1 starExploria Resorts deceived and manipulated us while suffering through multiple hours-long high-pressure sales scheme. We are in our mid-70s, and their salesman took advantage of us because of our age and naivete regarding timeshares. He made a series of claims that have been proven demonstrably false. When we informed him that we werent interested in getting tied up in a years-long commitment, he claimed that the timeshare would appreciate, and that if we werent satisfied with it, we could return it to Exploria at any time. When it came time to sign, we were rushed through the process and not provided with all the information we needed. For example, we were never told about our legal right to rescission or given a public offering statement. We also were not told that our maintenance fees would increase over time. Had we known all of this at the time of signing then we wouldnt have moved forward with this purchase. Eventually, we called Exploria to express our dissatisfaction with the whole thing and requested they buy it back as it wasnt all that was promised. We were told that Exploria doesnt buy back. We informed them of what their representative had promised us, they informed us he was no longer employed by Exploria. It is shameful that their representatives would go to such great lengths to ******* us into a contract that they knew we wouldnt be able to use. Perhaps worst of all though is the fact that they assured us we could sell the timeshare back to Exploria at any point if we werent satisfied. Because of all the lies and pressure, we experienced, we have requested the termination of our contract.Club Exploria, LLC

Please know that our goal is to provide helpful information to assist you in making the best and informed decision for your vacation needs,without any undue pressure. Attending an owner update sales presentation is completely voluntary and you had the freedom to leave at any point during the presentation however, you made the decision to stay and upgrade. In reference to the rescission period, this information is located directly above your signature in boldface font and advises that you have ten (10) calendar days to review the documents and cancel within that period. This is located on multiple pages within the purchase documents. ********************************, you acknowledged and signed a document titled Receipt for Timeshare Documents which states that you received the Multi-Site Public Offering Statement along with the *************** Disclosure Statement which indicates you received this document on a USB Drive. In reference to the maintenance fees increasing, this information is also stated in your purchase documents stating that component site fees or tax increases may occur. Notwithstanding the foregoing, please know that Exploria Resorts does not have a buy back or resale program and you are well past your rescission period. 1 starMy experience with Club Exploria began when my husband and I decided to go on vacation to Orlando, Florida. I had selected a package that would give me a gift card incentive if I attended a mandatory orientation, which included a week's vacation. When we arrived for said vacation, we were given a tour of the resort and I was introduced to *****, who took charge of the presentation. ***** presented us with options and package prices, but they were ridiculously high, and because we rejected the offers, he had his boss *** intervene. *** offered us several options with double points. When I asked him if he ever decided not to keep my timeshare, he told me they would buy it back. Including the tour and the constant pressure for us to accept the agreements, the entire process took hours. We were passed on to ****** who rushed us to sign the contract and the information she provided me was not the same information she presented to me when I saw my online portal showing me a payment of $2,411.00 annually. I called Exploria and they told me it was a mistake and my maintenance fee is $1,205.50. I was very upset because they lied to me and told me that the only thing I had to worry about was my monthly payments of $176.21. When I told them I wanted to sell it back to them, they told me that wasn't possible and they don't do it. ****************** and ****** lied to us. Now I am fighting to get out of this contract. Please take my advice and don't get involved with these thieves. It is better to pay for an Airbnb. Be careful, the workers will lie to you just to get you to sign something you will never be able to get out of.Club Exploria, LLC

1 starMy Maintenance has gone up multiple times a year with absolutely no explanation as to why? I have a monthly payment withdrawal for maintenance fees and even though the amount consistently goes up, they still have the nerve ever year to bill me for a Shortage? If you adjust my monthly withdrawal to a higher amount to cover the cost, why is there a Shortage? I think this organization is borderline criminal!BTW I had to give 1 star to continue, they deserve NO star at all!Club Exploria, LLC

1 starMy H.O.A fees went from $1,800 a year in 2023 to $11,500 a year in **** with Exploria in orlando how can this be legal. They raise it what ever amount they want. I had to give back my deed on a paid off timeshare becuse i couldn't afford the fees. So now they have my money and my deed what a rip-off.Club Exploria, LLC

1 starFirst I would like to say we were members for over 20 years and paid our dues up front every year. When we bought 20 years ago the information that was given to us turned out to be true and we had 20 years of good memories. However the last time we were there, we went to an "owners update". That has been the biggest mistake we have done in our 20 years of marriage. Had what they told us was true, then we would gladly continued to paid the amount that we had agreed to. However like some previous people said, there was many things they did not tell us and many things that were just not true. We have tried to contact them several times, but all we get is a form letter. We have even offered to continue our old membership and would gladly pay but they are not interested. We have even contacted lawyers to see what we can do. It is a sad fact they feed off the trust of older senior citizens like ourselves. No wonder timeshares get a bad name.Review fromCharlene W

1 star********************************* I purchased my timeshare several years ago. It has been paid off for over 11 years so all I have to pay is a yearly maintenance fee. I used to look forward to having family trips yearly until these Exploria took over a few years ago. I decided to bank my week at RCI three years ago at Exploria request free weekend update ext. What I walked into was a recruiting presentation from h*** First. I already own time share so why would I buy it over again. Second the presenter spent his time then explaining how I would not be able to get into the new units because I was not a real Exploria owner. Since I was inherited, from the previous owner Treetop. Since Exploria took over, they have been trying to resell me my own timeshare with the ****** points angles. Recently Exploria is out there with inflated yearly maintenance fee in the mail. Which I expected, what I did not expect was over $4000 in HOA fees how is this legal. I paid a little over $500 last year, the year before $700 which was inflated because they stated they were fixing up the units. You sent out bills with a message that the billing was wrong but it still look. If this is legal, wthe same. We need to be thinking about changing the laws that govern time shares. We should not punish for planning a vacation. I would like them to send me my original property deed so I can further look into my rights as a time share owners At this point we are being asked to pay a maintenance /HOA fee for a vacation property we cant take a vacation in because most of us wont be able to pay for it. Also this assault is being place on a lot of the older owners who finish paying for their time share and they have not been able to convince use to buy into Exploria timeshare. They are trying to take our time share by pricing us out. Exploria made a bad business deal and now they want us to pay for it. How much is the fee going to be next year?Club Exploria, LLC

1 starOakmont and Treetop Resorts, in ************, ********* is working unethically, and we need to speak out. We have requested for the rescission of our timeshare contract due to Oakmont Resorts broken promises, unethical sale practices such as lying, deceiving, and intentionally misleading people to manipulate them into purchasing a timeshare and abusing elderly and retired individuals such as us.We are both retired public servants who dedicated our lives to serving others, and as retirees, we now rely solely on a single income source, and our financial situation has significantly changed. It is crucial to emphasize that I am a retired US ***************** member, and I am particularly outraged at how Oakmont/Tree Top Resorts treats military veterans. Our attempts to seek clarification and updates regarding the progress of the timeshare transfer have been met with disappointment. Numerous emails and text messages have been sent, but the responses have been minimal, if not nonexistent. The lack of communication and transparency from Oakmont/Tree Top Resorts is not only disheartening but also raises concerns about the integrity and ethics of the company. Given these circumstances, I am left with no choice but to formally demand that Oakmont/Tree Top Resorts rescind the remainder of our contract. 1 starDo not ever purchase. There is A LOT they dont tell you like your maintenance fee going up every year. Even if you only get expos every other year you still have to pay yearly. My maintenance fee started at 800 a year it is now *******. As i scrolled the reviews all i see are a 1 star. Let that be something you look at before purchasing. I have asked them to take it back in april 2023 and of course it didnt happen. I dont even want anything back. Just take it off my hands. But of course not. Be very careful if you are considering doing this. Also marketing will offer you these great deals oh but they dont tell you a ton of stuff. I purchased a cruise and i had to pay ***** i will have to pay port costs which i expected. But oh wait. You can only cruise on the days you want to go of there availability. Lol good luck with that. You try to book on your own with the resorts Hahahahah you cam never get the dates you want. I hate owning this and i will be doing everything i can to unload this terrible purchaseClub Exploria, LLC

Your maintenance bill is higher this year, as you did not pay for your previous years maintenance fees and therefore late charges have accrued. 1 starOur experience with Exploria Resorts can only be described as a never-ending nightmare. From the incessant calls to an underwhelming stay in the Pocono Mountains, the entire ordeal was a disaster. The breaking point was a deceitful sales presentation with false promises and a sneaky bait-and-switch tactic featuring a model room.
Under the relentless pressure of a three-and-a-half-hour ordeal, we fell victim to misinformation, exorbitant prices, and commitments that turned out to be nothing but illusions. The aftermath? Four years of financial strain, burdened by a timeshare that failed spectacularly in delivering its grandiose pledges.
The complete lack of transparency regarding our rights and contractual intricacies only fueled our frustration. Now, we're stuck in a situation we would have avoided if we had been given the full story upfront. In our pursuit of a resolution, short of terminating the contract altogether, we implore others to approach dealings with Exploria Resorts with extreme caution.
