    Agree with comments: Not only did they say the house would be cleaned prior to me moving in, it was not. Most disgusting filthy house, I sat and cried as my belonging were being delivered in less than an hour. Good luck signing their 27 pg lease states if a lightbulb is missing, etc. among a million other items, it would be deducted from deposit. I replaced 18 lightbulbs so how do I get reimbursed? Oh, they don't do that! I have scrubbed and cleaned -How do I get reimbursed for my time & cleaning expenses? Now I live in disgust as I will not improve property any further. I am exceptionally clean person, the house would have been in the best condition to re-rent, but NOT NOW! I could not clean from now until end of lease (7 mos.) and would be cleaner than when I moved in. I wont' do that because I can hardly continue to live like this...living in someone else's filth is not fair! It has been nothing short of a nightmare & seeing reviews; Wouldn't doubt it if I'll have to fight for my deposit when all said and done (did take pictures to prove the disgust) Sent 6 page letter of items that are not acceptable; absolutely, no response from anyone except email stating if I need repairs, to put into Maintenance. Absolute deal breaker; My mom passed away less than a week ago, and the landlord/owner who asked me not to go through leasing company for repairs, etc. (she didn't want to pay their prices) said she was coming out to do work that has been lingering since July- I asked her to reschedule (I needed my time as I am grieving) unless winterization issues-came out anyway, painted one wall of shed that has been like that since July! She also texted me at 4:45 in the a.m. (said she was sorry) ********************** This has been the worst experience in renting in my life. Disappointed since the day I arrived back to ******** to move into a disgustingly filthy home. If you don't have to rent from them - my suggestion is move on, I do not recommend them.

    We are very disappointed that you chose to negatively review us in this forum.The majority of your complaints are against the owner of the property, not us. We cannot control when a landlord contacts their tenants, and they certainly did not solicit our advice before doing so. Additionally, a landlord is allowed to schedule routine maintenance on their property, and painting an exterior shed does not disturb your tenancy. The property was professionally cleaned by a 3rd party professional cleaner prior to your move in, and you were provided with the receipts. We are sorry you are not satisfied with their efforts. The condition of the property was thoroughly documented at your move in, and there certainly were not "18 burnt out lightbulbs", that is beyond a ridiculous exaggeration. It is indeed our procedure for you to submit maintenance requests through your tenant portal, or call the 24/7 emergency phone line anytime.  Please use that for future maintenance needs.  We are sympathetic and sorry for your recent tragedy, and sincerely hope you can complete your lease contract on a professional level.

    Holland Group/Listings.com:Sympathetic, right! I rented this property due to my needs and to be close to my mom! I spent too much time cleaning making the property livable than I got to spend with my mom. I blame you as the leasing company for that. You should be inspecting your properties before anyone moves in and/or rectifying the situation. A negative experience from the moment I moved in. The lack of response from your company due to the condition upon move-in was nothing short of disappointing and unprofessional. You are now indicating that I am a liar. The landlord has unethically posted damage caused prior to my move-in to my lease. If you'd like a list of the light fixtures requiring replacement bulbs, I can provide. You also indicate that I received a copy of receipt for professional clean (I did NOT receive, so before publicly posting, you should check your facts and I know for a fact, the landlord was here cleaning since she said she did not have time to finish since I moved in early. Did you let her know that you advertised availability on June 1 - she had an additional 3 weeks prior to my move to clean. In addition, had it had been professionally cleaned, I would not have had to clean & rehabilitate the yard and would NOT have 100+ pictures indicating otherwise which were also submitted to your ***************** AGENT! Your company had ample time to reach out to me both regarding this **************** of the property upon move-in. Your admin. who completed walk-thru upon move-in was very much aware of condition not to mention the photos and "property move-in condition form" that was submitted along with a Flash Drive w/all of the photos. No one ever reached out! You as the *************** should be supporting the Landlord (family member to say the least)-guess you really are just in it for the money. If the landlord has ridiculous requests for me to remove snow from around the building in November so she can paint the exterior, she can do it herself. I am a professional individual handling multimillion dollar companies, so for you to indicate that I am not professional, is a ridiculous exaggeration. Maybe you should treat tenants with respect! I must protect myself against the lease that I signed pertaining to the condition of the property. If your company was on the up & up, you would not have negative complaints. My guess, and after my experience for the past 8 months, complaints are all but true as you negatively replied to my original complaint trying to make me look like a bad person. You mention putting repairs into Maintenance (why, so you can charge an additional $250.00). Like you charge late fees when rent was clearly mailed prior to the due dates but received late due to snowstorms. In December Rent was received & cleared my account prior to being late; but received late fees and notice of Eviction email. Guess we'll see when it is all said & done ************ when I will move out because my lease is up and Deposit is Refunded, if the claims are true. I will expect 100% of Deposit back! By the way, this is the first time I have ever posted a negative complaint against a company as most people rectify issues. This Company has done absolutely nothing - landlord harassment - lack of quite enjoyment! People need to know what they're getting into. A Very Disappointed Professional!

    Unethical behavior has been exhibited by their whole team! The most horrible company with prejudice and filled sexism. Men in suits and no understanding of business or ethics. Do not rent, make business with them! You will regret it.
