    On June 30, 2025 I signed a purchase agreement with Florida Cash Home Buyers as the Buyers of my real estate property. On the same day (June 30, 2025), without my knowledge or consent, **** filed an Affidavit claiming interest on my house. On July 24, 2025, I was told via text message that **** decided to cancel the contract and asked me to sign the contract canellation documents. After all was said and done and the agreement between both parties was officially cancelled, I found out about the Affidavit that was recorded in Official Records through our local clerks office and the cloud this creates over my property's title making it impossible to sell my house. I have made several requests to **** to release the extremely harmful Affidavit and my attempts have been ignored. I am missing out on opportunities to sell my house and I can no longer afford these obstructions.

    This company was trying to scam my family out of our property by making false statements about their intentions and making negotiations behind our backs. My family lost their home in hurricane ****** and are now trying to recover but this company has decided to make us their prey

    I am sorry you feel that there is foul play involved. 
    Did you read the contract you signed? 
    It was disclosed in our contract on clause #**, that we may re-sell the house prior to closing. 
    We made you a promise on price and terms that we are honoring. 
    Whether we buy it or sell it to someone else, that has no bearing on the legality of our agreement, nor does it make it unethical. We are honoring our agreement with you, while you are trying to back out of it.
    We do not wish this to go to litigation, so we hope that you reconsider and proceed with the closing. We are ready to close on time and for the price we agreed on.

    I am rejecting this response because this isn't a resolution. This is a force tactic to get us to continue doing business with you even after we have peacefully requested cancelation forms and documents in relation to the matter after discovery of your business being a wholesaler, not a buyer and making decisions on behalf of the sellers in a deal with a buyer without the real sellers knowledge. Despite all this, the contract signed was executed based off the instructions given by your employee after making clear statements of legal situation and my participation in the matter simply as a ******. All documents signed were signed and presented via DocuSign; proof of which you have yet to provide after being requested via email. This is not how you should conduct business in our situation.

    I contracted with Florida Cash Home Buyers to sell my mothers (probated) home and have been given the run around on getting the funding/closing for the home after my daughters and I signed all the paperwork for settlement and disbursement date of 6/21/23. They have strung us along with excuse after excuse as to why they are not funding yet want the keys to the property to pass to the buyers they found. I have texts and other emails that I can screenshot and forward to you. They insist that they are trying to reach the title company or the lender everyday, all day, yet there is no resolution, nor will anyone ************* to come to some resolution. I want the closing/funding to happen asap as now the property's mortgage is past due as this was to happen as of 6/21st.

    I truly apologize for your bad experience. I understand your frustration. Believe me, we are frustrated too. We tried to get this deal closed earlier than we originally agreed with you to make everyone happy. The buyer's agent and lender assured us that they would be ready to close on June 21st. But as you know, this did not happen. It seems like we're at the last stages of closing this file finally. Either way, we are ready to close on it ourselves incase this buyer does not close by the contract date of July 25th (which is very unlikely). We wanted to just close on it ourselves instead of this buyer, but because you are under contract with him until July 25th, it is not possible for us to close on it since the buyer is technically not in breach of the contract yet. 

    Believe me, we are doing our best to get this closed ASAP. I hope you'll receive the good news that this file closed today or Monday at latest.
