1 starThis company is terrible I’m unsure of how they work but I don’t think there legit at all they do not respond to your email nor text and that is the only way you can get in contact with them is by email or text there a lady named jodie parks that is horrible in communicating and gives false information who ever apply for a place to stay at this company be aware that you would be wasting your time for sure I’m a living witness of the unprofessionalism that is going onReview fromJoshua G

1 starEven though our records show Westside Habitats received payment, the ledger continues to show we're behind on our rent. I was certain this can be corrected easily so I called building Management ******************************* multiple times - but he ignores ALL our phone calls & texts and continues to delay, procrastinate and avoid - stonewalling us from any and all resolution.After weeks, we finally got a text reply stating we must proceed via email. I was happy to comply and sent proof and receipts that Westside Habitats has received our funds. We were informed we'd be hearing back at the latest last Friday May 10th, but of course, there has been zero communication from ********** to date and the problem persists. Instead, of taking a moment to call us back like an adult, ********** decided to point fingers while management sent us an eviction letter threatening to take us to court and throw us out.The blatant negligence, disregard and lack of communcation demonstrated by ******************************* (and those who allow him to treat tenants this way) show he couldn't care less about tenant well-being or keeping his word. We are not asking for anything special, however I DO NOT reccommend renting from Westside Habitats until management is willing to do at least the bare minimum. And if you do,rent from them, keep a paper trail to protect yourself.in case they try to evict you.Westside Habitats

****************: Thank you for taking the time to write us this. I'm sorry for the frustration about this. I'll respond to your yelp review after we come to a resolution here. We should have communicated better. In looking though AppFolio, you and ****************** separately texted previous management about this and he didn't respond. When he left, the new manager was a bit overwhelmed in the transition and should have at least gotten you an answer or a better contact. I think I see the issues: There are two portals on AppFolio - one for parking and one for the unit. You make two payments for $1750 to parking as opposed to the unit. You set up automatic payments to do this. So on your end, it looks like rent is being paid. It is, just to the wrong account. You emailed with our Accounts Receivable team about this via ******************* and they agreed to move the money over to the correct account. They also waived late fees. On May 1, the same thing occurred - a payment of $1750 was made to the parking space as opposed to the unit rent. On May 3rd, the automatic email for all residents with a Unit Rent balance is sent out saying that without rent being paid, we will proceed with a 3 day notice and late fees. It is a letter to make you aware of the legal implications of not paying rent. I understand your confusion about this - you had paid rent - just to the wrong account. Your ledgers are attached, we moved the money to correct account. The email from ******************* is also attached. Lastly, in looking at all portals - it appears that you have the correct payments set up to the correct portals. I hope this helps. 1 starThis is a Horrible rental company to rent from. First I had roaches for over a year, Secondly the property manager **** does not care about anyone. My account was locked and could not pay rent, he said he would tell the management company, which he did not do, now I have to get a money order to deliver to them instead of paying online which would make everything 10x easier. and thats after they changed the rent from 1900 to 2100, this also doesn't include a refrigerator and the washer and dryers are broke half the time. I plead with you, do not rent from them. THEY ARE HORRIBLE!!!!!Westside Habitats

Thank you for taking the time leave us a review. I'm sorry that it has been a frustrating experience. We do send in the repair requests for the *************** as they come up. We have serviced the vents and hopefully this minimizes or alleviates the concerns going forward. There is regular pest control and we have serviced your unit regularly.
I understand it's frustrating about the rent portal, however when rent is paid late, we send a three day notice to pay or quit and that rent must be paid via certified funds. In this case, we served the three day notice to pay on the 3rd of this month and that was not cleared until the 15th of the month when you dropped a check off to the office. The portal is active now and available for payment in the future. Provided payments are made on time and in full, the portal will remain open.
I hope that helps you understand why the portal was inactive and thank you for your tenancy.

1 starThe last thing you would want in this city to be one of their tenants . Like all previous reviews indicated , once you are their tenant then there is no services provided and the help they send are totally incompetent with no ability to communicate . I was their tenets during *********** and we constantly had issues with pluming ,electrical and etcWe spend thousands of dollar replacing all electrical item we possessed since they have not done any updates to their electrical outlets. We terminated our lease finally and since they and their collection agency have bombarded us with thousands of dollars in made up charges for final cleaning bills .Make sure you get all itemize cleaning bills they present in writing before leaving the premises .Westside Habitats

Thank you for taking the time to write the review. Apologies that you're frustrated with this move out process. After repeated attempts in writing to you, we have sent your account to collections. We provided you the move out inspection and your final ledger. I will also send that to the email that you listed here for your reference. The inspection shows that charges to your deposit were as follows: ****** for the ***** bill that was never established in your name ******* for RUBS billing as outlined in your lease. You did not make regular payments as per your lease for utilities. 195 for standard cleaning. This charge isn't exorbitant. Please see photos of the sink, tub, bottles and piles of belongings that we removed. ******* is your largest charge - this is due to smoke damage in the walls and carpets. It's a no smoking building per CA law. We had to do the work to make the unit rentable again. ****** for keys that were not returned 220 to reglaze the tub - again, please see the pictures in the inspection. To be clear, the charges against your ledger are $1319.53 for utilities that you did not pay, $****** for items you did not return, and ******* in items that were damaged or not cleaned as outlined in the lease. Your deposit was $2000. Had you made the utility payments, we'd be dealing with a difference of ****** for damages. This gap would be much easier to cover. The electrical outlets and receptacles pass the **** inspection that occurred just before your tenancy and we recently passed inspection when **** resumed inspections post covid. The building is historic - that's part of it's charm. The landmark status does not permit massive electrical updates, but they are in compliance. I understand that you're frustrated with the collections process and apologies that we could not reach an agreement sooner despite our repeated attempts to settle the account.Review fromDaniel H

1 starThe rental process was relatively smooth and the apartment is clean and in good condition. The reason I would not recommend Westside Habitat is that after a couple of weeks of moving in we reported our sink was blocked and a plumber came to fix. We were not at fault and when trying to contest the couple of hundred dollar fee charged, the building manager said that there is nothing he can do. When I tried to escalate to head office, after multiple emails there is no response. I feel that once they get you in they don't care anymore and will try to squeeze as much money out of you. The lack care and fee charged for service was never discussed prior to work being done. The lack of transparency is unethical as they could easily bill you $100's or $1000's and the response is pretty much 'it is what it is'.Westside Habitats

Thank you for taking the time to leave us the review here as well as other places. Glad to hear that move in went well - that's good to hear.
As for the fee, this fee is from a 3rd party vendor for the kitchen sink. The vendor snaked the line below you and then in your unit. Food was found in the trap in your unit and not in the unit below. Also, prior to your move in, the lines and disposal were snaked. The invoice that we provided to you states all of this as well as the notes from the technician who serviced this.
I understand that it's frustrating, but I hope it sheds light on the charges.

1 starWorse management company in *********** . They do not respect the tenants. I had a plumbing issue and took them 4 days to respond and after 4 days of clogged bath tub they wanted me to email them pictures!! They overcharged and there is a 3rd party company keep sending bills . This company doesnt exist in CA , the address is in ******* and they keep sending bill for non sense stuff. They charging $5 for paper bill which and late fees and etc . Not good . There are a lot of *** ***** going on in this property.Westside Habitats

Hello, I am very sorry to hear of this. I do have to mention though we did reach out to you / the applying party multiple times asking for more proof of income. We do require 3x the rent in income and we were never provided. I have copies of all the bank statemtns provided showing no money. We requested more proof of income. One statement showed $85 in the account. Another showed a negative -$14 balance. We were never sent over proper proof of income which we do require before renting out an apartment. However the credit was never at a point to where we could just flat out deny an applicant. We were hoping they would submit the proper proof of funds so a "denial" letter was never sent. I am STILL happy to accept you as a tenant if you can provide 3x the income as proof. Do you have that ? 1 starAbsolute FRAUDS.Do not lease with this company they will sneak you into anything they can.(*********************) is one of their head people and he makes every request impossible while making it the tenants issue/fault every single time.Was told we are not a security firm when requesting cameras and secure locks on all entering doors.Dead bodies, broken into mailboxes every month, no elevator for 4 months straight, plus many more.I wish this were an over exaggeration but if anything Im holding back.You are better off with any other leasing companyWestside Habitats

**************:Thank you for taking the time to open this case. I'm sorry for your frustration. Your concerns lie in a few areas. Yes, the elevator was inoperable. We took over management of this building about a year ago, and the elevators have been problematic to say the least. After as many fixes while keeping it in operation, we received two assessments that stated that is should be overhauled - both the car and the mechanicals. That is typically a one month process. We proceeded with a one of the bids, and in the overhaul process, it was revealed that the entire shaft system needed to be replaced. We had to proceed with this repair as well. These repairs are lengthy timelines as elevators do not have stock parts. The timeline was two months for the repair. The shaft work added a month to this timeline. We authorized overtime and worked with multiple companies to fabricate parts to cut that timeline to six weeks from start to finish. We understand that it was inconvenient, but it was a critical life-safety upgrade. Those take time. I'm sorry for the noise and inconvenience. And yes, the building next door causes problems. It has a construction fence and is in the demolition process. We've contacted the ********** to help with the residents of the lot/building. We have also reached out as best we can to the owner of the adjacent parcel for any sort of relief. As for our property, we fix/repair any sort of broken lock or egress issues. The lobby door is secured by standard locks. I understand you wish to break your lease, that's an option and your lease allows for that, however the date you're asking for is not amenable to us as **** explained. 1 starThis company charges us more for less services every year. I've lived in my building for a decade with no issues, but once Westside Habitats purchased it a few years ago we lost almost every amenity that had been provided to us. Not only has the rent increased every year as much as they legally could, but they now charge us for parking spots and for the small storage units in the garage. No one uses them now so they just sit empty. They also charge every utility to the tenants so we are now pay for them to water the lawn, and yet the pool is never cleaned and there are dog urine stains throughout the courtyard. now we're being charged a fee just to pay our rent. It's unfair to your tenants to force them to use a service that requires they pay them just to pay you.Westside Habitats

**************: Thank you for the feedback. We will increase the pool cleaning schedule - particularly that it's going to be hot this summer. It's currently cleaned once a week, but with the trees, we can increase it. The courtyard is powerwashed frequently, but it must be repainted. That will happen in the fall. As for the new charge, I wish that I could remedy that or waive it. The fee is from AppFolio. It goes directly to them. It's a terms of service change that they have implemented across any property they manage that charges for an *** payment. I'm sorry. A few options to avoid it: a check to the address listed in your lease is always acceptable. There's a payslip option that your manager can set up (payable via western union as an example) and it is recurring. There's also an option that some banks allow you to initiate the *** from the bank (as opposed to AppFolio) and avoid any fees. Thank you for the feedback. In order to protect prospects from online scams, we've instituted a few different security measures before engaging with prospects. We require a photo ID as well as a phone conversation, the below is from our leasing agent that ****************** has interacted with. I have been in constant contact with this prospective since May 26th and have requested he send me a valid ID and voice memo to provide voice verification. He will only send an ID but no voice verification. I have tried to call this prospect to even confirm voice verification but never answered on any of my attempts, which was suspicious regarding our recent circumstances with scammers. I hope that sheds light onto our process and resolves this complaint. Thank you
