1 starUnresponsive and Unhelpful in Exploria Timeshare Exit Attempts I have reached out to Exploria Resorts multiple times over the past few years asking for assistance with exiting my timeshare or finding a legitimate way to transfer or sell it. Each time, Im either redirected, given vague information, or simply not helped at all. It feels like once youve purchased a timeshare, theres no interest in supporting you afterward.Ive made repeated, good-faith efforts to resolve this directly with the company, but I continue to be met with dead ends. I am requesting that Exploria provide a clear path for owners who no longer wish to maintain their timeshare,or at least connect us with reputable options for resale or transfer.This lack of support is extremely disappointing and has left me feeling frustrated and stuck. I am filing this complaint in hopes of finally getting a resolution or acknowledgment and to share my experiences with other people considering buying a timeshare. I wasn't told how much the maintenance fees would increase over time. I wasn't told the company would never take back the timeshare. I offered to give it to them, but they won't take it. 1 starI had one of the most disappointing and stressful experiences with Embark by Exploria Resorts, and I feel compelled to warn others.Last year, my ex and I signed up for a trial membership. Although we could not use the membership until it was paid in full, I made every single payment from my own account on time for 12 months. My ex did not contribute a single dollar. Now that its paid off, I finally made a reservation for a vacation with my kids their only trip before school starts and this company is threatening to cancel it.Because my ex and I are no longer together (and he is no longer in our lives), I have spent this entire week trying to get him removed from the membership, only to be met with endless hold times, transfers, conflicting answers, and zero accountability. Every representative tells me something different, Im denied access to any supervisor, and I'm told that I may have to pay an additional $350 or even worse that my reservation might be canceled altogether if management doesnt approve removing him.When I explained that Im the one who paid for everything and that Im trying to take a vacation with my children the person I spoke to today responded rudely and dismissively, saying I should have thought about that before signing a contract with someone. I shared that my ex became abusive and I was not going to bring him just myself and my children and still, I was treated with cold disregard.Ive upheld my end of the agreement. I paid in full. I followed the rules. There is no excuse for this kind of treatment or for threatening to cancel my vacation. This company is disorganized, unprofessional, and lacking basic human decency. If you're considering signing up, please dont especially not with anyone else. If anything in your life changes, they will punish you for it.I deeply regret doing business with Embark by Exploria Resorts and hope this review saves someone else from going through what I did.Club Exploria, LLC

1 starIm so disappointed with Pocono Mountain Villas By Exploria Resorts. They made big promises during the sales pitch, but they havent followed through. Now they refuse to let me out of my contract, no matter how many times Ive tried to work with them. They raise prices every year but dont deliver on what they promised in the beginning. Ive explained my financial struggles and asked for help, but they dont care. Theres no empathy and no willingness to work with **** wouldnt recommend this company to anyone. Save yourself the stress and frustration. Theyll pressure you during the sales process with promises they dont keep, and once you sign, they wont budge on the contract no matter what happens. Ive tried so hard to work things out, but theyve shown no understanding or support. Stay away from this company. Its not worth it.Club Exploria, LLC

1 starI deeply regret ever signing up with Exploria Resorts. The sales presentation was filled with misleading and deceptive promises that do not reflect the reality of timeshare ownership. I was told I would have flexible usage, low fees, and access to easy resale or exit options none of which turned out to be ******* reality:I can only use my timeshare every other year, and the maintenance fees plus RCI membership exceed what it costs to book the same week online as a non-owner.Exploria offers no viable exit, resale, or buyback option, leaving owners stuck in a financial trap with a product that has zero resale value.Customer service is unhelpful and dismissive. Their only response is to point to the contract and ignore the fact that the contract was signed based on verbal misrepresentations and high-pressure sales tactics.This timeshare has become a liability, not a benefit. I strongly urge anyone considering Exploria to stay far away. The business model is built on locking people into perpetual fees with no real value in return.Club Exploria, LLC

1 starAn Exploria Resorts representative made materially false statements that induced our purchase decision! Including Investment Value Fraud: She repeatedly characterized our timeshare weeks as "valuable assets" that could be rented for extra income or resold later higher than our purchase price. She stressed these were sound investments with strong rental and resale potential. Post-purchase investigation reveals there is virtually no resale market and rental demand is negligible. This fundamental misrepresentation regarding investment potential constitutes actionable *************** Disclosure Violations: During the sales presentation, she deliberately obscured the true financial burden by focusing solely on the "affordable" monthly payment of $553 while actively brushing off our direct questions about total cost. The actual financial obligation was never clearly disclosed:We have already made two loan payments plus the first round of dues and fees, and the financial burden is already proving overwhelming for our family budget.These people are NOT to be trusted!Club Exploria, LLC

2 starsWe were misled about the overall value of timeshare ownership with Exploria Resorts, as we were promised we would save money compared to traditional vacationing. Instead, we have paid considerable amounts with the upfront purchase costs, escalating maintenance fees, and reservation fees for resorts offering poor availability. We were never provided with clear options for resale or exit after the contract was paid, nor were we informed that the maintenance obligations would persist indefinitely. We now understand there is no true investment valueonly ongoing liabilities. Over the years, we tried to justify our ownership by using the timeshare but almost every time, we faced issues in receiving handicap accessible unitsa critical requirement due to my wifes MS. *** profile clearly indicates this medical need, yet we were told we needed to call a week in advance to specifically request a ground-level unit which wasnt always guaranteed as available, even upon our arrival. The units themselves also declined in quality over the years, especially the Pocono Resort where the non-renovated buildings where there were bugs in cabinets and kitchen drawers falling off. This was especially embarrassing as we were hosting families from out of town.The financial burden has become overwhelming. Since January 2020, our maintenance fees at Summer Bay have increased from $1,620 to $3,678 annually, an alarming 127% hike. NOT what we signed up for.Club Exploria, LLC

Your comments regarding the resort experience and financial aspects of your ownership have been shared with the appropriate departments for further review. In regard to resale or exit options, the terms of your Purchase Agreement which you acknowledged and signed, state the following: Purchaser(s)acknowledge that they have been advised that neither the Club Developer nor any of its affiliates is engaged in the resale of any timeshare on behalf of any owners and that all owners must secure their own independent real estate broker for resales or handle any such transaction themselves.
Regarding accessibility accommodations, we understand the importance of meeting the needs of guests with accessibility requests. While such accommodations are based on availability and cannot be guaranteed, we strongly encourage all owners to request any specific needs at the time of booking the reservation. When your reservation was made, the only noted request was for two houses to be located next to each other; there was no indication that an accessible unit was required.

1 starMy 20-year nightmare with Exploria Resorts began in 2003 with a high-pressure 4-hour presentation that should've been "less than one hour." I was misled at age 22 into purchasing a timeshare with promises of "large discounts" worldwide. In 2014, they trapped me in another presentation under false pretenses, pressuring me to upgrade to a two-bedroom unit with ****** points. The salespeople claimed I was making a "good investment" that would "increase in value" - complete lies. What they didn't disclose: maintenance fees would skyrocket from $300 to over $800, the timeshare has zero resale value (they won't even buy it back!), and the *********** Rewards" became mandatory before eventually disappearing altogether in 2025. The promised savings never materialized - I've found better deals on regular travel sites. After spending nearly $40,000 over two decades for minimal benefit, I've learned the hard truth: this isn't property ownership or an investment - it's an endless financial burden with no escape.Club Exploria, LLC

We are also transparent in disclosing the terms of ownership in writing, including associated costs such as maintenance fees and the nature of the vacation ownership product including reference to maintenance fees which are subject to change year by year as determined by the association. In addition, review of your Purchase Agreement confirms your signed acknowledgement that your purchase was for your own personal vacation use and enjoyment and not because of any financial or monetary advantage. 1 starSince my husbands passing, (it was he who wanted to purchase this because he believed the lies that the sales people told.) I have faced critical changes to my life, including a reduction in my income by two-thirds. When I reached out to Exploria Resorts to assist, I received no response (unless you consider an obviously "canned" reply as response). These life changes have required me to adopt further money-saving measures to ensure that I can cover my expenses without becoming a burden to my children including moving to a less expensive rental. Travel has also become increasingly difficult for me, both financially and physically, and the cost of maintaining the timeshare is simply no longer feasible. As a 76-year-old retiree, the maintenance fee and the unpredictable amount each year has become a significant burden.I understand that Exploria Resorts does not offer a buyback program, (I offered to give back) and I have followed the advice of their customer service representative by contacting the company that was suggested to resell my timeshare. However, their terms were unworkable, as they required a $1,500 upfront fee with no guarantee of a sale, and their track record of successful sales was only around 40-50%. I also reached out to friends and family, but none of them are willing to take on the timeshare, even for free, due to the ongoing maintenance fees. Our experience at the ************* property have never been satisfactory. I never received ANY response when I pointed out in person and in writing the problems such as lack of cleaning lack of the advertised amenities such as indoor pool, fitness center (always under construction for years!) The only improvements were to the villa, finally. The entire industry and especially Exploria Resorts have an underlining greed factor that cannot be ignored. 1 starIf I could give Exploria 0 stars, I would. This property was perfectly fine and enjoyable until Exploria took it over. They then pressured us by saying that we had to get into their program if we wanted to continue to enjoy these stays. They told us we needed to get Platinum status to get hassle-free reservations. This was not true and hasn't helped us at all! Nothing that Exploria has done has improved this property - yet we are being forced to pay them thousands more. When I asked, they said the only way out is to pay it off in full. What a great deal for them! Exploria is a nightmare and we are still fighting them to get out of this timeshare. I guess I wasn't clear enough but I have no interest in booking stays with Exploria just to be harassed to upgrade and pay even more. I certainly hope this isn't your policy but no one else has given me any different treatment. Even after the stays, when I contact Exploria, it is just the same. If I want out, I have to "just pay if off". This has been a problem since Exploria came in and I want nothing to do with it. Will the ******************** offer me any assistance or just ask for money? Seems like from the name of the department I am to contact that it will be the latter! This is exactly the problem I have with Exploria and it just continues to grow.
