Worst builders there is. Couldn’t come close to finish date. They don’t hold up to warranty’s. Give you 2 years but never fix anything. A/C unit leaking after 4 months and they say their not responsible. Yet they stole my filter. Gave them a list before closing they couldn’t even do that. Had to do my own work to make it right. Unless you want a project home I suggest another builder. Holiday Builders is nothing but junk and don’t hold up to their contractReview from John C

BEWARE â—Said we "MUST" close during a hurricane. Then said if we don't then they will have "someone else do the walkthrough" and send the papers to us to sign. THEN, they ended up closing their business that day anyway. They also offered to have our realtor do our final walkthrough. Wanting us to be forced to buy this house without ever seeing it. â—Wouldn't let anyone on the roof and was being sketchy until we told them we wanted to back out because they were adamant that no one can go on the roof. THEN, forced us to get another inspector when we already chose the one we wanted. â—Horrible reviews online. TONS of negative BBB reviews and MOST are STILL unresolved. â—Own 100% title company â—Own 49% of their "preferred" loan company â—10/10/22- "Bob" called us and said he's just a construction man, but said we "aren't getting the deposit back". He knew nothing else and was rude but called just to say we "aren't getting the $3,000 back." â—There were at least 19 different people during this whole experience who were contacting me. Never just ONE single person from Holiday Builders to deal with. My realtor was originally on the emails so she was informed what was going on, then they removed my realtor from the emails so she wasn't aware of everything that they were doing to us. â—We put $3,000 down as a deposit. Our realtor emailed them on 10/6/22 stating that after all of the negatives we've encountered with Holiday Builders since signing the contract, we no longer feel comfortable buying a house that they built. We also put $160,000 down that is in escrow (which is THEIR title company), and had a phone conversation with Krysta Reeves on 10/10/22 saying in order to get our $160,000 back they, require a "cancelation letter" FROM the BUILDER. Conveniently, that cancelation letter states that they are keeping the $3,000 which we will not sign. Holiday Builders and HB title are unethical and seem to be trying to take advantage of the handicap. (Me).Holiday Builders Construction Inc. Response

Don't buy a Holiday Builders Inc Home in Port Charlotte Florida!
I went to contract with a deposit May 2021 with the promise it would be completed in a year with no price increases says onsite agent Holly ***. In November we reached about an update and never got a response. February 2022, we reached out again about an update, no response. Then the very next day 2/3/22 I got an email saying:
RESPONSE REQUIRED
Thank you for choosing Holiday Builders/HB Value Homes as your home builder. As you know, we are experiencing significant delays getting homes started and completed on time. Material delays, labor shortages, permitting delays, and a host of considerations have significantly altered our usual building cycle time. For that reason, we have no choice but to increase the price of your home. The amount of the increase is $35,000.
The permits are not even approved, and no work has been performed. After 8 months from contract and no work, no lot clearing and not even permits are completed? WOW. Now they won't honor my signed contact price and I have to pay 35K additional? 2/4/22 sales manager says if agree to the 35k increase they would start building in April 2022 but could not tell me if I could be subject to another price increase, but it was possible. Then she was unable to pinpoint when the house would be completed. Problems.... I can't qualify for an additional 35K and I have to be out of my rental in a few months so now I lose my new home that I have waited for all this time while they have done nothing but sit on their hands and hit me with a price increase?

Mr.******: At the time you signed your contract, the onsite agent was correct in telling you there would be no price increase. Unfortunately, we could not predict the delays in materials and labor, nor the significant cost increase in materials. It is in our best interest to build and close homes as quickly and efficiently as possible. Your review quotes a portion of the letter we sent to you. In that letter, we also state that this is the first time in our 38-year history of building homes, to exercise an escalation clause. Furthermore, you were given the option to terminate your contract with a full refund of your deposit. We sincerely appreciate your choosing Holiday Builders.Review from Todd B

I was told when the day i signed a contract that someone had backed out and my home which i payed more for would probobly start sooner becuase of permits my contract was signed 5/7/2021. On HB website it said estimated start date of slab would be sept 15 then the website pushed it out till oct then the website went down and has never came back up for updates. then i was told in early sept waiting on windows should start in Nov, then last month probobly DEC, Today asked for an update now might start in JAN. i think the website was all just a tool to drag you in also think they would love for people to back out of the contracts signed so they can make more money. i walked through a home that was just completed saw alot of shotty work but what are you going to do i was 4 months into the contract didnt want to start the proccess over.I f i could put zero stars i would cause thats what they have produced ZERO.Holiday Builders Construction Inc. Good afternoon Mr. ******. We are in receipt of your recent BBB complaint and this morning's email to our New Homes Sales Consultant, Carrier ******. We understand your frustration with the build time delays. However, we would like to share with you the state of our economy and the delays experienced in the building sector. We all know that what started with Covid has spread to huge delays in so many of our daily products. Of course, the building industry has been hit drastically hard.
Our vendors are having a difficult time getting the suppliers to deliver their needs. They will give us dates as to when to expect an order, only to have days or weeks go by without the delivery. Our supplier would give us delivery dates which we rely on for all other trade follow ups. The date would come and go and we would be told "next week". Next week started turning into next month so very often. We learned they were overwhelmed with orders and had labor issues.
We have a huge Purchasing Department at Holiday Builders. Aside from purchasing, they are responsible for choosing the vendors. With the ongoing high demands in product lately, they have been in constant review of vendors, trades, suppliers who may be able to better deliver our needs.
Carrie was correct when she first met with you that a spec home is a home that has already begun the start process. However, this is not so much the reality with today's lack of supplies, laborers and county/city municipalities that we have no control over. Previously, because materials and labor were readily available, we would start homes as soon as we received the permit (within the limits of our company capacity), sub-contractors would show up on time and the homes would move forward. Various supplies that are delayed have caused homes to start and then sit unfinished for weeks at a time. Right now, one of the most common delayed elements are windows. Due to this situation and given the state of the market, Holiday Builders made the decision that we would not start any new homes until we confirmed that the windows were either already here, or that we had a confirmed delivery date. This answers why your home has not been started. Until we receive a confirmed date, no home (even with a permit) will start.
No one is happy about the delays in their home build times these days. Customers, like yourself, need to plan and be ready to change plans due to unfortunate delays of closing efforts. Know that no one gets paid - our sales team or corporate, until a home is completed. We ALL want to get our homes built.
In an effort to explain this to you, an email seemed best to start so more detail could be shared. We certainly hope you can understand our position here and are doing what is best for all customers. If you feel this isn't suitable for you as you discussed with your New Home Sales Specialist, Carrie ******, we would certainly agree to give you a full refund and cancel your contract. However, we hope you understand and agree with the situations of today's challenges builders are continually facing. Know we want to and will deliver to you a beautiful, quality-built home.

My home is a smaller home it has 4 windows and a slider and i see the windows available at home depot? My big question IS are the homes being built in order of contract date signed? or are higher priced more profit homes getting built before the rest of us, while we wait and if that is not the case can you prove it?. I appreciate the offer of refunding my down deposit because i was told they are selling my model for 20,0000 more that would work in your favor for sure. I'm sure now that i have voiced my concerns to the BBB my house will drop to the bottom of the build list. I'm a veteran and proud American if I did not not speak out against something really wrong then i would just be the kinda guy that gets run over by a company who is only looking at the profit line. I was told the windows were 2 months out back on first week of sept so my windows should be in by Now Ya Think? If you want me to purchase the windows and slider myself and store them till your ready let me know just adjust at closing.Review from Mariana A

If I could put zero stars, I would. My husband and I decided on Holiday Builders mostly due to the fact that we were promised a high level of communication throughout the entire building process. There were many builders with comparable houses and prices, but the promises of communication set them apart. All of those promises were lies and it has been nothing but lies since we signed the papers. We signed paperwork 13 months ago. At that time we were told that their build time was about 8 months but at that time it was closer to six months. Our house is at least a month away from completion without any complications, which I highly doubt seeing how things have gone thus far. No one told us that things were being delayed, we received no communication for months. We were told we would have weekly meetings with the construction manager and the sales person, that has never happened once. We had a slab and concrete blocks up before we even had a construction manager assigned to our house, or so we were told, and it was weeks, if not a month, before were actually able to talk to him. I understand that delays happen, especially from Covid, but the lack of communication on those delays is completely unacceptable. Especially when your whole business model is centered around open and frequent communication between all parties involved. There is a delay with almost every step and it is always blamed on someone else. No one will ever take responsibility. We have watched houses that were started after ours be finished and have people move in while ours just sits. There have been multiple times where zero things are done for weeks or even a month. We have caught the company in multiple lies so now it is hard to believe anything they say. It really feels like they are treating us poorly on purpose in hopes that we will cancel our contract and they can sell our house for a higher price. We are paying a ridiculous amount in rent because we had to go month-to-month due to the constantly changing completion date of this house. Does Holiday care? Of course not! They care about making money, not about the customers. If people get screwed, that's their problem. We have 4 small children and are in the process of adopting from foster care. These ridiculous delays have halted our adoption process and made it impossible for us to move any further with it until our house is completed. We started packing months ago after being told completion dates that have now come and gone so we are living out of boxes, which is hard regardless, but with 4 kids ages 7-2, it is just insane. Hello:
We understand your frustration with the current homebuilding economy. Our customers, and those of other builders, are facing construction delays with their homes due to supply chain issues (windows, cabinets, concrete, appliances, etc.), labor shortages (trade partners cannot service our homes as fast as before), and municipal shortages (inspections, etc.).
Due to these issues, Holiday Builders has recently amended our policy and we are no longer starting homes until the windows are on hand. While this will not speed up many of our homes (such as those started already) it will go a long way to eliminating homes sitting as is the case across the market.

Holiday builders purchased the lot next to my house and while clearing it the Person from four seasons landscaping started to flood my front lawn. When I asked him to stop and figure out a way he wouldn't destroy my yard he laughed and shrugged his shoulders. I told him I was reporting him to the city of Port Saint Lucie and he said the builder hired him to do this. I tried to get in touch with someone from Holiday builders all you can reach is sales. Impossible to get in touch with registered a complaint with the city. Now I'm going to call Four Seasons of palm city and tell them how rude their employees areHoliday Builders Construction Inc. We apologize for any inconvenience the clearing of your neighbors lot may have caused. Once the clearing was complete, the swale was graded and re-established. All drainage should be back to its previous condition.

This review won't address the absolute nightmare our build was. For this post I'll focus on the after sale follow up and dedication to a product already delivered. In my opinion making promises to schedule and complete work with little to no action has been the only consistency provided by Holiday Builders since we signed our contract with them. At closing our punch list had a few items. (We closed in March 2021,....) 1) Scratches in our flooring 2) A sliding door that was warped 3) A garage door that wasn't adjusted properly. Work completion timing: 1) The floors were addressed timely. 2) The door took MONTHS and was finally complete in early August. (6 months after closing.) 3) The Garage door is STILL outstanding. (6 Months and counting and still waiting on a call to schedule despite regularly following up.) In addition to these items we had a roof leak.... It happens, and I wasn't overly upset. Until the process was a nightmare! It took the better part of 60 days to complete and I sat in my home countless times waiting for contractor's to call or show up. Yes.... I took days away from my job to be stood up multiple times. The after sale process with Holiday Builders has been a complete disaster for us. I've used the warranty process, and worked with the personal contact assigned to me all to no avail. We built a home for our family, paid them in March and here we sit trying to get our work completed.... (6 Months as of this email)Holiday Builders Construction Inc. Response

We have been in constant contact with the customer and we are doing our best to get our trades out to service these items. Due to the unprecedented demand in the housing market our trades are facing shortages of labor and materials. We have escalated this issue to the ownership of the garage door trade. The remaining repair doesn't require materials. It's a simple spring tightening. I've been promised a call to schedule this repair multiple times a week for over a month. To date, I have not received a call to schedule. I plan to hire someone to do it at my own expense next week no my kids don't get hurt if it falls.
While In understand the current climate. I've taken time away from work and vacation for scheduled appointments to have no one show up or call to reschedule.
Holiday Builders was paid $380k to manage our build and after sale warranty / punch list. Blaming the trades and not taking accountability isn't acceptable.Holiday Builders Construction Inc. Response
