the closing process did anyone from Lennar mention anything about the house not being internet ready. As a matter of fact, we were given a form illustrating all the great features that come with Lennars "Connectivity Value." It has been a great disappointment to us that we are now in a new home that has zero internet access and nobody at Lennar seems to care about it. We are asking that this be addressed immediately and a plan of action is formed to get this matter resolved.Business Response

We had Lennar Homes build our retirement home near **********, **. We have had more poor workmanship issues on this home than past two homes combined- built with other builders. I will only detail the latest issue. Lennar ************* response has been worse than the build quality. We have a *********** furnace in our home. Lennar decided to have the condensate line run to the outside, fifteen inches above ground rather than to an inside drain or vent pipe. Their design is contrary to Carriers installation recommendation. This resulted in frozen condensate line on Christmas night that required twice daily trips outside to knock away ice and keep the condensate flowing. Several of our neighbors were not as lucky & had their furnaces shut down because of condensate backup. I submitted request for service through Lennars online portal & was scheduled for virtual visit ten days later! So I escalated directly to Lennars customer care rep for our development via text message. His response was youre covered under warranty. This is an emergency. Contact Airtron ( HAVC vendor). Initially Airtron said they needed to talk with plumber. Two days later was told need to hear from builder. Then contacted by ******** care rep for ******************** who wanted to come evaluate the situation which he did but this was already a week after the incident. The next week he notified us that he, his ********* were going to meet to determine course of action & have something by the end of the week. They didnt! Now being told they need to discuss with HVAC vendor and now provide no clear timeframe for decision or resolution.What do we want? Lennar to correct where the condensate line evacuates so it does not freeze & do so at no cost to us. Additionally to apologize for the inconvenience & lack of quick response.Business Response

The apology has been tendered but we still have no resolution & with the next drop in temperature the condensate pipe will once again freeze. We immediately inspected his home when it was reported before Christmas. The trades have now inspected and we have determined that everything was installed per plan and per the county codes. As a courtesy we have decided to offer a change to the way the **** condensate line is run. The county has now granted approval to run condensate into the homes main drain line. A team of **** and Plumbers is meeting on site today to consider options and feasibility.
Due to the requirement of gravity to move water, if a particular model of home is not physically possible to achieve this without reconstruction of the home, Lennar will install a stand alone unit sump pump. This will eliminate the slow drip of condensate that builds up ice during prolonged freeze events.Customer Answer

I am rejecting this response because: No solution has been put in to place yet and there are too many inaccuracies in this recent reply to feel comfortable accepting it. Case # ******** was submitted 12/26/2022 NOT before Christmas as Lennar indicates. Secondly, there was NO immediate inspection as customer care rep did not visit house until 12/30/22. Thirdly, trades never visited our house to inspect. We are appreciative of Lennar's courtesy offer to run condensate to main drain line or install pump. However, this offer differs a bit from what customer care reps who just left our house shortly before receiving this reply said so now we are confused. We remain willing to work toward resolution. ************* rep that was just at our house (01/20/23 11AM) gave us options to cut condensate pipe shorter on the outside or move it up, add heat wrap to pipe on exterior or install condensate pump to flush to outside. While we told them of those three options we'd take the condensate pump it appears corporate's courtesy offer includes possibility to run the condensate into the homes main drain line which is preferred. We are awaiting final resolution, not mixed messages.

I am rejecting this response because: you will notice that in Lennar's reply January 19, 2023 they said they had gained county approval for condensate to be discharged in to main sewer. That did not happen. Yes they installed "courtesy" condensate pump and an outlet; the outlet only after it was pointed out they gave no consideration to how to power the pump, ran a 25 foot extension cord and came back to install outlet after it was requested. However, I then took the initiative to write the ************************* (P.U.C.) and request the discharge in to main sewer be re-visited and recently received letter from the water/sewer company saying that is permissible. Unfortunately, Lennar says they will not return to redirect the discharge and will do nothing else aside from the pump & outlet. In my original filing I noted that one of the criteria for resolution was to "correct where the condensate line evacuates so it does not freeze & do so at no cost to us" the pump still evacuates to the outside where it may freeze during an extended cold spell. I believe there is a nearby sewer vent pipe that, if properly configured, the condensate discharge can be routed there.

The county did NOT change their stance. Evidently those responding to this complaint have very little clue what has actually transpired. **** ********** not the county, has now granted permission to discharge condensate in to main sewer line. However, even without formal approval, several Lennar homes were constructed with the **** condensate being discharged in to main sewer line. Ours & several other homes were not. We continue to want this corrected.

I purchased a Lennar home as a single parent for my kids and myself to live our lives. Much to my chagrin, I ended up finding out that I bought a home that has a faulty hose bib installed in my house which called mold, a ruined hardwood floor, and a leak that has not been remedied by the builder. I have reached out to them, and they are not willing to fix there wrongs which several contractors I showed pictures to confirmed that this should have never passed inspection. After reaching out to the county, I have been informed that the house failed inspection several times for improper plumbing installed.Business Response

Thank you for giving us the opportunity to review your concern further. This home was built in 2014, with no reported plumbing concerns prior to December of 2022. Shortly after the area experienced a deep freeze this concern was reported. When reviewing pictures sent by the homeowner, it was clear that the leak was recent as the wall showed minimal to no degradation of the wood framing and sheathing in the stud bay where the leak originated. In addition, the drywall showed no obvious staining which would indicate a longer term leak. All of this in addition to the deep freeze that occurred just prior to this case being ********** us to believe the hose bib was not properly winterized (turned off at interior shutoff) and caused the water in the line to freeze causing the leak.Customer Answer

I had reached out to other general contractors and they agreed that this was subpar craftsmanship. I understand you dont want to take responsibility for something that has been leaking for not only while I have live here but also the other homeowner. The extent of the warping in the hardwood shows proof that the little drip had occurred awhile ago!
