    My initial interactions with ****** were great. Ironically, this was during a time of the year when tax return preparers were not busy. My plan was to build a relationship with him and send him multiple clients to prepare their returns. However, after these initial returns were filed, communications with him changed for the worst. He wasnt nearly as helpful and seemed bothered when I reached out to him. Our last communications were when filing a corporate return. He snapped at me over text because I needed one change completed on it. I also requested a copy of the extension he filed for us and he went completely **** not replying to me or sending what we rightfully paid for. I even explained to him that this was required documentation for a refinance. Now, because he didnt send the form hed filed and we had paid for, the refinance was declined. i am truly shocked at this rude and unprofessional treatment, as well as his refusal to send us the forms we paid for.

    I sincerely apologize for the delay in responding to your messages. I understand how that came across, and I take full responsibility for not replying more quickly. That is not how I normally operate, and I regret the frustration it caused.

    For clarity: the extension (Form 7004) was filed in March, and I emailed you proof of filing at that time. In September, when you asked me to prepare the ****** return, my focus was on completing that return and sending those documents. I did not think to re-send the 7004 since it had already been provided months earlierbut I recognize now that I should have sent it again immediately when you requested it.

    I also want to note that I would never refuse to provide a client with documentation they paid for.Regarding the text exchange you mentioned: my intent was to be direct and businesslike in clarifying the change needed on the return. Knowing you are a ***, I spoke as I would to another professional. I can see how, in text form,that may have come across as ****, and I regret if it felt that way.

    As a tax practitioner for 10 years and a mortgage lender for 8 years, I can confidently say that Ive seen all types of lending scenarios, and a refinance would not be denied simply because a 7004 extension form was not provided, especially if the taxes (that I provided you) were given to underwriting.  If given the opportunity, I would gladly handle the refinance myself and demonstrate that the file can move forward without that being a factor.

    I value the relationships I build with clients, and the many 5-star reviews Ive been fortunate to receive reflect the level of service I strive to provide. Even so,I take your feedback seriously, and Ill use this as a reminder to be more proactive in follow-up communication.

    Regarding the Form 7004, I only received an acknowledgment in March that the extension was accepted by the ***. I did not receive the actual form. I told you this in my text as well. That aside, it is common practice to always attach the extension to the copy of the full tax return, but it wasnt included. 

    As stated, the loan was rejected due to the form not being received. Had the form been turned in on time, both shareholders would have been funded. As further background to this, I received this text from one of the shareholders on the day I first requested the form: The rate lock expires on 10/6 and we need these forms (7004, 1120s, k1) in the next 2 days to be funded. Can you send tomorrow or point me where I can download this? I then later received this text: Do you think they will be able to send that form by tomorrow? The loan gets cancelled and charged to me if they dont have that. So, yes, they were denied the loan since the form was not received.

    Upon not hearing from you after sending two requests for the form, combined with the unprofessional manner in which you spoke to me via text, it was quite evident you had no interest in doing business with me or any of my other referrals. Thats simply not how you should conduct yourself with clients.

    I am still not understanding why you havent sent me the Form 7004 when Ive made it clear thats what we need? And yes, they were denied the loan. Perhaps listen to people as opposed to forcing your incorrect opinions on them and essentially calling them a liar in the process. This is exactly what I mean about how you conduct yourself. I will be filing a complaint with the ************************ as well. It is quite evident that you arent sorry, you just want me to go away.

    Thank you for your message ******, and Im sorry again for the frustration this situation has caused.

    To close the loop and avoid any further confusion, Ive emailed the filed Form 7004 to you today for your records.

    For transparency on timing:

    Oct 1: I reached out by text asking if you were available to talk. I did not receive a reply.

    Oct 3: Through the BBB correspondence, I asked for the first time if you would like me to send the Form 7004.

    I did not receive a response after that, and today is the first reply since those messages, so Ive now sent the 7004 immediately to make sure you have it.

    I understand your point that a copy of the extension should always be included with the return package instead of the *** acknowledgment that I sent originally. I agree, and *** updated my internal checklist to ensure all filed extensions are automatically included with every clients final documents going forward.

    If youd like, I can forward the ********************************************************************************************* help assemble a complete refi packet (7004, 1120-S, and K-1s) to streamline re-submission.

    Again, I apologize for the delay and for how my earlier text may have come across. I appreciate the opportunity to make this right and remain available by phone or email if youd like to discuss it live.
