      We are current Tricon renters and can't post a complaint at the moment due to have an appeal through superior court. You see, we moved in August 2021 and made a request for our sons emotional support animal to be accommodated. Due to Tricons lack of communication and streamlined ways to help prospective tenants make these kinds of request, we went ahead and paid the initial pet deposit (which shouldn't have been assessed) and monthly pet fee. We made several attempts at requesting this fee be applied to rent. Especially after losing our only way of working and receiving help from the state. Which is another violation on Tricon. Even after we tried to work with them and asked if they'd remove the illegally charged fees, we'd drop the counter suit, they attempted to evict us several times after accepting state aide in our behalf and the contract to receive that aide stated they couldn't evict us, had to sign a new lease without increase and take the amount that was given them to obsolve the past due. Instead, they refused to give us back the illegal charges, refused to work with us and continued to assess more fees after receiving the state assistance. We can't even move out because the eviction is already on our credit history despite no judgment as of yet. Their team has been a nightmare to work with and nothing they have done states their care for their disabled community.

      Worst company you could ever rent from. They did not process ******** pay for rent and did not notify me. They then sent me an eviction letter because I had no clue they did not process my auto pay within 10 days. After moving out end of lease the house was left in the same condition. The security deposit that was $1,500 was only refunded $350 because they charged for cleaning and took last months rent out that was already paid! Biggest scammers Ive ever seen, do not ever rent from them this is your warning, you will regret it.

      I applied with Tricon only because a current tenant of there's said it was easy for them to move in. They are Hispanic and are new to ******* and were able to get right in. They told us how they did it, so I guess that you have to be a scammer, telling lies to get approved. Honesty and an income coming in every month of over $11,000 a month just doesn't cut it anymore. I really loved the house that I applied for and I feel in my heart that it wasn't a credit issue, I feel it was a color issue.

At Tricon Residential, in order to treat everyone equitably and stay in compliance with Fair Housing and Equal Opportunity laws, we utilize a third-party credit rating agency. The agency objectively qualifies all applicants to rent our homes. Each applicant’s privacy and personal information is completely confidential. As part of this confidentiality, we would never discuss contributing factors to our decision on such a public forum such as this. However, as stated in our terms of agreement, the items considered for rental qualifications include criminal history, previous evictions, bankruptcy, landlord collections, utility delinquencies, FICO score, rent-to-income ratio, civil court history, level of collections, charge-offs length of rental history, and late payments. Beyond the landlord collections, we look at your credit history, the quality and quantity of your credit. Race is not a contributing factor. 
      We thank you for considering Tricon Residential in your rental search and wish you the best in all future endeavors.

      ******************** from Tricon Residential was a miracle worker in the face of an unexpected suprise. While he was replacing a fan that had malfunctioned, a huge leak springed in the backyard. Without a moment of hesitation, he called in an emergent work order, turned off the water to the house, and made sure I had enough water through various means for the time between then until the plumber arrived. He has left such a wonderful impression on me that I can only think that Tricon Residential has the best of the best, the cream of the crop, willing to help on staff. Thank you ******* and Tricon for exemplary service. Word to the wise, this man deserves a raise or commendation for his willingness to help me in such a difficult time.

      In a nutshell, despite our diligent care of the property and consistent punctuality with rent payments, the company deducted a staggering $1,104.39 from our deposit simply because we provided a 43-day notice instead of the required 60-day notice. It's profoundly disheartening to witness such an unjust and exploitative practice in action. We treated the house with the utmost respect, leaving it in pristine condition upon our departure, akin to how we would treat our own home. Yet, the company callously seized more than half of our hard-earned security deposit, seemingly indifferent to the injustice of their actions.This issue transcends mere financial loss; it speaks to a broader societal disregard for the well-being and rights of tenants. Charging exorbitant rents and demanding hefty security deposits, often equivalent to several months' worth of rent, places undue strain on individuals and families, especially in the midst of global uncertainties.It's imperative that we challenge and advocate against such exploitative practices, pushing for legislative reforms to protect tenants' rights and ensure fair treatment in the rental market. Let's not allow corporations to prioritize profit margins over the livelihoods and dignity of individuals and families striving to make ends meet.

At Tricon Residential, we do our best to be transparent with any fees that are being withheld from the security deposit at the time of move-out. ****************** was aware that a 60-day notice was required when vacating his home and was made aware that an insufficient notice fee would be applied to his ledger as a 60-day notice was not provided, as outlined in his lease agreement. While Tricon Residential values ******************** residency and the care he provided the home during his residency, we must adhere to our practices and policies.
      We appreciate ****************** for providing us with the opportunity to clarify and wish him the best in all future endeavors.

      Disgusted embarrassed. I recently moved into Tricon Residential at first the manager was nice and friendly. I experienced a few bumps in the road and totally it's not Tricon Residential fault that my identity was stolen and due to my banking information was compromised it caused my prorated rent and deposit not to clear. Once I got the all of that straight I paid immediately. Not even 2 weeks later my sister passed away and I had to help cover funeral cost reached out via email to inform management what took place let them know when I would be making a payment once again not Tricons fault and with back to back events that ruins a person's character and integrity I can understand. I get home from work and taped to my front door in plain sight a notice to pay rent in 3 days or quit. They displayed my personal business to neighbors who actually read the notice also to a Amazon delivery. That type of action makes me further know that Tricon has no integrity. I'm paying for a smart home yet and still I haven't been able to use it nobody ever showed me how to use the feature the app from the email doesn't work and when I contact the office they gave me a 800# that nobody ever answer. The community manager now treats me as if I'm less than her conversations are very rude cuts you off and come off very demeaning. I actually feel very uncomfortable living here now because of her attitude totally unacceptable. Sad part is I live right by the office and don't even want to walk to my mailbox because of her. As a spouse of a decorated veteran I shouldn't feel uncomfortable in my own neighborhood. I also might add that when I first moved in I noticed a reddish brown chemical substance coming through the floors and around the baseboards that my dog had a severe allergic reaction to they offered to clean it but I declined for fear that my dog would have another bad reaction. I suggest management take classes or training on ethics and integrity just very rude.

      Extremely disappointed in care and customer service for an existing renter with over 4years of rental history wi tv Tricon! We were at the end of our lease and wanted to transfer to another Tricon home, we were income approved and passed our transfer inspection and down to the final part of signing our name on the new lease when we were hit out of nowhere there was an additional mandatory fee that was added to the rent! It was only told to us after we asked what it was on the lease, at that point asked if the rental amount could be reduced to reflect that amount and was told that was impossible.We are a month down the road, deciding to stay in our current home and see the home has now been lowered a $100 which is more than what we asked for when attempting to sign and move! Contacted Tricon to see if we could revisit the transfer and now being told it would cost us a months amount of rent to move! This is totally incompetent and unacceptable to keeping a good standing renter with a history with the company happy! Needless to say we will be finding another company to give our business and money to when this lease ends! Side note when all of this was going on, the agents supervisor called my husband and yelled at him that we were stressing the lady out we were working with! We had only been communicating via email and tried to speak to her but that was harassment! SMH ???????

Our team offered ************** the best pricing at the time of her transfer inquiry. Our rent revenue departments pricing approach involves a very analytical and strategic rent methodology in alignment with our fiduciary responsibilities as a corporation. This pricing strategy cannot be overridden at the market level, and therefore our local team has no ability to change any rental pricing without the authorization of the revenue department. It is an industry standard that rental pricing can fluctuate and change at any time due to availability, market, and economic conditions.
      As ************** has already renewed her current lease, a transfer fee of one months rent would be required should she now wish to transfer to another home as these are the terms set forth in our current transfer policy.
      While we understand that this situation has disappointed **************, we hope that she will allow us the opportunity to restore her faith in Tricon Residential.

      I would have given a 0 but it wouldnt let me. I have called several times trying to add my daughter to the lease. The only time you can get in touch with anyone as when your past due and then theyre hounding you about where is your rent money. I called today which is the first when rents due and it said that my rent was already past due. I have tried and tried to get in touch with someone about adding my daughter to my lease and I can never get anyone on the phone and the young lady that I finally did get on the phone stated for me to call back after the seventh because thats when they will actually have someone for me to talk to which means that youll have late fees and be considered not able to pay your rent online because at that point they require you to overnight it with all these fees added I have called to file a complaint and was given another phone number. no one here is helpful at all. This is the worst company I have ever dealt with in my 46 years of renting and owning homes.

      I love our rental house. Tricon has been good to me. I rarely call with maintenance issues but the couple times I have, it's been handled efficiently. Up until now, I've had nothing but positive experiences. However, I can no longer say that. I'm renting from a company that truly does not care about the well being of their tenants.Times are hard. I have struggled. I've made late rent payments. I've also paid all associated fees. I did what I had to do to keep myself and my daughter afloat. I just recently received the new lease agreement. Of course, rent is increasing. I emailed Tricon and requested to transfer to a house with lesser rent to ease my financial burden which would allow me to pay rent on time. I was told that because of my late rent payments I'm not eligible for a transfer. How does this make any sense? They didn't do anything wrong for following policy but the fact that they have a policy in place to set people up for failure is wrong, especially in today's hard times. It's awful. So, instead of easing the burden, I will have no choice but to re sign a new lease with them at the higher price. I'm not sure how a company with such morals as this sleeps at night. I know I couldn't. Why can they not allow a transfer to a home with lower rent? Policy aside. It's backwards and truly setting people up to fail. This company should be ashamed.
