My concern is that water is improperly draining in my backyard, creating a constant mud pit. This issue was originally highlighted during my home inspection and I was assured it had been resolved. During my virtual visit with ****, he clearly stated that they would regrade the area and even suggested specific adjustments needed for my backyard. However, when ****** **** visited, his nonchalant attitude left me feeling that the problem might never be resolved. He informed me of a policy requiring rain for observation, but it can't be too much rain, snow, or other precipitation. While I understand this is a Lennar policy and not ********, the response that the policy won't be adjusted for my situation is unsatisfactory. I have lived here for a month, and my backyard has consistently remained a mud pit. After the recent snow, while my neighbors yard is dry and green, my yard still has wet, muddy areas, which suggests poor drainage. I could observe, as the snow melted, that water pooled in certain areas of my yard without any clear outflow path, unlike my neighbor's yard.I need this issue resolved immediately. I cannot enjoy my yard at all since moving in, and I need assurance that my concern is being taken seriously, rather than dismissed. Even if Austins role is not traditionally customer-facing, offering a better resolution is essential. I recommend people to really consider your options and do your research before moving forward with Lennar. This has been a horrible experience that should be a momentous occasion in life.Business Response

***** ***** spoke to the homeowner and explained that he will need to follow the process inspection after a normal rain for this repair. The standard is that ****** should not have standing water 48 hours after a normal rain fall. The last time the yard was evaluated there was no standing water per ****** and did not meet the criteria for a repair. We informed the homeowner that we could continue to monitor the yard after a qualifying rain event.Initial Complaint

In 2020, I contracted Lennar to construct a home in the development of ************* in ***********, which is part of ************ in ************. I moved from ********** during the Covid Pandemic and had to rely on others for monitoring the construction and completion of my home. Prior to closing, I had a Home Inspection performed. The Home Inspection Report indicated an issue with the roof construction among other issues to be addressed. The specific issue of concern was a *********** on the low sloped section of the roof along back and left side of the dormer. The report stated that the roof may leak due to these conditions.A roof leak has since developed in the area of concern. I contacted Lennar ****************** to address this roof leak. Their initial response was the roof item was Not warrantable and out of warranty. The Case No. ******** was closed without any contact with me to discuss the issue. I requested that the case remain open and contacted a supervisor. My correspondence was via email with attachments regarding the roof issue and a read receipt requested. I received an automatic response that my email was deleted without reading. No one from Lennar contacted me to discuss the reasons for my request. This is unacceptable action by your customer care department.I had three roofing contractors look at my roof for estimates of the repairs. All three indicated that they recognized the problem due to defective construction and poor workmanship.Business Response

We have water damage inside our walls on the 2nd floor of our house due to a structural deficiency when Lennar built our house in 2019. Water collects in an area of the roof that does not allow for adequate water flow. Over the past 5 years it has caused a leak that we were unable to detect because it was internal. I happened to be replacing a picture on the wall and discovered mildew and mold on our sheet rock. I then had a contractor come to the house and he removed a section of sheet rock and exposed the water damage. I have pictures of the problem area and the water damage. I contacted Lennar and they told me that it wasnt a structural issue and that I would have to pay to get it fixed. Upon me responding to them and asking for them to at least come out and see the issue and damage they proceeded to ignore me and not respond.Business Response

I am rejecting this response because: They didn't fix it under warranty otherwise it wouldn't be leaking. I have had 3 leaks for the same area They just come out and put a bunch of caulk and leave. they didn't even do a water test when i asked them to. they said i can do it on my own and call them. Then they know they added so much caulk knowing that caulk isn't under warranty. but if they just had better workmanship this wouldn't be a problem. I have attached some pictures of the workmanship. If that's how you leave house you should add to your website.

In an attempt to purchase a new home Lot 0291 at **************************************************************************************************************** in ************* at the Preserve at ****, we gave a deposit of $11,655. Our mortgage financing contingency expired and we were not approved by Lennar Mortgage for a home loan. On 12/9/2024 We requested our deposit back and they are refusing to return our deposit in a timely manner saying it will be up to four weeks before we get our refund. Under Florida Law the Seller is required to return the money to the buyer and seller will have 10 days after the date demands are made for the deposit in order to resolve the dispute. If there are still unresolved issues after the 10 days, the buyer and seller must go to mediation, and if mediation does not resolve the issues, an action may be filed in court in the form of an interpleader. I am sure I am not the only one that this company has done this to and I am publicising this event and want my money back sooner that 30 days. I hope this helps someone else think twice about doing business with Lennar as well and protect themself. It is now December 26, 2024 and we just got another Docusign Document that says they will mail a check within 30 days! This is unconscionable and someone needs to put a stop to this deceit!Business Response

Home was purchased in ************************ 8/22 Within a couple months bathroom tile started cracking. It took several emails back and forth with warranty department to have tiles replaced. ******************* was rude and provided incorrect information until I pointed to the line in the warranty that said it was a defect. They suggested it's a one time "courtesy" even though warranty document states tile should not crack, it's a defect. Suggested wait until close to end of warranty period. I had tile replaced. Around june or July of 2023 Then as soon as the warranty period was over the same tile plus others cracked again. This lead me to suspect greater issue going on with deflection and settling of foundation. Submitted request. ******************* denied claim. Submitted request again with photos showing how the tile is cracking along a common line which indicates improper settling per warranty. Claim was denied again.I simply want the issue resolved to the point that I dont have to constantly replace tile. Tile needs replacing and uneven settling/foundation issues need correction.Business Response

Our Director of ************* contacted ****** ******* and advised that the home had all repairs completed in reference to this complaint the first time is was brought to our attention. This complaint was submitted almost 2 years later and a year and 17 months outside the warranty period. I am rejecting this response because, I sent a follow up email to Lennar regarding the true issue which is foundation/uneven settling of which is warrantable. The cracked tile is the symptom of bigger issues that Im trying to have addressed without any luck. See below for the email that was sent.
"****,
Thank you for the response. The full complaint is that the warranty I received says
"Performance Standard: Tile, flagstone or similar hard surfaced sanitary flooring that cracks or becomes loose is a deficiency. Subfloor and wallboard are required to be structurally sound, rigid and suitable to receive a finish. "
Could you explain what this means to me. I am not understanding where one time courtesy is coming from. Does this cover the cracked Tile in our house?
Also, part of the complaint stims from I was specifically told to wait until closer to end of warranty. Which I waited a coue months before if Im not mistaken. Then shortly afterwards the same tile that was replaced started cracking along with others. You see in the pictures its a distinct line from wall(baseboards show signs of pulling away indicate uneven settling issues) and toilet. Which indicates foundation/uneven settling issues.
I then pursued that route without any proper guidance/resolutionfrom Lennar.
****, If the same tiles that were replaced crack again in a similar pattern and then involve more tiles, does that indicate a deeper issue?
That's the root of the issue ****. There is a deeper issue going on that Lennar is failing to properly address. ****, that's my main concern. I'm wanting to have the underlying issue resolved now than later before more damage is done.
Thank you,
****** *******."Sincerely,

I am writing to express my frustration regarding an ongoing issue with my newly purchased Lennar home. I bought my home in April 2022, and recently, I noticed a significant problem with the driveway pavers. Specifically, the pavers near the garage door have sunk about 2 inches, which is causing both a safety concern and an aesthetic issue.I initially reached out to Lennar service and spoke with a representative, who created a service request (Request #********) for the issue. During our conversation, I was informed that I would need to contact the subcontractor companies, builder, or paver company directly. Following this advice, another representative named ********* called me back and provided me with contact information for the relevant paver company. However, when I attempted to contact the paver company, I was only able to leave a voicemail. I would greatly appreciate it if you could assist us by reaching out to them directly, as the home was purchased from Lennar and I did not hire the subcontractors myself. I believe a request from Lennar may carry more weight than my individual attempts, and your involvement could help expedite the resolution process.Additionally, I contacted ********************************, and their representative informed me that I should speak with Lennar regarding warranty issues, not them. This has left me feeling unsure about how to proceed and, unfortunately, more frustrated with the situation. As a homeowner who paid a substantial amount for this property, I did not expect to face this type of issue with no clear path to resolution. Please help me to address this issue.Business Response
