    My husband and I leased a house through RPM Platinum from 5/31/2024-6/2/2025. When we first toured the home, the agent advised us the house would be painted before we moved in because the walls were painted over in spots with paint that did not match. After my husband picked up the keys from their office, we went to the house and noticed that it was the same condition as when we toured it. They told us the house was AS IS when we brought it to their attention. We advised that we were not happy since that wasn't what was promised to us. We noticed a foul urine smell in the main bedroom coming from the carpet. Again, we brought it to the office attention and were told the carpets were cleaned and that there was nothing they were going to do to help us. I hired a company to come out and inspect the carpet. We were advised it had pet urine from a small dog on the majority of the carpet. We paid $120.00 to have the carpet treated so we wouldn't have to deal with the smell. The house was NOT cleaned at all. I sent pictures to the company and uploaded to our move in inspection. There was pubic hair and urine on the toilets, used band aids in the shower, hair inside the sinks and tub, and short mens hair inside drawers, kitchen cabinets and drawers all had crumbs/dust/ residue in them. We had a rodent issue when we moved in and our food was damaged by mice. This was known by RPM Platinum prior to us moving in but no warning was given to us. Out of good faith, we hired a painter to paint the first bedroom wall that was most of an eye soar to make the wall look better and also repair/paint yellow residue near garage door that was damaged prior to us moving in. We spent another $250.00. Upon move out, we were given instructions that we could clean ourselves in which we did and left it better than how we received it. They are charging us a cleaning fee of $470.00 which is absurd given that the house wasn't given in clean condition. Given this info, RPM has been no help.

    Our application section 3 states: "We strongly recommend that you see the interior of the property before an application is submitted. The property must be accepted in AS IS condition before an application can be accepted, except where there is written agreement for maintenance or repair items. Any such maintenance or repair request (if any) must be written and included with your application under Other Items Requested, in the contract-to-lease portion of your application. If your maintenance and repair request are acceptable to Real Property Management, then that agreement will be written into the lease or lease addendum. Verbal representations are non-binding."  
    Unfortunately there was not an addendum to the lease to address the concerns brought up by the residents in this complaint.  We have receipts of having the carpet cleaned prior to anyone moving into the property.
    We also provide at move in, a form for the resident to complete documenting the condition of the property from the residents perspective.  This was not completed or returned to management.  Management conducts our own move in review and documents that the home does pass a minimum standard.  I understand that individuals have a range of standards and do not always approve of what management has permission to have cleaned to a better condition.  We would expect a basic clean or better.  That being said, there are items that were not in the condition we wanted.  RPM can offer to refund $100 to the resident to reduce the frustration this has caused.

    One month into my lease agreement for a rental home in ******, we started noticing dozens of roaches pouring out of the bottom of the house and into the backyard. Some have eventually made it into the home through the sliding glass door and window seals. We contacted our property management team right away and they immediately cancelled our work order and said it was our responsibility to correct the problem. After reviewing all civil codes and contacting a local attorney, we learned that it is ENTIRELY our landlords responsibility to make our home clear of any pests. There is a civil code that states that the tenants could be held responsible if they have garbage accumulated or have a dirty home. That is not the case. We have been here for a month and are very clean people. We even stated that we would be open to have them come out and do a home inspection to prove it. This is a breach of our lease being that this home could technically be deemed uninhabitable. We will definitely be taking further action. Not to clear their home of pests that were obviously here before we moved in, but to get our full deposit back and then some. It’s funny because they sent me a follow up email with certain civil codes in the email. But not ONE of those codes says anything about it being the tenants responsibility. For anyone who has rented before, it’s almost common sense to know that your landlord is responsible for such services. Anyways, if you want to rent from a home covered by Real Property Management, be careful. They’re a bit shady

    The residents contacted RPM about pest control needed at their property.  RPM had managed this property the year prior without any pest control issues. Our policy is after 30 days of occupancy any pest control will be the tenant's responsibility.  A professional vendor determined the bugs were Turkestan cockroaches, coming from the outside and not being caused by the resident.
    RPM brought this to the owners attention, and the owner agreed to now provide monthly pest control at the property.

    Palazzo at Campus Point & Real Property Managers Platinum Both my son and daughter rent from the above mentioned business one manages the property and the other is the name of the facility. Both rent a single room with private restroom for over $700.00 per month and we pay an additional $50.00 per month for uncovered parking space in a gated community. Amenities advertised state a gated and controlled access community, courtesy patrol, luxury student living. RPMP manages the gated property that my son and daughter live in while attending FSU. From the start on move in day the apartment was filthy there was mold growing in the restroom, drywall all over the floor, carpet and vinyl flooring stained and smelled, kitchen counters dirty etc, the appliances and HVAC are rarely in working order, the staff is lazy and rude. All of this is bad but in the last week (10/17-10/26/2022) my daughters car has been broken into and her bike stolen. She went to find security after making several phone attempts and found both officers were in a public parking lot on their cell phones. The police officer who took the report for the vehicle break in told my daughter that the management has not fixed the holes where the criminals are entering and stated that in his opinion was one of the worst facilities near FSU campus. The majority of residents are students and are treated poorly by management to the point of age discrimination where the only effective method has been interfering as a parent/adult. I believe that there is some false advertising if the community is not fully gated as advertised, luxury living is not the descriptive term that anyone who visited the facility would use, and courtesy patrol if not onsite or paying attention is also a false claim made by the management.
