      Absolutely horrible management company! CIMS is quick to point out that their actions are directed by the Association! Even when their (the ***** actions are wrong? So, what does that say about your ethics and values, as a company, when a HOA does not follow its own CC&Rs, Enforcement Policies, Rules, Regulations, and you, per your contract do nothing! That makes you complicit in the wrongdoing! When this is pointed out to you (CIMS), along with the ********** you are silent! Ignoring the facts doesnt make the situation go away, it only makes it worse, and when you lie about facts, that makes it even more egregious! You are obligated to enforce the CC&Rs, along with ALL policies, without fear, or favor!

      Very poor service. Not responsive to needs. Shoddy meeting organization. We certainly do not get our money's worth. Had to purchase our own roofs......at $27,000+! dude to poor money management. I could go on.......

Years ago, *********'s ***** of ********* approved a special assessment for a roof replacement project. There has been ongoing communication with the homeowners of this association over this special assessment.       Im a Chinese woman, I own the house in SS II *********, ** since **** for 20 yrs. This *** manager ****** is very unfair in many ways to me since my ownership. my entire experiences with ****** during these 20 yrs are horrible and unthinkable. Simply put: Discrimination without spelt it out. Due to there is no fence between my adjacent rude German neighbor, Whenever I was not home or in sleep, he would trespassed onto my backyard and sideyard, vandalized my bushes and ******, cut my dripping water heads, turned them for his bushes across the yard, and much more.... every time when I found out my damages, I emailed to the **** At the beginning, I received no responses, then they got tired, wrote me that these are squabbles between the neighbors, is not the *** to handle, they suggested me to put up a wrought iron fence to keep off this German. Of course this German refused to share the cost of the fence. Eventually, I put up the fence to the *** specification myself. Yet, I was warned for anything everything that German reported to them and demaded me to comply. In 2018 or 2017, All of a sudden, I was informed that I owed *** $550 for fines. I told them I was never told of any fines and I didn't receive any notice for them, I told them that I've complied every items in courtesy letter, I've attended every hearing. I refused to pay but ****** didn't give a budge, until ******************, the then board of director, she overlooked the matter, she persuaded ****** to drop it. Yet, again and again, ****** told me *** is very courteous to me to WAIVE this **** That I should be grateful. These few cases just to illustrate ****** is not fit for her position. She is not friendly and strongly biased on ethnic background. Now I've an urgency matter need to write to the ** of CIM, re: the new untimely unreasonable fines. ******'s email gaves me no time frame to correct nor time start to fine me, no $ **** Now, $50/wk is accessed. Pls HELP!! Thx ***********************

      *************************** is AWESOME! She is the most efficient and timely person.l have given up on the meaning of **************** UNTIL I asked ***** for Help in getting things done around our home, ever since we have moved to our new home, its so unbelievably hard to get help from the contractors with on going problems since the home has been built. At least l know for a fact l will get excellent service from Common Interest because of ***************************! So please clone her, we need more working people like *****!

      I received great customer service from ***************************. She assisted me with getting our shed approved, walking me through the process. She is positive, friendly and very resourceful. I had a few questions about the exterior paint and she referred me to the builders along with their contact info. She also gets back to me very quickly. You just dont find people that are so receptive and helpful like her.

      I currently live there now and somekind of call to action needs to happen. CIMS IS by far the worst company. Even the people they send to the meetings are rude. They raised the *** during the time of a Pandemic, they've lied about some amenities needing to be fixed and never fixed them. Since the last time it was raised we have had the property burglarized, constant graffiti that relate to gang activities outside the community. Also the board members do everything in there power to keep it the way it is so they can keep (what alot of the owners think) EMBEZZLING funds from the payments the owners make.

      Common Interest Management Services (CIMS) is the management company for the ********************** where this person lives. Our actions are directed by the Association which is a ********** Corporation governed by the ***** of ********** CIMS acts on behalf of the Association by direction of the ***** to facilitate the work of the Association and assist members in a professional and timely manner. We will address each concern in the complaint separately below: It is the responsibility of the ***** of ********* to review and approve the Associations Annual Budget and assessment change during a meeting open to all owners. The assessments were raised, as allowable by the law, to compensate for an increase in expenses to maintain the large and complex condominium community with 41 buildings and various amenities such as pools, spas, gym, sport courts, lakes, and extensive outdoor features. It was reported that there was graffiti on columns outside of the Association and the security video was reviewed. It appears that the graffiti was done by nonresidents at approximately 2:30 in the morning. It was cleaned and repainted by noon. The Association cannot prevent exterior graffiti, but they it is cleared as quickly as possible. There have been no units burglarized. There have been some reports of car intrusions for unlocked vehicles. The ***** and the management team are in contact with the police regarding the matter. There is absolutely no evidence for the serious charge of embezzlement. The Associations financials are reviewed annually by an independent CPA and a review is published to the community. The Community Manager and **************** Representative for the Association have been working diligently with the Associations ***** of ********* to address this owner concerns.

      Read and learn, children... CIMS was the property manager for 2 years in a townhome complex in ************, ** where I have lived for 20 years. So I've seen property managers come and go and watched our community be either well managed - or poorly managed - across that time. Then I joined the board and had to work directly with CIMS for 9 months. I'm a highly experienced **************************** and a VP Marketing for many years in the biopharma space, now retired. I have never seen such a poorly managed property management company as CIMS. Internal communications were a mess, as were customer relations with us - the homeowners. CIMS clearly lacked a properly functioning software structure to support us - and their staff - and lacked properly trained managers. We had to endure 4 different property managers in less than 2 years. CIMS staff very frequently did not return phone calls, or emails from our homeowners. They were universally disliked and angered many of our residents. CIMS should get ZERO stars... However, this website demands at least one star. Run, don't walk, to anyone else to manage your property rather than to hire CIMS.

      This company is the absolute worst. The community manager along with the *** board is absolutely obnoxious and rude, and, like the previous poster below mentioned, muted me several times when I was talking during the *** meeting. It's unbelievable and the first i've ever seen someone do that.The community also has unreasonably parking rules and weirdly prioritizes the parking of residents' guests over the residents themselves. For some reason they only allow the resident guests to use the numerous and empty parking spots in the complex, but don't allow residents to use them. This is the most bizarre rule I've heard of.Furthermore, like other posters said before me, this company almost never responds to calls and emails on time, and when I call them out on it, they outright lie and say that they always respond to calls and emails on time. I literally have proof and evidence of missed calls and email chains on which they don't respond. Finally they contracted with a water company called UMC, which doesn't respond at all to questions or billing. I'm not kidding - I've called and emailed this water company many many many times, and they never pick up. When I try to go through the community manager or ***, I'm told that it is out of their hands, even though they were the ones who contracted this terrible company?? It seems like this company continually denies responsibility for anything, even though we pay them fees every month.Like a previous poster said before me, I strongly think that this company and *** adds to the stress of the residents rather than improving their quality of life. I consider this company a burden for the residents. Please don't purchase any house that is managed by this company, if you value your peace of mind. If I could give this company zero stars, I would. Please feel free to respond on this post if you agree with any of the above. I'm interested in hearing the opinions of other residents.

      All reviews are completely on track with how bad this company is. I'll add to it by saying they are nothing but "thieves" on top of everything else. They convinced our very new and ***************** board to cancel our attorneys of 30+ years and go with their recommended attorney. Interesting because the lawyer who became our associations legal representative use to be with the same firm that is CIMS own legal counsel. She left that firm and joined another one and took our account with her however there's still a huge conflict of interest. CIMS and the lawyer are literally bleeding our reserves dry!! Then our very green board is not getting any direction and choose to raise our dues plus impose a huge multi thousand dollar assessment on all of us to compensate for the loss of reserve. I use to be the president of our HOA and have 13+ years of experience serving on HOA boards. We're in process of recalling our entire board but that will take time. In the meantime this mgmt. company and the attorney who we know are in this together, are draining our reserves and sending us down a financial rabbit hole. Everyone beware, do NOT use this company when there's so many others to choose from.
