1 starIve been an owner for over 20 years and completely paid my mortgage over 15 years ago and have been paying my maintenance fees without a problem. Then Exploria purchased the resort and tried to get us to upgrade and since we didnt agree to paying them more money to buy into what we already owned specially since their sales person spent the whole time telling us that what we had owned for many years and paid many thousands of dollars for now under Exploria would be basically worthless without an upgrade. They made us feel like Exploria bought our timeshare and were now telling us we needed to buy into their timeshare to continue to effectively use the timeshare we had already owned. Then in 2022 Exploria sent an assessment fee to us prior owners for renovations that I didnt know would be my responsibility, yet if I go there I get a downgraded unit but Im suppose to pay for a renovation. This is illegal I never sign for the extra renovation fee only maintenance fee. They are robbing us owners and this is not fair. I would never recommend them and will be taking this further. Then they sent crazy $1,300 finance fees when the Assessment fee was not paid because I couldnt suddenly pay an unexpected $5000 fee and they have continued to add those finance charges I worked hard to pay off my loan and comply with my obligations for many many years. When I asked to just be let out of this, since I cant afford this fee they put on us without warning, The answer was the same you see here over and over we dont offer any buy back or resale of our timeshares. Exploria if you stood behind your product and actually felt it was a good purchase you wouldnt care about buying back or in my case just taking it back for free as Im willing to relinquish it at this point and yet you still wont take it back. That tells you how little they believe in their own product they wont even take it back for FREE but they want people to buy it. Dont walk away from these people RUN!Club Exploria, LLC

It should also be noted that you received a letter with your annual maintenance fee statement which provided information regarding the additional assessment. 1 starAfter purchasing this vacation, we were able to enjoy it several times, generally having to exchange for a smaller unit, and reserving well in advance to obtain a desirable week. However, with the advent of COVID, we were hesitant of both traveling and communal living in a resort environment. Consequently, we have not vacationed here for over 3 years yet have been obligated to pay our fees annually.Initially the annual fees were reasonably stable at around $850, but coincident with our reluctance to travel during COVID, these fees began to increase at an astonishing rate and, considering the biannual availability yet annual fee, the periodic cost of ownership on a weekly use basis is extraordinary. To add insult to injury, the property is advertised on the internet for a fraction of our ever-increasing annual fee. Thinking back to what we now realize was a manipulative and predatory sales presentation, little, if any mention was made off the biannual availability yet annual fee, and the resort was presented as an exclusive club available to members only. Clearly, as members, we are generously subsidizing non-member vacations.Our membership cost and fees should be treated as tax deductible as they are clearly a charitable contribution.Club Exploria, LLC

1 starDon’t even give an ear to these people, they are nothing but manipulative individuals looking to make money off anyone that gives them the opportunity. I was approached by a team of sales reps at Exploria who appointed me to Robyn ********. Robin deliberately took advantage of me at a vulnerable time in my life. I explained that I was recently divorced and bought a home to start new again with my 3 year old daughter, only for them to use this information to pressure and manipulate me into purchasing a vacation package with them. After repeatedly telling her no she passed me to her manager Angelo ******** who also wouldn’t take no for an answer. When I tell you these people pressure you, they drill you until you tell them yes. When I was sent to sign the contract, the manager had told me not to ask questions during signing. I don’t recall if it was recorded or not but this seems illegal of them to tell me not to ask questions. I have written a complaint to the CEO so I am hoping they can sympathize with me and understand that the employees took advantage of my vulnerability. This is not okay and I will make it my mission to get this resolved. You have been warned, do not give these thieves an opportunity to swindle you out your money.Club Exploria, LLC

1 starIve been a owner for over 15 years and completely paid my mortgage over 2 years ago and have been paying my maintenance fees now they want to throw on an assessment fee for renovations that I was unaware that it would be my responsibility, and when I go there I get a downgraded unit but Im suppose to pay for a renovation. This is illegal I never sign for the extra renovation fee only maintenance fee. They are robbing us owners and this is not fair. I would never recommend them and will be taking this further. 1 star0/5 Stars Club Exploria swindles people, young and old, out of hard-earned money through their pressuring schemes and selling tactics so that families purchase their timeshares and then leave them with no way out even though financial obligations because too much!My yearly base fees have double in the past 2 years, going from $387 mandatory dues and fees to over $1000 annual dues and fees, with NO EXPLANATION!I try calling and i receive a roundabout automated voice sending me in circles with redundant helpful options. I try to leave messages online and through emails and there is never a response. It's like these people have no heart, no soul, and feed off the helpless prey that are their timeshare owners. I can't even make a reservation online without having to call and talk with a representative (which is practically impossible to do!). There is no exit strategy to get out of this wormhole and no lawyer will take on this case unless you pay them thousands of dollars at the forefront.Club Exploria is a scam and a shameful business that should not have an A+ BBB rating.Club Exploria, LLC

1 starExhausting, I absolutely cannot recommend this business to anyone. You have to look out for their salesmen, particularly ***** L ***** and **** ****** at the *********************** Resort. Very bad at keeping their word, we were promised a weekend studio but we never received it. The salesmen will try to sell by any means. Very intimidating and will put a bad taste in your mouth. They have mountains of hidden fees. Stay away from them.Club Exploria, LLC

1 starIn 2019, my wife and daughter went to a shopping mall and were enticed to attend a presentation with Exploria Resorts in exchange for free a cruise offer. We attended that presentation and what we got was a high-pressure sales meeting for a timeshare. Despite our constant refusals, the salesperson pushed hard, making FALSE PROMISES about savings and easy booking.Since then, weve faced nothing but FRUSTRATION. Booking options were scarce, and the process is a NIGHTMARE!!! The promised rental income never materialized. We feel misled into and now trapped by the contract. Had they not hurried us through the contract by telling us to sign here and sign there, we wouldnt be trapped. Steer clear of Exploria Resorts if you dont want to end up regretting your decision. 1 starThis all started when I took my daughter on our first trip that I could finally afford on my own. welcome desk told us there was a welcome tour and If I signed up ** get a free 7day trip. I thought it'd be a raffle of some sort but I was very wrong. The process was gruelling+we sat there for almost 5 hours. I expressed a few times about leaving and they decided to bribe my daughter with food and snacks after I told them no. They told me I had to at least write my reasons for possibly wanting it before I was able to leave. She told me how to answer the questions because honestly I was getting so antsy, I couldn't really come up with much. She kept referring to and addressing questions to my daughter as a way to rope her in. I told her that I don't have a need for a time share because I don't get to vacation that much. I told her as a single mother working full time with an injury that I wouldn't be able to travel as much as I'd like. But she told me it's not an actual timeshare, it's just modelled similarly to one and in timeshares it's for one place, but as an owner it's multiple places. I should have realized the scam right there, but I thought it was the truth. To reassure me she gave me her number to reach out with any questions. Later on after contacting the number it was a completely different name and person. I felt tricked. I have to do a 2nd part to this review because I ran out of characters but quite frankly, it's just too important to leave out!..Club Exploria, LLC

Although we certainly appreciate your expressed concerns, please be advised that attending a sales presentation is completely voluntary and you had the freedom to leave at any point during the sales presentation. In response to your feedback that the sales process lasted almost five hours, Exploria Resorts could not ascertain the exact length of your sales presentation. Notwithstanding, Exploria Resorts provides clear and unambiguous disclosure in all its applicable advertising that a timeshare sales presentation lasts an average of 90-minutes. At the conclusion of the timeshare presentation, if a purchaser decides to purchase, the purchase process can take longer. That purchase process includes the discussion of price and purchase options, providing additional information on RCI and other exchange programs;processing applications; obtaining credit reports; preparing contract documents; scheduling and completing the closing with a Verification Officer,etc. Unfortunately, we have no way of knowing in advance how long the purchase process will take to complete, so we make no representations in that regard.You were provided with a ten (10) calendar day right to cancel your purchase,which is provided in multiple locations within your purchase documents,however, our records show that you did not contact us within that ten (10)calendar day period. As you are well past the rescission period, we must respectfully decline your request for cancellation. 1 starWe have spent the last decade dealing with Timeshare Liquidators and Exploria, trying to figure out what we purchased. On July 23, 2013, we received a New Membership Welcome letter from Fairway Villas, which referenced the Assignment and Transfer Contract as an attachment. However, the actual contract itself was absent from the correspondence.Fast forward a ten-year period, May 31, 2024, we submitted a **************** Request to **********************, seeking a copy of our current contract. Their response on June 3, 2024, clarified that they did not possess the contract because our timeshare acquisition was through a third party. They did furnish a copy of the Assignment and Transfer document signed in 2013, which ideally should have been provided along with the Welcome Letter from Fairway in 2013.Now, we just want to move on; Timeshare Liquidators has clearly failed legally in the execution of the transaction. We were stuck in a room with their aggressive, coercive sales staff for over three hours and not once were we informed of our rescission period. The actual product is a joke. Lack of availability and hidden costs, combined with them withholding the contract, has led to outrageous costs, and left us with a useless product. We are both getting older and experiencing health issues. My husband is 81 years old, is legally blind and cannot drive. I am 76. It is ridiculous that we were bound to this contract for 50 year at our age . At this point, we would give it away, just to buy our time back.Club Exploria, LLC
