The work to be performed was given per Adams Roofing Proposal dated 23 August 2021. This work included line items Install edge metal around perimeter of roof and Install all new base flashings - tin shingles. The warranty is therein stipulated as Labor warranty is 7 years. Material manufacturer warranty is: lifetime. Adams Roofing is an approved vendor of the property manager *********************** ************************************************************** Phone: ************.Later by chance during a routine property inspection by *********************** it was observed on or about September 2022 that metal roof flashing on areas on the front of the house had not been replaced and that gaps existed between the stucco and the new roofing. It was also reported that new wood that Adams Roofing had installed in the rear of the house had not been painted or even primed. Unfortunately Adams Roofing choose not to report these defects at the time of installation. Had Adams Roofing reported these items at the time that the work was preformed I would have worked with them at that time to take corrective action. I worked with the property manager to bring these defects to the attention of Adams Roofing and sought relief under the terms of the warranty. Adams Roofing refused to consider corrective action under the warranty. Adams Roofing made a proposal dated 19 September ********************************************************************************************************** paint exposed wood. Subsequent inspection by tow other *********************** approved vendors both recommended that new flashing be installed. Accordingly the Adams Roofing 19 September 2022 proposal was not accepted
