September 2024 I applied to rent at The Grove but was denied. I was referred to AmRent Consumer Assistance, who couldnt tell me why I was deniedonly what was on the report. Nothing listed was grounds for denial, except for the vague term creditworthiness. The Grove couldnt clarify either.I tried to contact NAM Living, but they had no website or proper contact infoonly a LinkedIn page, which listed an address. That led me to Executive ***************, which also lacks a website. Eventually, I traced everything back to the parent company, *****************, and reached out to VP of Operations, **** *****.After over a week of calls, I finally spoke with her. She, too, refused to give a clear reason for the denial. I explained we had just been approved for a conventional home loanso how could we be denied for a rental? Eventually, she implied (paraphrased) that we had late payments. We never received our deposit back (though we didnt expect to). More importantly, the process felt like a scam. It took an unreasonable effort to even identify who to speak with, passing through four separate companiesonly one of which (The Grove) was publicly visible.I am only now realizing this is a bigger issue, as I am not the only one.

This company is performing Racketeering and here is why:First and foremost, there are clear guidelines for approval listed in their application. Those are:Credit Worthiness - Credit is in fair standing. No bankruptcies. Rental Verification - This information was provided and met the criteria.Proof of Mortgage - Provided Proof of Income - Provided and exceeded minimum income of (3) times the monthly rent.I also provided all documentation required including but not limited to: Drivers license, social security card, W-2, bank statements, etc. To top it all off, I tried for weeks to get in touch with someone from the underwriting department to get an explanation for my denial. It wasn't until I finally got a call back from *****, the Vice President, that I became certain there was a scam going on. At no point did she give me a formal reason for denial and ultimately became flustered the more I questioned and challenged her, to the point she verbally attacked me, screaming, calling me a child who disrespected her authority (very professional).Second, the documentation that is included in my denial letter is simply the application that I submitted. There is absolutely no explanation as to their reason for denial. I thoroughly reviewed the 56 page document and cannot see any reason why my application would have been denied.Lastly, I am far from the first ****** to have made such claims. A quick ****** search will yield dozens of reviews from other customers who have experienced the same situation. Both my parents have been in real estate for 20+ years. They both are in strong agreement that I was wrongly ********* summarize, I have absolutely no doubt that this company is performing illegal acts in reaping application fees from qualified applicants. There is just an overwhelming amount of evidence to believe otherwise. Please take the time to review my message. Do not hesitate to reach out with any questions or concerns.

We just received the letter today for the 1st time regarding this complaints.

We did refund his $300 applications fee on 4/226/2024.

I am rejecting this response because:

I have been fighting with my bank for 6 months on this matter and they are strongly claiming that no refund was ever issued. I never received a refund for the matter. Please provide proof of a refund credit.

    Sincerely,

What is it the complainant is wanting, as we have returned the money? He did not meet the criteria we have set in place.

    Complaint: 22195697

I am rejecting this response because:

Please provide proof of refund, as a refund was never received. Additionally, your claims of not meeting criteria is false. All criteria was met. Regardless, this is besides the point. I am requesting proof of refund and nothing more at this time. If you can provide evidence, I will happily accept your response and drop any further claims.

    Sincerely,

    ***** *****

The association is charging $150 application fee for an apartment which is much more than other companies. Then they are denying consumer's application without providing a detail explanation of the denials for all the applicants. It seems that there have been several other BBB complaints against this company. I've requested in writing for explanations of the denial which has not been received. I've called several times where there was no answer until it was advised that the decision comes from corporate which have yet to provide us. It seems that they are saying that an apartment would be available for your timeframe and encourage you to apply and hours later send a denial without an actual reason. Both my brother and I credits are in good standing with the consumer's reports and this company is providing bogus reasons for denial to applications with the malicious intent of not renting an apartment for soley of making money on application fee submitted.

I lived in an apartment for 9 months at the Grove. When I moved out into another apartment in the same complex, the are attempting to keep $345 of my deposit for damaged carpet. There was absolutely no damage to that apartment. I take my shoes off the moment I enter my apartment. I did not have any pets. I'm a 49 year old woman living alone and I am meticulous. There was no damage to anything in that apartment. I want my full deposit back. The full deposit is $1849. I want my full deposit returned

This is resolved.  The complex sent pictures which I will not contest.
