    After hiring this company for a few years, its evident many of the negative reviews posted online and within this platform are possibly true. I hired it to manage a well-maintained property. Despite this, I often faced issues collecting my proceeds. My receivables were often delayed and occasionally incorrect. When I decided to close my account, I experienced more issues. It took over two months to receive confirmation that my account was closed despite multiple attempts to expedite the closing process. Further, many of the closing invoices contained errors and not all vendors held verifiable licenses.The company advertises it vets and only hires licensed vendors, but its untrue. One vendor was paid for invoices that exceeded its license $500 job limit threshold. Additionally, I received an invoice that was originally addressed to someone other than the company and it contained charges for services I hadnt approved or were informed about. When I questioned the validity of the invoice, the company sent me a revised invoice. They charged me $165 to change 5-minute smart key locks and $15 for a repaired strike plate. When I asked about the location of the repaired strike plate, the agent stated they didn't know and I should look for the "newest looking one." When I searched for the vendor in public records it couldn't be found. The City and County confirmed the vendor didn't exist. The company provided a copy of the business's certification which clearly stated, "This certificate is not to be construed as a business license...Any representation to the contrary is fraudulent." To date, no proof has been provided confirming the company is licensed in my propertys jurisdiction at time of service. I requested a full refund on fees but havent received it. They threatened to notify the tenants that I was withholding their security deposit because of monies owed, which is illegal. The company held all monies owned to tenants and the owner management fees is separate.

    Thank you for the review, and I do apologize that we were not able to meet your expectations.  I looked into your account and I did notice there were 4 payments over the last 3 years that were received after the 15th of the month.  Clients typically receive their funds between the 10th and 15th of every month after the rent has been collected and the bills have been paid.  In some cases there can be a delay if there are rent payment or invoice issues that need to be resolved before payment can be sent.

    We do verify vendor licenses and insurance for all the vendors we use.  If you have any issues with the work one of the vendors did, we would be happy to help find a solution.  The locksmith that charged $165 to re-key 10 locks does fall into the typical range for locksmiths.  It was $65 for the service call and 10 per lock that was re-keyed.

    Im still missing the funds owed to me. To date, I haven't been fully refunded for all claims against my closed account. Their invoices didn't match my projected refund. I sent an email requesting confirmation of my refund amount, but I didn't receive a response. As I stated before, they have accounting issues and have developed a history of not paying all monies owed. I sure hope my tax documentation is accurate come tax season. Additionally, I don't think they should charge their clients for services they themselves didn't verify was actually completed. Telling clients to go look for completed repairs themselves defeats the purpose of hiring them for management services and its poor customer service.

    Sac Delta deserves your business when searching for rentals in ****************, fast service and clean properties for rent. Maintenance issues are dealt with in a timely and professional manner. I recommend using them when looking for rental properties.

    I believe they are trying to get as much money for applications instead of renting to qualified tenants. If I were a property owner, I would not use this company. The only part that my husband and I did not qualify for is I, not my husband, but my rental history was that I lived with my parents for the past 11 years. It was because I went through a divorce and had a special needs son. Sac Delta said it is THEIR policy to have at least 2 years recent rental history from someone other than parents or family. I explained my situation but they said rules are rules. By the way, their website says its their general guidelines. SCAM.

    I'm sorry our guidelines did not work out.  Rental History is an important part of our application process.  Our general guidelines listed on the application do require rental history from each applicant.
