I purchased my home from K.Hovnanian Builders on November 29, 2021. The home has a full warranty for one year, and I have reported all defects needing repair to the builder within this one year period. However, K.Hovnanian has not evaluated or repaired some items on the list, a few of which are likely major defects. For example, I notified the builder in April 2022 about a large crack on the dining/kitchen wall and uneven flooring and neither have been addressed in any way – no evaluation or repair has been completed. For months K.Hovnanian told me that the crack was a settlement defect and they would spackle the wall. Therefore, on August 30, 2022, I hired an inspector to evaluate the entire home. The inspector stated in his report, which was also sent to the builder in early September 2022, that the dining/kitchen wall crack and the uneven and soft flooring should be evaluated by a certified/registered structural engineer. Another defect, cracked and missing caulk in both bathroom showers was reported to K.Hovnanian in February 2021 and the builder told me I needed to wait for 1 year for the repair. It is now 15 months since the caulking problem started, which has gotten much worse, and I’m still waiting for the repair. During this time water has probably gotten behind the tile since in many places in the showers, there is no caulk. In addition, it has come to my attention that some home owners have recently requested service and their repairs were completed within 1 week of the request. This is unfair and unacceptable to those owners who have waited months for repairs.
