I have had over 20 service tickets submitted that were handled for months, let alone the warranty rep not communicating. I involved the area manager, ccd him on all emails, and still not completed. I requested 3 things in September of 2023, but they did not provide any resolution, and barely respond back to my calls or emails now. The warranty rep has blatantly ignored my emailsI have proof showing she has ignored many, many emails, and text messages, and never provided updates. I have been waiting over 3 months for a quote a simple quote. This involves major structural damages to my property that they are ignoring. Worst builder ever by service and overall craftsmanship.Business Response

Building:We were convinced by Tri Pointe Homes, a home for $800k with ****k in deposit required to build our dream home which as per them will be ready in 6 months. We waited for more than a year, after much delays the house was finally ready to close. During this period the communication was chaotic with point of contact changing every single time.Design:Our only requirement was NO carpet, we conveyed this to their team when they got to work. On our first walk we find a small patch of walk-in closet in the entire house that was carpet. Their argument was that the walk-in closet was never discussed hence it is carpet and will cost me $10k more to match with the rest of the house.Closing It was now time to close, to our horror, the appraisal came back at $740k, even this was inaccurate since clearly all comparable homes were bigger and more expensive homes. Now either I have to pay the difference from my pocket or convince TRI POINTE HOME to match the appraisal. What they do is argue that the appraisal is wrong and want a second opinion. With much delays again and no communication the second appraisal arrives at $790k just 12 hours before closing. We were only communicated with the number and they didn't share the report. After many phone calls they finally shared the report which This time had comparable homes that were even more bigger with lake views and bigger lots. The final appraisal comes just before closing and all this time we are on the edge. They now pressure us to close or lose the deposit or charge like $100 a day for every day in delay in closing. We ultimately back down and lose $17k in deposits plus all that time and money of travel from out of the state 3 times during the past year of waiting and the 3rd party inspection fees.Fast forward 7 months after the nightmare closing the home is finally sold to someone else. The home was in the market for more than 180 days and finally after many price reductions the home was finally sold at $625k !!!!Business Response

Tri Pointe Homes disagrees with the consumer and is not willing to refund his deposit. Tri Pointe offered substantial assistance to the consumer to allow him to close. Instead of closing, the consumer defaulted under his purchase agreement, and, according to the terms of the agreement, he agreed that Tri Pointe would retain his deposit as its liquidated damages in the event of a default. There is nothing in the consumer's purchase agreement that allowed him to not close and receive a refund of his deposit. Tri Pointe considers this matter closed.Initial Complaint

They are warranty company for my home. I was able to reach out to them the first time, and they said they would send an email for me to reset my password on their portal so I can put in a ticket for them to come to my home, inspect, and resolve. I never received email. I tried contacting them again and left numerous messages at ************. No response ever. I even called the emergency hotline twice because I had no other options. Staff on the emergency hotline apologized on their behalf and indicated they would relay the message back to the DC/VA/MD Office two separate occasions as high priority. Still No response. My home has structural damage and I need them to come look at it and take care of these issues because my home has water and structural damages due to the build of the home. They need to honor their warranty service to the build of the home as it is structural that has caused water to leak in and causing damage to home/baseboards/walls, and mold. This is unacceptable and the lack of response to customer is unprofessional to say the least.Customer Answer

Issue: I had a water leak due to my bathtub in Jan first week, ****. So, I called the Tri pointe Homes, home warranty department and send them the pictures and videos of the issue.Mistakes done by Tri pointe Home:1. In-accurate Diagnoses: The home repair team, cut open the Drywall for no reason and destroyed structural integrity of my drywall by doing an in-accurate diagnosis of the problem. No one asked a common-sense question of why the Pipe would burst on a Brand-new home and when I already reported that the tub had multiple cracks which were causing the leak.2. Timeliness: I agreed to cut open the Drywall because you have confirmed that you will call the plumber the next day and close the drywall after a couple days. Its been almost a week now and there is no technical reason to keep the drywall open as the plumber already confirmed there is no leakage in the pipes. And no one requires you to cut open the drywall for a tub repair or replacement.3. Health *********************** Due to open drywall which is next to the **/Heating Vent, when I turn on the Heater, there is no room for air to escape as it's contained and it would just blow out the entire containment, so I have to keep an opening on the containment. This results in all the Dust and other Debris from the roof entering my living area. And I have been having allergies for the last 4 days impacting my health and work. And the living room is getting cold due to the missing drywall and insulation, and we are living in cold temp as we cant turn on the heater to a comfortable temp as we are concerned that the ** went air pressure might blow out the whole containment; then we cant live in the house entirely. Even after repeated requests to close the Drywall opening, they are not closing it. This is being done just to harass me and my family without any validity or reason for keeping the drywall open. If BBB can take some action that would be greatly appreciated!Business Response

Tri Pointe and the tub manufacturer have completed the investigation, repair, and remediation of the reported leak, which was discovered to be a crack near the drain in the tub. The manufacturer repaired the cause of the leak and Tri Pointe repaired all water damaged areas of the ceiling. Tri Pointe considers this matter closed.Customer Answer

The craftsmanship is absolutely terrible. We were told we would have a second walk around before everything went out of warranty and never did. Our island has a hole in the wall that you have to bend down and see. PLUS THE WOOD WORK ISNT EVEN ALIGNED. Our island is misaligned. Everything is just failing. I want to take you to court if nothing can be resolvedBusiness Response

See the attached PDF of my email to **** as there are not enough characters to explain what fully occurred.I have been watching the ********************** since 2022 when it was solely undeveloped land. I have been on Tri Pointe's pre-qualification list for the ********************** since May of 2023 when it became possible. This process has been extremely unprofessional and has deterred me from having any interest with this builder moving forward.Business Response

We purchased the Tri Pointe Homes at RiverTrail and moved in October. We invested a significant amount, over $14,000, in upgraded hardwood flooring. Unfortunately, the workmanship of the hardwood flooring was subpar, prompting Trip Pointe Homes to send the installer back for a redo. Despite the repair work being completed in November, one plank remains unstable, producing a squeaking noise when walked upon. We have notified Tri Pointe Homes about this issue and requested them to rectify it, as the repair did not resolve the problem and has instead created an unstable surface that poses a potential safety hazard. We want to emphasize that, if Tri Point fails to address and fix this issue promptly, we may have no choice but to consider legal action, including filing lawsuits, to ensure a satisfactory resolutionInitial Complaint

May 5th I provided a ******* deposit for a new build home by Tripointe homes. Over the course of the next few months Im asked for Solar deposit, and upgrade deposit. Given when requested bringing my total of deposits to $12,969. Home to be completed November 30th. I provided all documents required taxes, statements, business profit loss, etc. I get a conditional loan approval in July 2023. Conditions were executed, credit cards paid off, proof of incomes statements, etc. November 22nd was the date loan docs signed funded, November 30th we close I get my keys, move in. November 20th I get a call from ***** stating I need to provide and additional $20k to pay the *** for unfiled taxes. Due to the *** pushing filing date and casing their system taxes arent officially filed. Now Im instructed to pay the *** for unfiled taxes that arent owed or my loan isnt approved. ***** has had all my documents including the ones that were provisional awaiting to be filed since July. That is more than enough time to have notified me. An email sent to ***** Oct 24th asking to discuss any changes I may have to my taxes prior to filing to ensure there were no issues. Never got a response. Tax appt got cancelled and reschedule for November in hopes of getting answers. From Nov 20th in till Nov26th, I dont hear anything about my loan status. November 26th I get a call from ****** saying we will be sending a letter. Sign it and if you dont agree you can just send in supporting documents and a request for review.I get a docusign email with a letter saying Termination of Purchase cancel that was mutual. I declined to sign it because that is incorrect. Im not aware of the status of my loan why would I agree to that. I send an email to ***** on Nov 27th 7:25 am. Thats when I was informed the loan has been officially denied, in order to do it must be submitted to underwriting. Loan docs get submitted at 8:49 am on Nov 27th. Its a coincidence I get a cancellation by seller at 4:49pm stating I didnt provide documents or have the funds to close and they can retain the deposits. I had all of my closing funds and proof of required funds. The funds that were NEVER mentioned until the 20th. This is an unrealistic expectation ,and the letters timing was done in bad faith. Im learning 2 days prior to closing 1 week before Im to move that I have no home, have to figure out new living arrangements.
