1 starRegency took over managment a year and a half ago,I have lived in the ****** trailer park for 16 years,and since regency took over the place has gone down hill. They have raised rent 3 times ,employed on site managers that are criminals ,we are now waiting for a third Manager ,their manager stole rents cashed the checks is on security footage,and even admitted it to regency,and they are trying to say that the residents still owe, and they did not press charges in fact they were aloud to live in site for 3 weeks after the fact they have overcharged for electric and were instructed by weights and measures to fix the overcharge Which the have not,and are evicting,or threatening with eviction, and believe me this is just a fraction of the harassment ,we receive notices they are repairing or doing maintenance every week sometimes more,they never do .I would strong urge anyone thinking of hiring regency for there property don't it would be a very bad investment and might cost you a lot more than their fee.they are thieves slumlords, harassers of the elderly, and treat the economically challenged like criminals,Regency Property Management

I am truly sorry to hear about the challenges you've faced, including the multiple rent increases. The rent increases are based on market rates and were requested by the park owners. All rents were increased; however, we are still below market rent. I do know the owners will annually increase the rents to the maximum allowed.
Regarding the incidents involving on-site managers and the issues related to rent theft and overcharged utilities, it is particularly troubling to hear about the alleged misconduct by the manager. Please keep in mind that rumors and misinformation may be contributing to misunderstandings. There are housing laws we must abide by when dismissing employees, as well as laws that need to be followed in cases of theft. These matters must be handled discreetly, and law enforcement is responsible for addressing them. It sounds like there is a lot of misinformation and rumors circulating.
You mentioned Weights and Measures; they provided us with information about two individuals who were overcharged, and we provided credits to both residents. Please keep in mind we had just taken over management when this was discovered. In fact, most of the residents were undercharged due to the wrong tier baseline being applied. Weights and Measures provided two notifications, and those credits were promptly issued.Thank you for bringing these concerns to our attention. 1 starFraud scammers illegal eviction on African American there lawyers are paid to get u evicted and still charge u for damages I have one them over 8 times in court and never seen a judge but I will be going before a judge if anyone has been blackmaled or threatened with an eviction or them claiming u didn't pay several months of rent. They will pay u money to keep quit I'm a living witness I have had slip n falls due to them not repairing things that need to be done by law in 24 hours I've had over 6 fridges and 6 to 7 stoves in 4 years. They never want to see a judge always want to resolve and then turn around and do the same thing. I have proof of everything and will prove it in court. My daughter broke her hip in the apartment on ********************************* and her doctor gave order to the me to give to the owner stating we are not to go back upstairs and to move into hotel or lower level unit cause it could cause her other hip to deteriate. He blackmailed me into staying there for over a year say I'll give u what ever u want just give me time to find u a unit. I was a victim of a crime thru all this he was aware and moved me to my current address where we were placed in ***** way I've been assaulted over 7 times for past renters gang activity I wasn't aware that unit 10q had been shot up and has bullet holes in the unit. People have tried to stab me. Run me over think I'm tha past renters that rented unit. They only care About $$$$$ they DNT not care about your safety or well being. Me and my children were exposed to mold in every unit I e rented from I have photos and hospital documents to prove it. My bABYy stop breathing due told they have fake electrician and the Maitance people will only mickey ***** thing to pass inspection I have surveillance that I'll be uploading on my page if u like to see what type of company they are. 1 starBe aware that the employees of this company trick you in paying/charging fees that you don't really owe. I received a letter on October that I was owing 700 dollars in late fees, I went to the office to clarify it and of course I was upset the supervisor **** ***** didn't want to work out on a solution so I told them I was going to send them to court, they didn't care that much. So, as of today I'm just waiting on the court date to resolve this issue. Oh, but the issue doesn't stop there.. two weeks later they sent a letter that I have 60 days to move out. Maybe standing up for myself didn't like **** ***** so now they kicking me out from a house that has been my residence for the past 9 years. So my advice to new tenants is to be cautious or avoid renting through this company or always ask for you payment history. 1 starThis company is nothing but a scam from the receptionist crystal T****** to the property assistant melissa G***** to the manger Gabriela. I recently applied here and they were so unprofessional but quick to take your application fee. I called numerous amount of times and the receptionist crystal ignores your calls hangs up on you, lets the phone ring with zero callers in the Q. Melissa G***** is the property supervisor that lies and states she never received your rental reference. She will hold a grudge against you if you rent from a property she got fired from, SHE HAD Gotten fired by village at ninth apts and holds a grudge against the manager. Thats her problem not mines. I had nothing to do with that. The manager Gabriela is very unprofessional, no wounder why her staff is the way they are. THEY ARE A SCAM.Regency Property Management

Please see the corresponding email thread that has addressed this complaint. You will find this email clearly addressed the complaint. In addition, attached is the rental criteria given to ALL applicants prior to applying as it is attached to the application. This gives applicants a clear list of qualifications needed to rent with our company. This list of qualifications gives an applicant the opportunity to review the qualifications prior to paying the application fee.

MINIMUM
REQUIREMENTS
Applicant(s) must have a fico score of *** or higher for multi-family and 700 or higher for single family and condos. Applicants who do not meet the minimum score will be denied.
No eviction(s) on record within the last (5) five years. Applicants with an eviction in the last 5 years will be denied.
Applicants(s) monthly gross sources (i.e. take home pay, social security check, etc.) must be a minimum of two and a half (2.5) times the amount of the rent.

The maximum number of people that may occupy a rental unit is determined by the number of bedrooms as follows:

CRIMINAL BACKGROUND An applicant will be denied (or a lease shall be terminated) if any occupant has been convicted of a felony or misdemeanor for a crime against a person, another person’s property, or against society, or appears on the list of known terrorists or wanted fugitives. This does not constitute a guarantee or representation that occupants have not been convicted of or committed such offenses. By signing this acknowledgement you are consenting to a criminal background investigation.
Prior to occupancy each resident shall be required to sign a rental agreement and/or lease, copy of which will be available of resident’s request.
All prospective applicants must be legally qualified and competent to execute a rental contract.
It is required that all residents have renter’s Insurance. Residents who do not have renters insurance will be automatically enrolled for a resident charge of $15 per month.
Rental payments can be paid online or with a paylease card. Rental payments paid in the office are subject to a $25 receipt fee per payment.

1 starI have been living at the Hidden Gardens for 3 years and I have been targeted by the agency for multiple false accusations. Regency towed my vehicle and I am going through a mental break behind the matter. My son lost his job behind the matter and I have been sick with COVID and I couldn't respond right away. The rental agency has a contract with Sierra Towing and I couldn't get a hold of the tow company after they towed my vehicle in the proper stall. I'm going to have to take legal action.Regency Property Management

The tenant at **** ****** **** has not been targeted in the community. Each time a violation letter has been sent to the homeowner, it's because they have broken a community rule. The homeowners association has written documentation each time the tenant breaks the community rules. The Hidden Gardens Homeowners Association has a contract with Sierra Towing to monitor the community parking, not Regency Property Management. Sierra Towing monitors the parking daily. All homeowners have been given the community parking rules by email/mail and hand-delivered to their door within the past 3 months. Parking in a fire land is grounds for an immediate tow. The tenant’s vehicle that was towed was parked in a fire lane, the hood was cool to the touch, and there were no emergency lights on. The tenant was not truthful when they stated their car was parked in their corresponding stall. Please contact me for photos showing where the car was parked at the time it was towed. The tow company took pictures.
