      We were purchasing a home with this builder whos team lead us on to believing them on the sale and forcing us to make all these sudden payments before paperwork was even complete and approved so we are just looking for our money returned here are the dates we payed them April 12 2024 $3000.00 deposit on home April 22 2024 $585.00 appraisal that had to be paid before the lender could say yes or no which we believe is a scam I look forward to resolving this due to holiday builders team has no problem in doing so every time I call its no ones problem out their hands they say I just want our money back so we can go elsewhere

      Holiday Builders appreciated the opportunity to build a new home for you and your family. Unfortunately, we understand we cannot do so, and we are in the process of refunding and sending back your deposit to you within a week. As far as the monies you paid for the appraisal, the lender did order and pay for the appraisal. As a professional courtesy, the lender will refund the amount you paid for the appraisal. If there is anything in the future that we can help in assisting you with your housing needs, we would love to help.

      Back in Nov of 22, after Hurricane IAN destroyed our house, we entered into a Contract with Holiday Builders for a new home to be built. We knew up front that it can take two yrs for the home to be built. But we also knew that our home could be done by end of 2023 (very good chance of that). Holiday builders applied for the permit in Jan of 2023, Charlotte county known for be being tough on permits, initially denied the permit and stated why in Mar 2023. By May 2023 permit still being denied. Every time the county denied they stated why and what they needed to pass the permit. I even told this to the Sales Rep and she passed it along to her boss and so forth. It is now mid Jun 2023 still no permit, then finally 6th of July all of the issues have been resolved. And permit can be issued, then the permit expires. Now Holiday has to re apply for the same permit, and its a 3 month process with the county. So 6 months plus the two months prior when we signed the contract and then 3 more months to wait for permit, and home will take about 9 months to build. Each and every time the county stated what was needed, it started in March of 2023 and if the Permit office for Holiday did their jobs and would of read what was needed. We could of had a home by end of this yr. We got our Earnest money refunded but our HEARTS WERE BROKEN, By HOLIDAY BUILDERS! We will have a new home built and ready by Mar 2024 by another builder bit higher price than Holiday but with more upgrades. Not sure what is going on with Holiday Builders and their Permit office, but the county makes it easy to understand what is needed from them for a Permit and when its denied. The county even called them and left a message but Holiday never called them back. Like I said HEARTS WERE BROKEN by HOLIDAY BUILDERS, TOTALLY!

      We appreciate your statement outlining your experience with Holiday Builders, we take our goal of building quality homes for satisfied customers seriously and we regret we could not obtain a building permit in a satisfactory timeframe.
      The permitting process is sometimes lengthy and challenging as was with your home, we had several departments needing to review and agree on the site plan due to heritage trees and their possible removal. This required surveys, septic and site engineering, even an arborist to provide information in order to receive a permit. Unfortunately, this caused significant delays which has led to your unwillingness to wait any longer. We will cancel your contract and refund the deposit in order to satisfy you.

      I am rejecting this response because: There is a response that I will accept. I asked for them to tell me why 17 other permits for home were issued in a timely manner and why mine took so long that it expired. Its not about going through reviews from one dept to another. Especially since I for months brought up through my sales agent the reasons why the permit was still not issues. She told me the messaged has been passed over to her sales manager. So did the messages get through and who didn't act on them. I sent screenshots of why the permit had yet to be issues and each time the county gave the reason. How did 17 others who didn't have my direct attention get through in a timely manner and mine took so long. An a good thoughtful answer to this question, one not blaming other depts for review of it and the county also. The County gave its reasons and there either were ignored or dismissed by whomever was in charge of getting my permit done. I will accept a thoughtful answer to what I have asked. Holiday needs to go through and investigate why this happened and truly ask people, why did this permit fall through the cracks. Why were our "HEARTS BROKEN", who didn't really care. And My hope is they learn a lesson from this and don't let another family down. I did see they sold the home that I wanted and have yet to reapply for the permit. I would of thought you reapply have permit in hand before selling the home, that way these questions wouldn't arise again. This is another reason why I can't accept their answer, they still haven't learn from what they did to me. I just want a good thoughtful answer as to why 17 other permits were issued in a timely manner, and why mine with my constant presence looking over it, telling the sales agent and messages passed to the manager to tell the permit office what is going on, took so long and then ultimately expired before being issues.  Give me an answer to this question that makes sense.

      Contract signed 5/4/2021, today 5/4/2023, two years later from when I signed the contract, my house is not ready for closing yet. Not honoring all the contract clause Very poor at customer service, and they don’t seem to care when it comes to maintaining their reputation as a business, and commitment to their clients & community. Care very little about doing things rights, from the time they pour the concrete to painting your house, everything Is done poorly, unevenly, or miss-aligned! From the electrical panel to every single outlet inside the hose everything is twisted or out level. Very little communication with those who are supposed to represent you and are supposed to keep you informed in regard to the construction progress of your house, because that only happens when they need to increase the price or when you nagged them for information. Informed by the Regional project manager, Steve H****, it is what it is and we don’t care whether you spend any extra money or if your daughter, your wife, and you live on the street, Holiday will not compensate you for our wrongdoing Two years later I still am without a house and 2 months after the email stating that the house would be completed in 4 weeks, I am still without a closing day, and nowhere to live, but once again no one seems to care! There is a delay with almost every step of construction, Always blamed the city of Cape Coral. No one will ever take responsibility. There have been multiple times where zero things are done for weeks or even a month. We have caught the company in multiple lies. It really Feels like they are treating us poorly on purpose in hopes that we will cancel our contract and they can sell our house for a higher price. If you are Hispanic and English is not your first language, there are a bit races as well and will act accordingly

      We appreciate your comments and share your frustration, understand we are diligently working to complete your home quickly and have defect free before your closing.
      Holiday Builders along with all contractors in the Cape Coral market have experienced significant delays due to the unprecedented housing demand. This has caused delays from our subcontractors, supply chain disruptions, long processing times with our municipalities, along with more delays due to Hurricane Ian.
      We regret the last-minute issue surrounding the air conditioning equipment, it was identified as a problem last week, the construction team and HVAC contractor have been diligently working to resolve it, as of this afternoon we have located equipment and expect to have it installed early next week. This was our last barrier for CO from the city and be able to close your home.
      In response to your communication comments, we do our best to have weekly communication with all our homebuyers during the construction process to keep them as informed as possible. In talking to your Construction Manager and New Home Sales Consultant, they have been providing updates throughout the construction process.
      Regarding closing dates, they are projected based on our best information, they are however very subject to county inspections and paperwork processing, lenders and closing title company’s schedules and constraints.
      Regarding Steve H**** comments, we aren’t sure who you are referring to, but Mr. H**** has not met you yet, but be assured Holiday Builders cares very much about all our customers and we attempt go above and beyond to make the experience as positive as possible.
      If language is or has been a barrier, we wish this had been communicated during any of the weekly update calls, however we have many Spanish speaking Team Members here that would be happy to assist, we wish all our communication is clear and understood.

      I purchased this house in Aug 2021 I have had issues with the flooring since after we moved in. I have contacted the warranty department several times and even called and spoke to someone and nothing has been resolved. Now it’s time for us to move on an hire an attorney

      "On June 27, 2022 I entered a contract with Holiday Builders for a house to be built at ***************************************. In the past months I have expressed concerns multiple times to my sales consultant as to why clearing of the lot and building has not commenced. The first excuse I got was because the permitting department in Palm Bay was behind in issuing permits. So I took that with a grain of salt until mid September 2022. I called the rep again. Was again told it was the fault of permitting. So I called Permitting. Permitting told me that applications for this build were not submitted until early September. I had been lied to for months. Now with the current landscape of the economy and rising interest rates I have decided to pursue other home purchase options. I have asked for a cancellation of my contract, the cancellation was sent and I signed my portion, but they have not. Today's date is November 16, 2022. No one answers the phone or returns messages. I am subject to losing my $3,000.00 deposit because this builder is not able to produce the home for purchase within the guidelines that I was originally presented to purchase. This purchase is with their preferred lender. Moreover, NOW they have jeopardized the contract and closing that I have selected with another builder on an available replacement home. I have tried to be reasonable and accommodating. However, when there are false truths to answers of questions that are asked it presents a notion that this is not a company I will feel comfortable dealing with at any level in the future. I am hopeful that someone who is seeking the purchase of a home from this builder is very prudent in their research and very cautious while considering their purchase."

      Business Response /* (1000, 5, 2022/11/22) */ Before you can submit an application for permit with the building department you must apply and receive a septic permit from the health department. When that is received then we can apply for a right of way permit with the department of public works. Once that is received, we apply to the building department. All of these departments are behind. There is a huge backlog. He decided to purchase another home and default on his contract with us. He is not entitled to his deposit per the terms of the contract.

The company does not respond to calls or text messages. I have attempted several times. I have a list of all the repairs that the company said they would make, however, we are still waiting for a response.

      August 3, 2021 original warranty request submitted by me. August 7, 2021 George from Holiday Builder's Warranty Department came to look at some concerns I had with the house. I had some nails coming out of my ceiling in the master bedroom, a broken closet door (track defective), and water stains from water leaking on my wall to my floor, I believe from the foundation absorbing water somehow. George sent out two handymen who did very general repairs. The closet door has to be replaced, George ordered one, almost a year later I'm still waiting for it to be put in my house. The nails coming out of the ceiling were just nailed back in and painted over. Then the water damage, according to them it was maybe a leaky window, they paint it and that's it. Well I am getting foundation damage from all the water that is entering in that same spot I reported when my house was under warranty. Not that my house is not under warranty, they will not fix the problem. They never fixed the problem when the house was under warranty, they just patched it. The grading is wrong in that spot and the water is leaking in.

They found the water entered through a stucco crack at the exterior window sill. Repairing these types of settling cracks are a homeowner maintenance item. There is not a window leak or a foundation issue. We also suggested gutters in that area to keep the large amount of water coming off the roof from being pushed into that area during a wind driven rain storm.

      We had a previous complaint filed due to yard issues that we had been experiencing since we closed in October of 2020. After Holiday Homes received the complaint and our email about getting an attorney, they showed up at our house to meet with us and go over the plan to make things right. We decided to close our complaint because they outlined a plan so we figured that it would be taken care of. However, here we are over a year latter and the job that was agreed upon has still not been completed and the customer service is some of the worst I have ever experienced. It would take us reaching out 2-3 times before we would even get responses and even then, every response was excuse after excuse as to why the delay. So last month we finally told them that we were going to move forward with legal action and within a few days a landscaper showed up to work on our yard. Needless to say, the work that they actually did was horrible to put it mildly and could have been done better by a child. We reached back out to let them know and sent pictures and a few days later they sent them back out, but all they did was drop more patches of sod down over existing areas which is clearly not going to take root and if it does it will never look right. We have reached out twice since then and have not received any response at all which has brought us back to filing a new claim and seeking legal action as well. Again, it has been well over a year and it has been like pulling teeth to even get a response and the work completed is nowhere near what was agreed upon and now we are left with a yard that is a total embarrassment. I am not sure how a business can operate this way but I have heard from many neighbors that they too are seeking legal action due to similar complaints with the product that they were delivered from Holiday Homes.

At Holiday Builders we strive to maintain great relationships with our buyers and often, as is the case here, do things as "goodwill" that normally would fall outside of what our warranty covers. Yes, we did sign a final acceptance for the lawn at closing. However, our yard was and still is a major safety Hazzard due to the way it is sloped on the side of our house. Our yard was also professionally treated by True Green and they told us due to the condition of the sod that we were just wasting our money treating it. At that time we had you back out to look at it and you verbally agreed (as well as in several emails) that you'd treat/fix the poor quality of sod that was put down after repairs were done previously. We had to continuously chase you for months to even get you out to do the work and when someone finally showed up the quality of work was a complete joke, which we sent pictures to show that sod was just thrown down in areas and not blended in as it should have been. You also told us that the previous landscape company that you had been working with had agreed to treat the entire backyard but that you had fired that company so you didn't know what treatment they had agreed to. However, that's not our fault that you fired them and didn't know what was up be done as it was for you to manage and not us. This work still hasn't been done and although you think you've acted in good faith, that is not the case at all as again this should have been done almost a year ago. So we are now left with a yard that is a total embarrassment for us and we have watered and treated it as we should have but the sod was poor to begin with and we had a professional tell us this. So as we appreciate your agreement to work with us to make things right, the follow through has not happened. We have several other owners in our neighborhood who are seeking legal action due to similar issues so this would support the fact that this isn't not something that only we are dealing with and that Holiday Builders have dropped the ball with others as well. Please let us know how you plan to address these issues and make things right, or if we just need to join in on the legal action with the others in our neighborhood.       Holiday Builders (builder) and ******** ****** (homeowner) closed on a home on 12/29/2020 that was having erosion issues. Holiday Builders knew about this issue but wanted to close on the home prior to 2021 so Holiday Builders provided ******** ****** with an IOU that stated Holiday Builders will "continue to up keep of back yard lawn erosion as needed". This went into the closing Docs and the closing company was Holiday Builders Title. Holiday Builders repaired the erosion before closing and after closing for about 6 months. Holiday Builders main POC Chris B**** has told us there is nothing else Holiday Builders can do to repair the erosion issues. We have requested a retaining wall and have the General Contractor on our property even told us a retaining wall was needed for this property but she was told upper management denied our request. We have been told by other professionals the only repair is adding a retaining wall to fix the erosion. The erosion has made it completely unsafe for our kids or anyone to walk in the backyard. The erosion continues to run off into the Lake in our backyard. One of Holiday Builders repairs was installing silt fence which is still required over 12 months later as it's acting as a retaining wall. We are stuck with a backyard that continues to erode closer and closer to our house and we need a permanent fix. Holiday Builders sold us a home on a property that is too small for our home and has huge erosion issues.

      Not only has my home been continuously delayed but I have been informed last minute of these delays (I'm talking 2 weeks before the originally stated start date). Most recently, it took multiple attempts to get a hold of someone who could actually give me a sufficient explanation (beyond the measly 2 sentence long explanations I was receiving before as if delaying the construction of my home has absolutely no impact on my life whatsoever!). I was reassured by this response and was told that the start date was now going to be sometime in December (originally was going to be July and it has just been delayed month by month since then). I have now written in multiple times since December 1st attempting to get an update to ensure the start date is still on target for this month since at this point, I do not trust their projected dates and want to ensure I have the right expectations set but I have not heard back. I have no doubt they are busy but they should keep in mind that home-buyers have a right to know what's going on with the status of their property. At this point, I don't care about the delays as I know that's out of their control. The problem is that the communication is absolutely abysmal as they should be the ones checking in with me and keeping me up to date - not the other way around. I received a response after 10 days of attempting to reach out to someone and they told me the delay was due to a technical issue that wasn't allowing them to open emails/respond to them and that they were working on the issue yet somehow the person responding was able to open my email and respond? Not adding up. In that response, they told me the person managing my account would get back to me the next day, so I waited but received nothing and once again had to follow up. I have now attempted to contact them multiple times via phone and no one has answered. Attached are screenshots for several occasions where the lack of responsiveness is evident.
