1 starDONT FALL FOR THEIR PLEASING FLOOR PLANS! Admirals Landing in Georgetown, Delaware appears to be a promising community in a desirable area. I began inquiring about the property in January 2025, attracted by their advertising of homes starting at $300K. When I spoke with Ms. ***** *******, their sales manager for the project, she informed me that the lowest priced property was $349,900. This was above my budget, so I walked away. She called me a few weeks later, stating that the builder had decreased prices by $10K if I wanted to take advantage of it. As a veteran living on retirement and disability compensation after 25 years of service, I trusted her word. I asked if they could go any lower, as I was looking to spend $300K. She insisted that if I didn't take advantage of this price decrease now, she couldn't guarantee it would be offered again and that prices would go up as the development progressed. Needing to close by March to benefit from the discount, I fell for the trap.
Issue #1: If I used my lender the price would increase by $11K. The contract I reviewed and signed did not specify this; it stated that I would get INCENTIVES of $11K if I used their lender.
Issue #2: Her misleading information tactics coerced me to agree to a closing date much sooner than anticipated. Blatant lies!
Everything was set to close on the agreed-upon date. However, I noticed four pending lots on the same street for less, with one at $299,900—a $45K difference—having more square footage and a bigger lot than the one I intended to purchase. When I confronted the sales manager did not give a clear answer why the price had been reduced in such a short time. I was looking for alternatives. She provided no clear answers and insisted I either move forward with the deal as is or cancel and lose my deposit.
She eventually put me in touch with her supervisor, ***** *********, VP of Sales, from what I understood. He was very rude and disrespectful, even yelling at me for asking questions.Review fromLinda F

1 starK. Hovnanian practices deceptive/false advertising. When purchasing a home from them this spring, 2024, in Hatterras Hills DE, we were told the amenities (clubhouse with fitness center, pool, pickle ball court ...) would open in the summer. This was a major factor in our deciding to purchase a home in this development. Since then, the opening of these amenities has been delayed twice - first to late Oct. - early Nov., and then to late Dec. - early Jan. After I checked the HOA Budget, I found out that there was NEVER any money budgeted in 2024 for the amenities! It was all a lie and deceptive advertising. I will never get a straight answer out of K. Hovnanian as they consistently kick the can down the road to someone else ( ie the developer, the HOA ...) yet their name is on the development and all the sales material. Do not trust anything their salesmen say as they are apt to "embellish" and provide vague answers. Check everything they say for documentation to prove their accuracy. 1 starAbsolutely the worst . After we signed to build a house with Hovnanian, In Hatteras hills Delaware, They lowered the selling prices by $30,000 because they weren't selling..... They refused to make any adjustments for those of us who bought early. The financing process was a nightmare, the build quality is as cheap as they can do. I've already replaced the light fixtures, and toilets because they were junk. The garage had the joints slapped with spackle and just looking terrible. They also refuse to deviate on anything AT ALL. There was no outlets in the rear of the house and no lighting at all. They would not put railings on the front porch or stairs. For a 55 plus community , you would think that would at the very least be an option ..... The carpets are coming apart , I could go on and on , but overall, I am so sorry we wasted $500 K on this house. Do yourself a favor and save your money,Review fromDan J

1 starI purchased a home in Autumn Ridge in June 2021
Since then, customer service from Khovnanian has been none existent
I submitted my list of things that needed to be corrected in June of 2022, prior to the deadline.
It is now June of 2023 and many things from that list are still not corrected.
Good luck getting anyone to return a voicemail or email.
I have received emails saying "will get back to you ASAP" - to Khovnanian, ASAP means no response for at least 10 weeks or until I you get in contact with people higher in the corporate structure.
Things did start to get fixed, but, more issues arose and when trying to contact that same individual, I get nothing.
Which shows that the lack of customer service from Khovnanian is a top down approach.
Some issues I have had:
office doors out of alignment - waiting 16 months to be fixed
bathroom wall bowed out - problem was plumbing pipe was installed improperly - it was thicker than the wall cavity.
microwave installed to vent outside but hole not cut in bottom of cabinet.
poor paint job thru entire home - walls, ceilings, baseboards - I have over 400 spots in ceilings and walls.
gutter over garage is level and does not drain - I was told this was homeowner maintenance
Khovnanian is all about Khovnanian - customer is just a source of money, after that, you are forgotten.Review fromBarbara F

1 starThe presence of a whole house backup generator (GENERAC) next to home: On visits and in
pictures sent to us we previewed our new house as it was being constructed. However, on one
visit as we were nearing settlement, we observed the neighbor on the corner next to our house had installed a Generac whole house backup generator. We were never consulted or made aware this installation was going to take place. Otherwise, we would have never bought this house. We mentioned this issue to both our sales manager and to our construction manager. Nothing was done and we were simply told the HOA had approved the generator. Since that time, we have experienced one incident when power went out during a small storm and the generator was immediately activated. Its location approximately six feet from our office window produced an extremely loud audible roar and vibration tremors which were heard and felt in our house. We believe this exceeds established codes for installation of 24 kwh generators. We cannot tolerate living in this environment if this generator comes on and runs for prolonged periods of time until power is restored. This situation destroys our quality of life. How and when will this be resolved still remains unknown. Our neighbor will continue to enjoy their amenities and their quality of life while we have to tolerate their generators noise and appearance. Note: We received the following comment after the First Service Management company researched our complaint: "The Board of Directors approved generators as a temporary source of power should it go out. They reviewed the application submitted for the one in question next to your home and the generator installed and approved is a 16kwh generator..." In conclusion, the Board did not approve the 24kWh generator, they only approved a 16kWh generator.Review fromVidit M

1 starwould like to share my home buying experience with you. Sadly it is not pleasant experience. I am NOT first time home buyer. I have bought home before, but never had this bad experience in my life.
Sales experience is nice but the quality of material used compared to model house is very bad even after selecting the level 5 upgrades. It took longer then anticipated to build the house but that is okay given the supply chain issues we had. However, after moving in we found lots of issues with quality and workmanship. The flooring was damaged, there were nails popping out of the floor. there were holes in the ceiling, doors were damaged, cat was trapped in HVAC filter (You heard it right, a living CAT). There is a long of list of issues. Its been months since we moved in and builder did not fix the issues till date. I raised the ticket so many times but most of the issues are not fixed yet. Looks like they dont care about the customers. The frustrating part is when they come to fix one issue, they end up damaging other things and they don't care. Its been so long and I am still waiting for them to fix the item they damaged.
for example, the floor in my master bedroom was squeaking so they ripped the carpet carelessly and now it does not cover my floor properly.
It is not worth paying $700K to $1M for this quality. There are more well known builders in the area who gives quality home for much cheaper.Review fromJeremy C

1 starDo not buy! Over two years since we’ve been asking to have our floor fixed. They hire workers/subs that rush to get things done. The team in charge of fixing issues never actually fix the issues. Neighbors begin talking lawsuits and you realize every home in the development is messed up. Khov even graded the storm water management wrong! Save your money and go with another builder. DO NOT BUILD OR BUY KHOV!Review fromEileen W

1 starI purchased a home in 2017, which was built in 2016. I never had any complaints or ever contacted KHOV until Oct. 3, 2022. On Oct. 2, 2022, I heard water dripping in my bathroom and saw water coming out of the heat vent in the ceiling. I put a pail under it to catch the water. About an hour later, I heard something in the bedroom and found water coming out of the ceiling onto the carpeting. I quickly put a trash bag on the carpet and another larger bucket. I phoned K Hovnanian on Oct. 3 and was told someone would come by to see my problem. The roof has a 10-year warranty. A few days later a Hovnanian employee came by, said my leak was bad, and the repair would be prioritized. He said it was leaking around the roof vent. On Oct. 27, late in the afternoon, a couple of men came and went up on my roof, coming down a few minutes later. I was told they “nailed down some loose shingles” and replaced the roof vent. The roof repair employee told me they could only do whatever work Hovnanian approved. He also told me, along with another neighbor who developed a leak the same day that I did, that Hovnanian replaced so many roofs in our development that they were only doing small repairs now, rather than replacing roofs. I know many people here who had roofs replaced under warranty, including my immediate next-door neighbor a few weeks previously. But this was after 3 previous leaks and small repairs. I had the roof inspected on Dec. 1, and was told the repair job was terrible, nothing was sealed, the roof vent was loose and there were nails left on the roof. Also, the wood under the shingles over my kitchen was rotted. I had been finding nails in my driveway. I called Hovnanian multiple times and got the response “if you don’t have a leak, your roof is all right”. Despite multiple requests, Hovnanian never sent anyone to get the nails off the roof. I sent them the photos the inspector took. Hovnanian will not do any further repair. I have a sagging area on my ceiling now.Review fromDonna C

1 starBEWARE KHOV the homes are poorly constructed. They use unskilled workers and materials are cheap. I could go on and on about K Hov my best advise is to stay away. Too many things wrong with the construction of my home. Once they get your money they don’t want to know you. They are a 1 star builder at BEST…. My husband had to do a lot of repairs himself. 1 starI purchased a home in Dover, DE in 2018. During the 1 year walk through with KHov Rep, it was noticed that all 3 of the columns are crooked on the front porch. KHOV representative notated it on the work order in 2019. According to KHov, they sent someone but they got into a car accident. I have constantly kept up with them to informed them that the repairs are outstanding. I have emailed pictures of the columns vis email.
I have placed numerous work orders, spoke to number of people and have received satisfaction surveys. A contractor was supposedly completed the repairs over 5 times. Each and every time I get the notification that the work was completed and a request to fill out the Satisfaction Survey. I respond, no one touch the columns.
I think it is shameful and unprofessional to have over 20 correspondence with Maintenance Supervisors, Work Order Dept and a Manager and not have any results. You would think they would have the decency to report to my at the same time the contractor was there.
Additionally, everyone I speak with at KHov are nice, accommodating and promise they will take care of the problem. It has been 4 Years. I need to put banisters/handrails on the front steps going to the porch for health and safety reasons. I don’t want to install banisters and KHov try to blame the flaw on my Contractor or to have Khov Contractor fix the columns and damage the railings.
